Rental Agreement

THIS RENTAL AGREEMENT made this 9th day of February’ 2015 Between
Mr.M.LAKSHMESRINIVASAN S/O Muthusamy, Aged about
41 Years, Residing at No.122, VSM Garden Street, Ashok Nagar,
Chennai-600 028. Here in after called the Land Lord on the one part.

And Mr.Harish Somisethi S/o S.Venkateswara Rao, aged about 25years,


Permanent Residing at No.323-7-28A, Giri Street, S.N.Puram,
Vijayawada – 11.

Here in after called the Tenant on the other part.

WITNESSETH AS FOLLOWS:

Whereas the Land Lord agreed to let out the said tenant on the Third Floor
No.27, Kamaraj Colony, 3rd Street, Kodambakkam, Chennai-600 024.For
residential Purpose only and the tenant agreed to take said portion on a
monthly rental for the said purpose.

And whereas the landlord and the Tenant agreed strictly to adhere to the terms
and conditions hereinafter stated:

1. That the tenancy commences from 9th day of February’ 2015 and the
tenancy is from month to according to English calendar

2. That the monthly rent fixed and agreed for the said portion is
Rs.7500/- (Rupees Seven Thousand Five Hundred only) payable to the
landlord on or before the 10th day of each following month

3. That this is for duration of ELEVEN months commencing from 9th


day of February’ 2015 and ending with 8th day of February’ 2016 when
the rental agreement shall expire where upon the portion shall be
vacated by the tenant and possession delivered to the land lord.

4. The Landlord make it very clear that the advance so paid shall be
returns to the tenant to the tenant at the time of the termination of the
tenancy and of handing over vacant possession to the Landlord. The
security deposit advance amount shall not bear any interest whatsoever.

5. That the Tenant agrees to pay Rs.40000/- (Rupees Forty thousand
only) as advance towards rental deposit which carries no interest and
the same be repaid when the portion let out is vacated and possession
handed over to the land lord.

6. That the Tenant hereby covenants with the land lord not to SUBLET
the portion leased to him.

7. That the Tenant, hereby, further covenants with and assures the land
lord the the former would not ask for or deem and any further amenities
than are now provided for.

8. That the tenant hereby covenant with the land lord to use the
premises leased to him, man ought to as if it were his own.

9. That the Tenant, hereby, covenants with the land lord to give a
month’s time should he desires to vacate which option can be exercises
only after the expiry of eleventh month period commencing from this
date of the rental agreement.

10. This agreement may be extended by mutual consent of both the


parties. At the time of each renewal after the completion of the rental
agreement, as dated above, tenant has agreed an increase of 10% in the
last paid rent.

11. In case of default in faithful performance of any of the above
condition the lease agreed.

12. Either party shall give a month notice before the termination of the
lease in writing by registered post.

13. Nail should not be used on the wall / doors etc.

14. The tenant shall pay the maintenance charges for the apartments as
and when necessary and as mutually fixed by the qwner.

15. The landlord is at liberty to inspect the premises demised under this
Rental Agreement on intimation.

16. The tenant shall not store or deal with any illicit goods or keep any
combustible and contraband materials inside the premises, shall not use
the premises for any unlawful or illegal purpose at any cost, shall not
commit default in the payment of the monthly rent.

17. The tenanted portion shall be handover to the landlord on the same
condition at the time of letting out. If any damages caused to the said
portion the same shall be estimated and the tenant has to pay the same.
