• No CO detector present at time of inspection. CO detectors
are required whenever there is a combustible source in the

Electrical outlets in this bathroom appeared to be in
serviceable condition at the time of the inspection but had no
Ground Fault Circuit Interrupter (GFCI) protection.
Although this condition may have been commonly considered
safe or acceptable at the time the home was originally
constructed, as general knowledge of safe building practices
has improved with the passage of time, building standards
have changed to reflect current understanding.
Consider having GFCI protection installed as a safety
precaution for outlets within 6 feet of a plumbing fixture.
This can be achieved by:
1. Replacing the current standard outlets with GFCI outlets
2. Replacing the outlet in this bathroom circuit which is
nearest the main electrical service panel with a GFCI outlet.
3. Replacing the breaker currently protecting the electrical
circuit which contains these bathroom outlets with a GFCI
breaker.
This condition is typical at other required locations as well.
Recommend evaluation by a licensed electrical contractor and
review for costs of upgrades to current industry standards
before closing.

is no evidence of leaks. Recommend tightening the anchor
bolts before occupancy.
Kitchen
Page 32 Item: 8 Oven & Range • Anti-Tip devises became a UL (Underwriters Laboratories)
safety standard requirement in 1991.
• Anti-tip bracket is missing from range installation. See label
inside oven door. All freestanding, slide-in ranges include an
anti-tip device and is essential in the safe operation of the
range. It provides protection when excess force or weight is
applied to an open oven door. Carried by home building
centers. Recommend installation as per industry standards.

Condition 2000 and is at or near the end of expected service life.
Recommend evaluation by a licensed plumbing contractor
and review for costs of replacement or purchasing a home
warranty before closing.
Page 42 Item: 11 Strapping • Not to code in bathroom 2, requires two steel straps 1/3 from
the top and the bottom. Recommend installation as per
industry standards before closing.

Page 44 Item: 1 Electrical Panel • There is a Zinsco service panel present. Zinsco components
are prone to problems that can lead to failures, lack of proper
protection of circuits and other serious issues, including fire
and electrocution. We cannot definitively call this panel

people arrive. This door should be replaced with a fire rated
door. Recommend evaluation by a licensed contractor and

code, non-cosmetic concerns that the inspector feels may need further investigation or repair.
For your safety and liability purposes, we recommend that licensed contractors evaluate and repair

that you or your representative carry out a final walk-through inspection immediately before
