12 Steps to Success

When assisting in the design and development of you’re new facilities, there are twelve (12) steps that are generally followed throughout the entire process.
As always, a feasibility analysis will serve to outline and guide the entire process.
Feasibility

Step 1: Feasibility Analysis

The “roadmap” for the project. This analysis provides for project site evaluation, concept review, supportable market
estimating, design day criteria, attendance projections, revenue forecasting and net warranted investment. The best money
you will spend! A Feasibility Analysis is typically required for finding potential investors, Leisure Consultants perform a
complete feasibility analysis, not just a market analysis.

Masterplaning

Step 2: Master Plan Programming

The project’s goals and scope are developed and documented, the project team is chosen and their tasks are delineated.
This process delivers a set of clear goals that define the size, financial parameters, schedule milestones and target audience.
In addition, the creation of physical layout, site utilization, planning and development strategies help to establish the project
scope.

PROJECT COORDINATION ROLE


Ø • Assist in and / or develop, compose, and distribute a project flow chart

Step 3: Preliminary Concept Design

Preliminary concept designs are developed for major components to address the scope and nature of the project. Design
themes, storylines and architectural styles are established. Issues that are addressed include not only design, but also
economic and operational guidelines. Conceptual design developed during this stage is based upon the owner / developer’s
project objectives.

Concept, Schematic & Detail

Step 4: Final Concept Design

The final concept design covers all project disciplines, i.e. architecture and engineering, etc., developed to a level of detail
sufficient for understanding the project’s scope, style and content. This will allow the determination of the requirements
needed by these disciplines to design and develop the project. Verification of the final concept design against all major
components of the project scope and establishment of project budget and schedule will complete the project’s master
planning phase.

Step 5: Schematic Design


This stage looks at the size, function, appearance, and basic requirements of the various component elements and project
disciplines; as well as allows for the development of preliminary floor plans and elevations. The detail of this stage will be
adequate to prepare cost estimates for all of the components of the project.

Step 6: Detail Design

This stage develops the design to a level of detail, which accurately describes the project. Generally, this includes detailed
strategies and specifications, as well as design documentation describing the show, architectural and site elements that
support the project’s design intent. Documents produced include: refined floor plans, developed elevations, sections,
details, finishes and outline specifications.

Production & Construction ‘Reviews’

Step 7: Production and Construction Documents

Full production and construction documents which the consultant, vendors and contractors will need to implement into the
project. It can include developing plans, specifications, drawings, scripts, storyboards and other detailed information that will
support and delineate the production and construction bid document reviews.

Step 8: Production and Construction ‘Reviews’


This stage deals with the bidding, negotiation and subsequent production and construction of all components for the project.

Step 9: Installation and Testing

This stage covers the installation, testing and programming of all components and equipment directly related to the show
systems, technologies proposed, in fact every piece of equipment to be used for the project.
(Example) Show & Ride systems are tested to ensure compliance with the requirements set forth in the project program.

Pre Opening

Step 10: Pre-Opening Operations Planning

This stage covers the training of operations / maintenance personnel; the establishment of operations and maintenance
procedures and manuals; the load-in of operations furniture, fixtures and equipment; and the stocking of all inventory required
for operations.

This stage begins when new ideas, updated processes or additional components are required to maintain a project’s viability.
When requirements include new facilities, a major rehabilitation of existing elements or major additions, this process becomes
a new and separate project and must again address the twelve stages of project development.

• As Client Advisor, Leisure Consultants (LC) would clarify the vision for the project, assess market
potential, assess “in house” competencies and recommend an organizational structure to carry out the
works.

• Our broad experience in the attraction business, knowledge of current trends and far reaching network will
enable LC to oversee the total project.

• Thereafter, acting as a “Single Point of Contact,” LC can organize the development process utilizing a
combination of in-house expertise, local resources, specialty sub contractors and suppliers to do the job in
a timely manner at fair market cost.

• LC will also develop a business plan and generate operating policies and procedures to support the
project short term, intermediate and long term goals and objectives.
