CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease is made and executed on the ____ day of ______________ at
______________________ by and between:

VIDI NUNEZ ALAN, of legal age, Filipino, single, and with address at Blk 57, Lot 19, Bethany
Street, Town And Country Dasmariñas City, Cavite hereinafter referred to as the
"LESSOR";

- and -

TIN KHAN MIN and KYAW SHA KHAW RAM, both of legal age, Myanmar National and
with postal address at 144 Jarabadee, Tatkone, Myitkyina, Kachin State, Myanmar,
hereinafter referred to as “LESSEE”;

WITNESSETH:

WHEREAS, the LESSOR is the registered owner of the house and located at Blk 57, Lot 19, Bethany
Street, Town And Country Dasmariñas City, covered with Transfer Certificate of Title No. T-989004;

WHEREAS, the LESSOR has offered to lease the Room 1, 3rd Floor of the Apartment (the
“APARTMENT”) and the LESSEE has accepted said offer, subject to the terms and conditions hereinafter
set forth;

1. TERM – the term of this lease shall be for a period of one (1) year, beginning on January 01,
2016 up to December 31, 2016 renewable upon mutual agreement of the parties.

2. RENTAL – The LESSEE shall pay the LESSOR or to his duly authorized representatives, the
amount of monthly rental of Five Thousand Five Hundred Pesos (Php5,500.00) payable every 1st week of
the month, without any rental advance or deposit;

3. UTILITY CHARGES – The LESSOR shall be responsible for the payment of utility such as
electricity, water, telephone including wi-fi connection and other services used in, or connected with the
premises;

4. INSPECTION OF THE PREMISES – The LESSEE shall permit the LESSOR or her duly authorized
representative during reasonable hours of the day;

5. NOTICE TO THE LESSEE – In the event that LESSOR shall decide to sell the property to third
parties, the LESSOR shall give LESSEE due notice prior to that date of sale or transfer of property;

6. REPAIRS - The LESSEE shall be free to make renovation, improvements and as be necessary
provided that a notice should be given ahead to notify the LESSOR, provided the building might not be
destroyed or deformed;

7. ASSIGNMENT OF RIGHTS AND SUBLEASE - The LESSEE shall not directly or indirectly sublease,
sell, assign, transfer or in any manner dispose or encumber his right under these Lease Contract in whole
or in part without the written consent of the LESSOR first being secured;

8. USE AND CARE - The LESSEE shall preserve and maintain the premises in good order and
condition with all the due diligence as provided by law. Serving of liquor, gambling or similar acts are
prohibited in the APARTMENT;

9. WARRANTY - The LESSOR warrants that he is the legal owner of the subject property and that
there are no hindrances whatsoever in the LESSEE’s occupation of the subject property.

10. The LESSEE hereby agree to surrender the leased premises upon the execution of this contract
in good condition as reasonable wear and tear will permit and without delay whatsoever devoid from all
occupants, furniture’s and articles of any kind other than such improvements and alterations duly
approved by the LESSOR. In the course of the turn over, the LESSOR may at the LESSEE’s expense
undertake necessary repairs to bring the based premises close to its original condition. The LESSEE may
terminate or cancel this LEASE CONTRACT for reasonable cause provided that the LESSOR is notified
within thirty (30) days prior to its termination;

11. Non compliance or violation of any other terms and conditions of the Contract or non-
payment of lease within thirty (30) days the LESSOR shall have the right to order that the leased premises
be immediately vacated by the LESSEE without prejudice to any court action by the LESSOR
