CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENT:

This CONTRACT OF LEASE is made and executed by and between:

Name, of legal age, with residence and postal address at Address, hereinafter
referred to as the LESSORS;

– AND –

Name of legal age, with present address at address, hereinafter referred to as the
LESSEE;

WITNESSETH:

Whereas, the LESSOR is the authorized representative of the parcel of house and
lot situated at adress

Whereas the LESSEE desire to lease the said house and lot to be used as residence
and the LESSOR is willing to lease the same unto the LESSEE:

NOW, THEREFORE, for in consideration of the covenants and agreements


hereinafter setforth, the LESSOR agree and consent to lease unto the LESSEE the
above-mentioned property under the following terms and condition

1. PERIOD – The term of lease is from day. Renewable subject to Lessors terms
and conditions that are acceptable to both parties.
2. RENTAL – The parties herein agrees that the monthly rental on the lease
premises shall be in the amount of amount in words and number Philippine
Currency, payable every 5th Day of the month
3. DEPOSIT – The LESSEE shall pay a deposit equivalent to one (1) month rent,
as a way of guarantee to any damages or unpaid utility services of the subject
premises. If no damages or unpaid utility services for the premises, such
deposit could be withdrawn by the LESSEE without interest and provided
that said LESSEE have no unpaid monthly rental and other utility services.
BUT the deposit cannot be used as rental payment during the duration of the
LESSEE’s occupancy to the premises. Failure to pay monthly rental on time
may cause for LESSOR to request the LESSEE to pay for an additional one (1)
month deposit.Every 6th day of the month is considered one whole month.
4. ADVANCE RENTAL – The LESSEE shall pay an advance rent of one (1) month
5. USE OF PREMISES – LESSEE will use the premises for residence only. The
premises shall not be subleased to any other person.
6. WATER, ELECTRICITY AND OTHER UTILITIES – The LESSEE shall be responsible
for the payment of electricity, telephone bill, and other utilities
7. SANITATION, MAINTENANCE AND REPAIRS – The LESSEE shall keep the
leased premises in good, clean, sanitary and tenantable condition at all times
8. BREACH OR DEFAULT – should either party violate any terms and condition
of this Contract of Lease, the aggrieved party shall have the right to terminate
this contract without prejudice to the exercise of any other right or claim
they may have under the law.
