RENTAL AGREEMENT

THIS RENTAL AGREEMENT is executed into a CHENNAI, on this 7th day of March 2018 by
Mr. x, son of Rajagopalan (late), Hindu, aged 63 years, residing at, hereinafter called the
PARTY of the FIRST PART/LANDLORD of the ONE PART;
AND
Mr.XXX, S/o. S.MANIKANDAN NAYAR, aged 34 years, residing at XXXXXX, hereinafter
called the PARTY of the SECOND PART/TENANT of the OTHER PART;

The terms both ‘LANDLORD’ and ‘TENANT’ shall mean and include their heirs, legal
representatives, administrators and assigns etc, wherever the same occurs in this Deed.
WHEREAS the above said Mrs.SANTHIYA HARINATH, the FIRST PART is the Owner of the
premises bearing Door No.78, (Old No.67) Gengu Reddy Street, Egmore, Chennai-600 008,
which is morefully described herein as the Tenancy premises, has offered to let out the same on
monthly rental basis to the SECOND PART/TENANT herein, and the said offer has been
accepted and agreed by the SECOND PART, and accordingly, he has agreed to pay a monthly
rent of Rs.7000/- (Rupees Seven Thousand Only) per month subject to the terms and conditions
setout hereunder:-

NOW THIS DEED OF TENANCY AGREEMENT WITNESSETH as follows:-

1) That the Tenancy premises at First Floor (Backside portion) entrance at Door No.78,
(Old No.67) Gengu Reddy Street, Egmore, Chennai-600 008, has been agreed to be occupied
by the TENANT herein on a monthly rent of Rs.7,000/- (Rupees Seven Thousand Only) with
effect from 01-03-2017 to 01-02-2018
2) That the Tenant has this day paid an advance amount of Rs.65,000/-(Rupees Sixty Five
Thousand only) in Cash to the LANDLORD herein and the receipt of which the LANDLORD
both herby admit and acknowledge the same by signing this agreement of Tenancy and the
same is refundable after the expiry of the Tenancy herein, free from any interest thereon.
3) That the Tenancy period shall be initially 11 months and the same is renewable at the
option of both parties.
4) That the demised is let out to the Tenant only for residential purposes only and there
should not any illegal activities or any trade or business is allowed to be run there. The TENANT
shall not sublet the demised portion.
5) That the TENANT shall pay the monthly rent of Rs.7,000/- (Rupees Seven Thousand
only) to the LANDLORD regularly on 10th of every month without fail. There will be an increment
in the rent by Rs.500/- (Rupees Five Hundred only) yearly once. In the event of the Tenant
being failed to pay the monthly rents consecutively for three month, she is liable to be vacated
from the Tenancy premises.

6) That the fittings, fixtures and electrical appliances etc., shall not be damaged or caused
with any loss at the instance of the Tenant herein, and if such damages or losses to the
valuable articles of the LANDLORD available in the Tenancy premises is occurred in the hands
of the Tenant herein, he shall be hold liable for the same.
7) That in case of any one of the PARTIES herein, either the LANDLORD or the TENANT
herein, does not like to continue the TENANCY agreement, they can terminate the same by way
of giving 3 months prior notice to each other in writing.
8) That both PARTIES hereto shall abide by the terms and conditions of this agreement
without fail and mutually co-operate with each other.

SCHEDULE

A Residential Single Bed Room Flat of the extent of about 400 sq.ft in the Front portion of
Ground Floor of premises occupied at Door No.78, Gengu Reddy Street, Egmore, Chennai-600
008,

IN WITNESSES WHEREOF the PARTIES hereto have set forth their hands on this Agreement
on the day, month and year first above written in the presence of.
