GENERAL SPECIFICATION

This specification is intended to cover the construction of the Proposed Two (2) Storey
Office Building, located at Landfill Area, Gateway District, Subic Bay Freeport Zone,
as shown on plans and described on this specification. The entire work is to be finished
in every part with a first class job to the full extent and meaning of the plans and
specification.

TECHNICAL SPECIFICATION

DRAWINGS:

The constructor shall check all drawings and schedules to ensure in good time that he
has sufficient information to carry out the work and that all the instructions, drawings
and schedules he has to provide compatible information on the work to be carried out. If
the contractor considers additional details are required, he shall notify the Engineer
immediately.

The constructor shall verify all dimensions and conditions at the site and shall notify the
engineer of discrepancies between actual conditions and information shown in the
drawings before proceeding with the work. This shall include the location and dimension
of the grooves, reglets, sleeves, curves openings, embedded or attached items, etc. Refer
to Architectural, Electrical and Plumbing works.

All dimensions shall take precedence over scale shown on plans, sections and or details.
Notes and details on drawings shall take precedence over general notes and typical
details.

The constructor shall immediately notify the engineer of any conditions which in his
opinion might endanger the stability of the structure or caused distress in the structure.

Construction materials shall be stored on poured floors or roofs. It is the general


constructors’ responsibility to ensure that the sub-contractors are informed and do not
violate this important requirements.

EARTHWORKS:

The work includes excavation, filling, backfilling and grading required and necessary for
the proper completion of the project.

All excavation shall be performed by the contractor to the excavation lines, grades, slopes
and profiles shown in the drawings.

Excavation for structures and trenches shall be carried out below the depth as indicated
in the drawings and shall be refilled to the proper grade, thoroughly compacted.

Equipment to be used in the performance of the work shall be subject for approval by the
Engineer. The fill shall be compacted with mechanical hand tampers.

Compaction shall not be less than 95% of maximum density for the entire depth of fill.

Any surplus materials from excavation and grading operation shall be disposed off and
spread in spoil areas designated by the Engineer except for materials class as rubbish
and debris, which shall be disposed off in dumps.

CONCRETE:

The work includes concrete construction complete in accordance with the plans and
standard specifications for concrete and reinforced concrete works.

Concrete shall be composed of Portland cement, fine and coarse aggregates, water and
admixtures as specified, all thoroughly mixed and brought to the proper consistency,
uniformity and temperature or final placement.

All concrete works shall be dine in accordance with the standard “Specification and
Reinforced Concrete” as adopted by the Government, in as far as it does not conflict with
the specified provisions herein for concrete masonry. Revised proportioning of concrete
shall be as follows:

1. Class “A” 1 : 2 : 4 - To be used for footings, columns,


beams and suspended slabs.

2. Class “B” 1 : 2.5 : 5 - To be used for ground floor slabs

3. Class “C” 1 : 2 - Mortar to be used for plastering

4. Class “D” 1 : 3 - Mortar to be used for hollow


blocks

Concrete shall be placed only after all formworks, installation of materials to be


embedded, and preparation of surface involved in the placing have been inspected and
approve by the Engineer. The contractor shall provide equipment and shall employ
methods which will minimize separation of aggregates from the concrete mix.

UNIT MASONRY

MASONRY UNITS:

Concrete Masonry Units: Units of modular dimensions and air, water, or


steam cured. Store Type II units at the site before use a minimum of 28 days for
air-cured units, 10 days for atmospheric steam or water-cured units, and 3 days
for units cured with steam at a pressure of 120 to 150 psi and at a temperature of
350 to 365 degrees F for at least 5 hours. Surfaces of units which are to be
plastered or stuccoes shall be sufficiently rough to provide a suitable bond;
elsewhere, exposed surfaces of units shall be comparatively smooth and / or
uniform in texture.

a. Hollow Load Bearing Units: ASTM C 90, Grade N-1 or N-II, made with
normal weight aggregates with ultimate compressive strength of at least 1,200 psi
at 28 days.

b. Hollow Non-Load Bearing Units: ASTM C 90 made with normal weight


aggregates, and with ultimate compressive strength of at least 650 psi at 28 days.

c. Special Shapes: Provide special shapes such as closures, header units, and
jamb units as necessary to complete the work. Special shapes shall conform to the
requirements for the units with which they are used.

