 Comments/Updates
Comments: This request includes canceling Lease No. 075-091-16A, which was
approved by the PPRB on August 7, 2013. The Lease had been approved by
the PPRB, but has not been executed. Also see Lease 075-091-16A.
The OAG originally requested to lease space from Mr. James Hood, Jr. (Mr.
Jim Hood's father) at no cost for the North MS Regional Office. Because it
contained no cost for the lease, it was deemed to be the best space.
After further review by the OAG's Security team and personnel, it was
determined that the original space offered by Mr. Hood posed security risks
for the OAG at the location, and it would pose further disruptions to Mr.
James Hood's office. It was also determined by the security team that certain
measures might have to be taken and equipment installed on the property,
which could pose a direct conflict with improving Mr. James Hood's property.
Because of these matters, the OAG determined to lease the higher of the
original two (2) proposals. This space was also reviewed by the OAG's
Security team and determined to be the best location for maintaining a
secure work environment. While the new space contains more square
footage than the previous location, the additional square footage was not a
requirement in the RFP. This additional space was essentially unsolicited but
was included as part of the offer by the Propoer and offers significant
advantages for operations that the OAG wishes to utilize.

The Office of the Attorney General currently has a contract with Estes Rental Properties for
office space located in Houston, Mississippi that expires January 31, 2016. We are in the
process of extending the contract term of the lease through January 31, 2020.

This letter is justification that this is an extension of time for the lease previously approved by
the Public Procurement Review Board and that all terms of the extension will be exactly the
same as the original lease with the exception of the date of expiration.

LEASE EXTENSION AGREEMENT

The effective date of this Lease Extension Agreement is 1st day of February, 2016, which is the date
(or after) that the Public Procurement Review Board approved this Agreement to begin, by and between
Estes Rental Properties - Annette E. Furr, whose address is 102 Furr Drive, Houston, Mississippi 38851
(hereinafter referred to as "Lessor"), and Office of the Attorney General, whose address is 550 High
Street, Jackson, Mississippi 39201, (hereinafter referred to as "Lessee"). The terms "Lessor" and
"Lessee" shall include, whenever the context admits or requires, singular or plural, the heirs, legal
representatives, successors and assigns of the respective parties.

WITNESSETH

That on the I st day of February, 2016, the Lessor and Lessee herein entered into a Lease Agreement to
lease space located at 799 South Jackson Street, Houston, Mississippi, said Lease having first been
approved by the Public Procurement Review Board at their meeting on January 6, 2016, and which Lease
is scheduled to expire by its terms on January 31, 2016. The Lessor and Lessee herein agree to extend the
expiration of said Lease until January 31, 2020, for the same rental, covenants and conditions as
contained in the primary term of the original lease.

By approval of this Lease Extension Agreement, this Agreement becomes part of an attachment to the
original Lease Agreement between Lessor and Lessee named herein, effective on the date first stated
above, having been approved for extension by the Public Procurement Review Board at their meeting on
January 6, 2016, and further identified as RPM Lease #075-091-20B.
