1. This agreement of lease made this the day of 3rd feb 2017 between T.

Alamelu
aged about 78 years residing at No 8/3, II Main Road, Tamraparni Apartments,
Jagannatha Nagar, Chennai-600 106 (herein after called “The Lessor” which
expression shall unless the context or subject otherwise requires, include his heirs.,
executors., administrators., legal representatives and assigns) of the first part:

And

R.Rajalakshmi W/O S.Ramachandrasekar aged 58 (hereinafter called “The Lessee”


which expression shall unless the context or subject otherwise requires, includes its
successors. in interest(representative and assigns) or the other part:

Where as the Lessor is lawfully seized and possessed of and is otherwise well and
sufficiently entitled to and is the sole and absolute owner of the immovable property
measuring approximately 740 sq. ft. or thereabouts on the flat 8/6 Tamraparani
Apartments, II main road, Jagannatha Nagar, Arumbakkam, Chennai-106 (hereinafter
referred to “The said premises”)

And WHEREAS THE LESSEE has requested the Lessor to lease the above said
premises at Flat 8/6, Tamraparani Apartments, II main road, Jagannatha Nagar,

Arumbakkam, Chennai-106 for the purpose of residential accommodation of his
family.

AND WHEREAS THE LESSOR is agreeable to allow the lessee to use and occupy
the said premises on lease with a right to use fittings and fixtures mentioned in the
Annexure hereunder for a period of 11 months in the terms and conditions hereinafter
mentioned:

NOW IT IS HEREBY AGREED BY AND BETWEEN THE PARTIES HERETO AS


FOLLOWS:

1. The lease period under this agreement is for a period of 11 months from 6th feb
2017. It is expressly agreed and declared between the parties hereto that this
lease is deemed to be valid up to 31st Dec 2017 and thereafter lease may be
renewed for further period if both the parties agree.

2. The lessee shall pay the lessor a lease amount of RS.9500 (Rupees nine
thousand five hundred only) per month for such use and occupation of the said
premises as aforesaid. The lease amount along with prevailing Maintenance
charges and Water charges shall be payable in advance on or before the third
day of every month

3. The Lessee shall pay 60000/= (Rupees sixty thousand only) to the lessor before
occupation as Security Deposit towards lease of the said premises which shall
be refunded to the Lessee by the Lessor at the time when the lessee vacates and
hands over vacant possession of the premises. In case of any damage to the
premises or its fittings and fixtures, a Schedule of which is annexed hereto, the
cost thereof shall be recoverable by the lessor out of the said deposit. However
the said security deposit shall not carry any interest.

4. The Lessee shall replace the tube lights/bulbs at his cost during the lease
period. The lessee shall also pay all charges for electricity and water consumed
by them and prevailing maintenance charges payable for common expenses in
the said premises. The maintenance charges is payable to the Association
every month. The Lessee will keep and maintain the said premises in good
condition and upon the termination of the lease the lessee will leave the said
premises in good condition as it was on the date hereof (reasonable wear and
tear excepted). However all taxes payable to the Corporation and Sewerage
Board shall be borne by the Lessor.

5. No non-vegetarian stuff should be cooked or stored or used

6. Rent shall not be adjusted against advance during the notice period.

7. When water is bought during water crises for common purpose,the charges
due shall be payable on a proportionate basis by the occupants.

8. Whenever deposits demanded by Electricity Department is increased based on

consumption by occupants of individual flats such deposit is payable by the
lessee and is not refundable by the lessor. The charges for Electricity consumed
shall be paid to M.E.S. directly by the lessee.

9 The maintenance supervision shall be looked after by the lessee also


whenever occasion demands

10 The lessee shall use the said premises as residence for his family and shall not
do or suffer or to be done anything therein which is likely to be nuisance and
annoyance to other occupants or to prejudice the rights of the lessor as owners,
of the said premises.

11 On the termination of this lease, the lessee shall vacate from the premises with
their belongings and articles.

12 The lessor shall give the lessee the original keys of the said premises as per
schedule attached for their use which lessee shall return to the lessor on
termination of the lease.

13 The Lessee shall not make any alteration or deletions to the said premises
without the written consent of the Lessor.

14 The Lessor after giving reasonable notice shall at all times have free and
unobstructed access to the said premises.

15 The lessee shall not sublease the said premises which is intended for the use of
residential purpose.

16 Notwithstanding anything contained herein both parties may terminate the


lease by giving two months written notice on either side.

17 There shall be no provision to park car in the portico.