MORTAR

Portland Cement: ASTM C 150, Type I.

Masonry Cement: ASTM C 91, except that the air content of the mortar
specimen shall be not more than 16% by volume in lieu of 22%. Containers shall
bear complete instructions for proportioning and mixing to obtain the required
types of mortar.

Sand: ASTM C 144.

Water: Clean, potable and free from substances which could adversely affect the
mortar.

Mortar Types: ASTM C 270, Type M for foundation walls, Type N or S for
non-load bearing, non-shear wall interior concrete masonry and Type S for all
other masonry works. In=f masonry cement is used, submit the manufacturer’s
printed instructions on proportions of water and aggregates and on mixing to
obtain the type of mortar required.

ACCESSORIES

Horizontal Joint Reinforcement: Horizontal joint reinforcements shall be


reinforcing bars, as indicated, conforming to ASTM A615, or fabricated from cold
drawn steel wire, conforming to ASTM A82. The wire shall be zinc coated after
fabrication by the hot-dip process in accordance with ASTM A 153 either bright
steel, or more parallel longitudinal wires, not less than 0.1620 inch (8-gage) in
diameter, weld connected with cross wires, not less than 0.1350 inch (9-gage) in
diameter. Cross wires shall be crimped to provide an effective moisture drip in
wall cavity. The out-to-out spacing of the longitudinal wires shall be 1 ½ to 1 ¾
inches less than the actual width of the masonry. The distance between welded
contacts of cross wires with each longitudinal wire shall not exceed 16 inches.
Joint reinforcement shall be provided in flat sections, not less than 10 feet in
length, except that corner reinforcement and other special shapes may be less in
length.

Ties: Provide approved design of copper-clad steel, zinc coated steel or non-
corrosive metal having the equivalent total strength of steel types. Zinc coat items
by the hot dip process after fabrication to a minimum of 1.25 ounces of zinc per
square foot of surface when tested in accordance with ASTM A 90.

a. Wire Mesh Ties: Wire not lighter than 20-gage, galvanized, ½


inch mesh with width of one inch less than
thickness of masonry.

b. Corrugated Metal Ties: Not less than 7/8 inch wide by


approximately 6 inches long and not lighter
than 22 gage.

FORMWORKS:

Forms shall be provided for all concrete thou, not indicated or otherwise specified in the
plans / details. The constructor shall be responsible for the adequacy of form support. All
formwork shall be provided with the adequate clean-out openings to permit inspection
and easy cleaning after all reinforcement has been placed. All forms shall be fabricated, if
necessary, so that they can be placed without damaging the concrete.

Forms shall have sufficient strength to withstand the pressure resulting from placement
and vibration of the concrete. Forms shall be sufficiently tight to prevent loss of mortar.

Forms shall be removed in a manner that which shall prevent damage to the concrete.
The minimum time period for removal of forms shall govern where it exceeds the
minimum specified curing period.

REINFORCEMENT BARS:

Steel reinforcement shall be provided together with necessary tie wires, chairs, spacer
supports and other necessary devices.

Reinforcement bars shall be accurately cut and bent in accordance with the approved
detailed reinforcement drawings and shall be placed in accordance with the approved
detail.

Construction joints shall be provided where indicated in the drawings or as directed by


the Engineer. When a construction joint is to be made, the surface of the hardened
concrete shall be thoroughly cleaned and all laitance removed. The joint shall be
thoroughly wetted and sloshed with a coat of neat cement grout.

Unless otherwise specified in the plans/drawings, all reinforcing bars 16mm


Ø and above shall be deformed with strength ; fy = 414 Mpa

All reinforcing bars shall be accurately and securely placed before pouring of
concrete or applying mortar or grout.

All reinforcing bars shall be clean of rusts and grease or other deleterious
materials which tend to impair bond.

STRUCTURAL STEEL WORKS:

Connections for which details are not indicated shall be designed in accordance with the
“American Institute of Steel Construction Manual of Steel Construction”, and shall be
welded or bolted.

Requirements:

Handling, shipping and storing steel work: All materials shall be


Handled, shipped and stored in a manner that will prevent distortion or
other damage. Materials shall be stored in a clean location and keep properly
drained. All damaged materials shall be replaced or repaired by and at the
expense of the contractor.

