Bahria Town, Lahore
1. Introduction

2. History
Today it has been 14 years of success through service. Bahria Town (Pvt) Ltd started
off in 1996 as a joint venture between Pakistan Navy and Bahria Town (Pvt) Ltd.. Later the Pakistan
Navy opted to leave the project & Malik Riaz Hussain took over. Bahria Town started its operations
from Rawalpindi. Today Bahria Town properties in Rawalpindi, Lahore & Karachi stand at a
staggering over 45, 000 square acres.

The great city of Lahore, where the historical cultural centre of Pakistan is greatly
treasured for its historical assets, urbanization has already converted its image to a modern
metropolitan. Hi-rise developments and an ever increasing population density has gradually crept
over the natural greens that are a signature of the “land of the five rivers.

Bahria Town Lahore developments bring back the spirit of the land of the greens with

2.1. Bahria Town Society
A preliminary committee of 21 members was formed under the chairmanship of Khan
Bahadur Sir Sh. Abdul Qadir to frame the by-laws and to carry out other necessary work associated
with the formation of the society. As a result, The Cooperative Bahria Town Society Limited was
formed and subsequently registered under the Cooperative Societies Act II of 1912 in 1924.

The principle aims of the Society were:

To conceive, design, develop and maintain a garden town.


To buy or otherwise acquire land, buildings, and other moveable and
immovable property.
To provide services and construct, manage and maintain works, and other
infrastructure of various kinds for the convenience and benefit of the resident
members.
To sell, mortgage, and lease land, houses, home sites, buildings, and all
moveable or immovable property as necessary for carrying out the objects of
the society.
To build residential houses and other buildings for private and public use and
for the convenience of members etc.

On 1 April 1941, the Government of the Punjab transferred 1,963 acres (7.9 km²)
situated in Rakh, Kot Lakhpat Tehsil, District, Lahore and the transfer deed was registered with the
Sub-Registrar, Lahore, on 25 April 1941.

2.2. Taking over by the administrator


The Society, unfortunately, could not maintain its standards and the management
staggered until April 1982 when the administrator was forced to take over the Society. The
management of the Society was superseded under MLO No. 856, dated 30 March 1982. The general
body and the managing committee were dissolved. All the powers and functions of the managing
committee and general body were vested in the administrator. The legal status of the society
continues to be a Cooperative Society registered under the Cooperative Societies Act 1925,
supervised and controlled by the Registrar, Cooperatives Punjab, Lahore.

2.3. Achievements
2.3.1. Engineering
Link Road
Widening of all blocks Roads from 10 ft to 15 ft.
Construction of new road, water pipe & sewer in vacant strip of K-block
Brick lining of canal water course with in Town.
A new road through CCB. (Link Road – Ittefaq Hospital)

2.3.2. Parks
Overall look of the park has been changed. 15000 new trees have been planted with in
Bahria Town. Result of 90% survival.
Central Park declared the best park of Lahore by Minister Forest.
New Rose & Chambelli Garden established. Arboretum (house of trees) where flora
of Lahore District will be persevered). .
New Peacock House
Reader’s Corner created where visitors can read 4 newspapers daily free of cost.
Senior
Citizen of Bahria Town allowed free entry.
Security within park enhanced.
Gate money increased from Rs. 40 lacs to Rs. 70 lacs.
Complicated case of 15 Nurseries solved.
Construction of 2 GAZIBO

2.3.3. Electricity
New office & complaint Cell.
Whole department overhauled with focused objectives. Refurbishment of entire
electricity network and distribution system on chart.
82 new transformers being installed. All banks fitted with new transformers.
All Tube-wells, Street lights, offices metered.
Over 100 new sodium lights installed.
New meter boxes are being installed to minimize theft & pilferage.

2.3.4. Revenue Department


Income doubled by re-organizing the entire department.
Rents of shops being renegotiated after 1993. All quarters brought into net first time.
Rent for towers of mobile companies renegotiated & Rs. 9 lacs per tower instead of
Rs. 3 lacs per tower.

2.3.5. Sanitation Department


Two fumigation generation machines & four spray machines purchased
Fumigation of entire town including residential areas, commercial markets & Parks.

3.1. Bahria Rawalpindi


The original project, the gated community has over 100,000 people and has series of
projects. It is divided into various phases and smaller projects. Unlike other housing societies in
Pakistan, Bahria produces its own electricity and sells it to its resident through the Bahria Town
Electric Supply Company. Bahria Town projects in Rawalpindi and Lahore were running
respectively 12 and 9 megawatts of generation units of their own. Bahria Town also has constructed
3 grid stations with its own resources and also provides underground lines to its residents. Along
with DHA; It houses Top 1% of 200 Billion Pakistani Elite, thus there is no load shedding in Bahria
Town projects.

3.2. Bahria Islamabad


Bahria Enclave Islamabad is a housing scheme launched by Bahria Town in July
2011. It is located approximately 8 km (15 minutes) drive from Chak Shahzad, the Park Road & the
Kuri Road with access from Kashmir Highway, Lehtrar Road & Islamabad Highway. On January 31,
2012, Capital development Authority approved the plan for development of Jinnah Avenue in Zone-
IV.[27] The onstruction project of four-lane road would link main Kuri Road to Kuri Model Village
and is awarded to Bahria Town.

3.3. Bahria Karachi


Includes residential and commercial plots, Bahria apartments, Bahria homes, and an
exclusive block for overseas residents. It also include Bahria Sports City and Bahria Golf City.
Situated on Karachi-Hyderabad super-highway.

3.4. Bahria Nawabshah
Located at the prime location of Qazi Ahmed Road near the Rohri Canal Bridge, this
project is undoubtedly a welcoming effort to establish a world-class housing scheme in a semi-urban
area. Project includes residential plots, commercial plots and bahria homes on 3 year installment
plan.

3.5. Bahria Golf City


Under-construction golf themed gated community which includes an Hyatt Gold
Resort.

4. Zones and Blocks
Bahria Town Society is spread over an area of 1463 acres (5.9 km²). This area is
further divided into ten blocks (A, B, C, D, E, F, G, H, J, and K). Blocks L, M, N, P, Q, R and S are
in the outskirts of Bahria Town and are administered by Lahore Development Authority (LDA).
These blocks were named "Bahria Town Extension" when Bahria Town Society sold this land to
LDA in return of developmental works.

The breakdown of the total area is as follows:


Residential: 819 acres (5.7 km2) = 65%
Commercial: 29 acres (0.12 km2) = 6%
Roads: 278 acres (1.13 km2) = 23%
Nurseries and playgrounds: 59 acres (2 km2) = 8%
Green area (parks): 278 acres (2.7 km2) = 27%

The total population of Bahria Town is about 100,000. Bahria Town Society is a
unique housing area in its design and is considered a posh locality of the town. Each block has its
own market, playground, mosque, triangular parks, etc., which is a rare phenomenon as compared to
other housing schemes.

4.2. Residential Zone
Residential occupancies containing sleeping units where the occupants are primarily transient in
nature, including: boarding houses, hotels. Bahria Town Lahore has 1500 acres (3.31 km2) of
residential zone. It contains 1 canal to 10 canal houses in it.
This area is further divided into ten blocks (A, B, C, D, E, F, G, H, J, K, L, M and N). Blocks L, M,

A commercial area is real estate intended for use by for-profit businesses, such as

4.4. Industrial zone
Main feature of industrial zones is high concentration of industry in a small space
(sometimes it is used the term industrial park). An industrial park can be thought of as a more
"heavyweight" version of a business park or office park, which has offices and light industry, rather
than heavy industry.
