Cavite; ERA P. SY of legal age, married, Filipino and a resident of
B4 L6 PTC East Carsadang Bago, Imus Cavite and MARY JANE R. ROSADIO, of legal age,
widow, Filipino and a resident of Unit 8 P. Zamora Townhomes #126 P. Zamora St., Cubao
Quezon City Phils., herein referred to as BUYERS

WITNESSETH:

WHEREAS the SELLER is the absolute owner of of parcel of land covered by TCT
NUMBER ___________ located at _________________ registered in the Registry of Deeds of
__________________, and more particularly described and bounded as follows:

TECHNICAL DESCRIPTION

WHEREAS, the SELLER is willing to sell and the BUYERS are willing to buy the above-
described real estate property under the following terms and condition;

1. That the total consideration for the above described parcel of land is

Philippine Currency to be paid by the Buyer to the Seller;
2. That the seller shall execute and sign the Deed of Abosute sale in favor to the buyer
upon receiving the total consideration.
3. That the seller shall execute the SPECIAL POWER OF ATTORNEY to the buyer to
sell the stated property in case they have another buyer;
4. That the seller shall pay the capital gain tax and the buyer shall pay the documentary
tax , transfer tax , Registry of Deeds Fee’s and other related expenses in
transferring the title to the new owners.
5. That the buyer and seller bind their selves that the stated property shall be sold to
the buyer and the buyer promise to pay the agreed price on or
before________________;
6. That the seller warrants that they have the valid and legal title to the property to be
sold and free from any liabilities to claim, suits of action against its sale
