5. What is the purpose of the study?
- My dissertation is organized into three separate essays that explore unique but
related areas of real estate corporate finance. All three essays utilize the equity
REIT industry to explore capital structure issues of great importance within the
general finance literature. A brief summary of the main conclusions from each
essay follows.
6. What is the conclusion of the study?
- Finally, when examining the relationship between volatility and foreign flows, we
discover that increases in the magnitude of foreign flows over both of the
previous two quarters increase future volatility in the equity REIT market. This
result suggests that foreign movements in and out of the REIT market may be
creating rather than seeking volatility, as has been previously argued by Sias
(1996). As an additional note these effect of flows on volatility are far more
persistent than the relationships between flows and returns, lasting to some
degree through all 8 quarters of our short-term analysis. These results from our
study allow us to better understand the influences of foreign investment,
through foreign institutional ownership flow, on the equity REIT market. We
note several unique relationships specific to foreign institutional investors and
provide a meaningful contribution to the growing REIT literature on capital flow
analysis.
7. Why would this particular study be important in your field?
- This study would be important in my field of study, because it really hits on
multiple different aspects of Real Estate. First it goes deep and explores the
corporate financial policy related debt, which correlates with REIT. Second it hits
on specific sources of equity capital for REITs, which was foreign institutional
investment. Both of these topics are well known areas of the real estate
industry.
8. What would you do different? Why?
After reading this theses/dissertation, there are a few things I would have
done differently. First of I would have considered expanding a little bit more on
what corporate financial policy related to debt and equity capital for REITs
exactly are. I would do this because if you are not extremely familiar with the
Real Estate industry and the capital structures of it, I could be extremely
confusing. Overall, I simply would have started off briefly explaining each topic
before going way into depth. Even for me some of it was tough to understand.

5. Conclusion:

In summary, the goal of my research project was to review the existing literature that
explains women participation in the work force and to contribute to the existing research
by providing additional empirical analysis on factors that determine women involvement
in the workforce around the world. I studied factors such as legal tradition, cultural
characteristics and societal norms, health and development. My results are consistent
with existing studies and confirm the hypotheses that better developed societies support
more active participation of women within their society, families, and, collectively,
within their societies In order to ensure the prosperity of our future global economies, we
must develop and maintain economic systems that are both dynamic and all-inclusive. As
our world moves into an era focused less on capitalism and more on talent at the
individual level, the respective competitiveness that a country or corporation maintains
will be largely determined by the innovative capacity of that entity. In this new context, it
is imperative that we ensure equal opportunity to all so that we may fully exhaust our
population’s intellectual resources that are critical to harnessing new opportunities,
specifically those that lie within the differing ideas, perspectives, and skill sets of all
individuals. As such, we must continue to work towards effort to increase the level of
female participation in our global labor supply.
