FAQ (BONDED INVESTMENT)

1. What is Bonded Investment?


Bonded investment allows an investor co-own a studio in The Oceanna Hotel with other
investors (they do not need to know one another) for the purpose of earning income
the property investment. A studio is broken down into parts referred to as Lot to be
owned by each of the co-owners. This is an award winning ownership scheme
pioneered in Nigeria by Grenadines Homes Ltd.

2. What is the minimum “Lot “to be purchased?


Minimum Lot is one but an investor can buy multiple Lots.

3. Can I increase my share?


Yes, in most cases you can increase your share if we have Lots available for sale or per
chance one of the owners wants to cash out.

4. What is the maximum number of persons that can own a studio apartment?
The maximum number of lots per studio is 17 which makes a maximum of 17 subscribers
but number of subscriber can be less based on number of Lots purchased by each
subscriber in a given studio.

5. Will Co- Owners know each other?


No, it is not compulsory for co-owners to know each other. Except subscribers come
together to buy at the point of sale.

6. What do I gain from this investment?


An attractive annual income and capital appreciation for a lifetime.

7. What is my annual yield?


This is varied depending on the amount invested. From the projections based on 3year
feasibility studies done by our Hospitality consultant; a 4th year post construction gives 11%
on a N4.034m investment in the first year and an average of 14% on a 5 years average from
when the hotel operator becomes operational.

8. Can I use access/days to use it?


This is subject to terms of the hotel operator.

9. Can I live/work in my space?


You cannot live or work in your space except you buy a whole unit.

10. What costs will I have to pay at the start?


Your initial deposit if you are making an instalment plan or full price of per lot if you are
opting for outright payment.

11. Who is responsible for getting the property occupied and can I single handedly let the
property?
The Hotel operator will be responsible for ensuring the unit is occupied and the unit
cannot be single handedly put up for occupancy by any investor.

12. How is my stake/lot held?


The unit held in the property is registered through a Special Purpose Investment Vehicle
(SPV) and held in trust by a recognized and appointed Trustee.

13. Who manages my unit(s) holding?


The unit(s) will be managed by the appointed Trustee.

14. Who retains the certificate of the Purpose Investment Vehicle?


Certificate of partnership is retained by the Trustee acting on the behalf of Co-owners.

15. Can the highest unit holder dictate on the unit?


No, the highest holder cannot dictate the unit as each owns sub- units of a whole
property.

16. Who is the Hotel Operator?


Presently we have engaged W. Hospitality a renowned hotel hospitality consultant
for the selection of a global hotel brand.

17. Who is the trustee?


We are currently in discussion with Stanbic Ibtc Trustee for the management.

18. Can I sell my stake/lot?


Yes, you can sell your stake through the trustee on prevailing market value of the unit at the
period of sale.

19. Can I sell without the permission of the Trustees?


No, you will need to inform the Trustees of your intention to sell.

20. Who will manage the Hotel Operator to ensure a sustained returns on investment?
There will be an establishment of a governing board to oversee the operations and
financials of the hotel operator.

21. Who will be the members of the governing board?


The members of the governing board will comprise Board of Grenadines Homes,
the Trustee (representative of the subscribers).

22. How will they be selected?


The board members will be selected through a nomination process that will be transparent
and evident to all stakeholders.

23. What other cost fees do I have to pay?


a. VAT- 5% of purchase price (statutory)
b. Legal Fee - 5% of purchase price
c. Insurance – maximum of 1% after delivery
d. Cost of Furnishing -$1,176.5

24. What proof of ownership do I get?


Certificate of unit holding

25. What do I do next?