Structural carbon steel for bolted or welded work: shall conform to ASTM
A36.

Structural tubing for bolted or welded work: shall conform to the


requirements for regular hexagon bolts and nuts of ANSI 818.2.1 and 818.2.2.
Materials shall conform to ASTM 307.

METALS:

Connections for which details are not indicated shall be designed in accordance with the
“American Institute of Steel Construction Manual of Steel Construction”, and shall be
welded or bolted, except as specified otherwise. Welding shall be done in a manner that
will prevent permanent buckling and all welds exposed in the finished work shall be
ground smooth. Steel and iron shall be standard well finished structural shapes, plates

or bar steels or bars iron. All finished and / or machined faces shall be true to line and
level.

Materials:

Anchor Bolts and sag rods shall conform to ASTM A307 and applicable portions
of A36.

Structural carbon steel for plates, angles or shapes shall conform to ASTM
Specification A36.

Cold-formed light gauge structural members shall be formed from sheet or strip
not less than 5mm thick and conforming to “Specifications for the Design of Light
Gage Cold-Formed Steel Structural Members” of the American Iron and Steel
Institute.

Bolts, Nuts and Washers shall be zinc coated, regular commercial grade, size as
indicated and shall conform to ASTM Specification A307.

Welding Electrodes and rods for manual arc welding shall conform to AWS
Specification A5.1860.

Expanded Metal Lath shall be as indicated and shall be of the close mesh, heavy
duty and rigid type.

Wrought Iron works and stair hand railings shall be as indicated. Use 50mm
stainless steel pipe, schedule 20 for handrail or as directed. Wrought iron shall be
painted spray applied. Field Painting, with three coats of two components
urethane based paints.

Anchors and Bolts shall be provided where indicated and where necessary for
fastening work in place. They shall be embedded in the concrete and masonry as
the work progresses, and shall be spaced about 61 cm on centers, unless
indicated or specified otherwise. Sizes, kinds and spacing of anchors not indicated
or specified shall be as necessary for their purposes. All anchors and anchor bolts
in exterior walls and in area exposed to weather shall be zinc coated; all those in
other locations shall be coated heavily with bituminous paint.

PLUMBING WORKS:

All plumbing works shall be done in accordance with the latest provisions of the
Philippine Plumbing Code and the existing ordinances of Subic Bay Freeport Zone.

Pipes shall be installed as shown on the drawings, as recommended by the manufacturer


and as directed during installation, straight and direct as possible, forming right angles
or parallel lines with building walls and other pipes, and neatly spaced. Erect pipe risers
plumb and true, parallel with walls and other pipes neatly spaced.

All pipes shall be properly supported or suspended on stands, clamps, hangers or


equivalent of approved design. Supports shall be installed in such a manner to permit
pipe free expansion and contraction while minimizing vibration.

Do not install pipes in a manner, which interferes with other pipes, conduits, ducts,
equipments and adjacent structures of the building.

TILEWORKS:

Use ceramic tiles floor covering.

a. Size of Tiles

b. Mortar:
All mortar setting bed for use on floors shall be one part Portland cement
to six parts clean sand, or adhesive mortar.

c. Grout:
Grout shall be approved type. Grouting shall be in colors to match the
color of the tiles from the manufacturer’s standard range of colors.

CARPENTRY AND JOINERY:

The lumber shall be approved quality for the respective kinds required for the various
parts of the work, well seasoned, thoroughly dried and free from large, loose or unsound
knots sap, shapes or other imperfections impairing its strength , durability and
appearance.

All exposed woodwork shall be smoothly dressed and well sandpapered.

Execute all rough carpentry in the best substantial and work man like manner.

HARDWARE:

All rough hardware required for the completion of the work, including nails, bolts, lag
screws, etc. and other fittings shall be installed in most appropriate manner.

Where the exact type of hardware specified are not available, suitable types having as
nearly as practicable the same operation and quality as the corresponding individual
types specified may be substituted.

ELECTRICAL WORKS:

All electrical wirings and installations shall be of approved type and in accordance with
the latest provisions of the Philippine Electrical Code, and the existing ordinances of
Municipality or City Office.

PAINTING WORKS:

All paints shall be of approved quality or as specified.

Any top quality, acceptable first class paints shall be used to meet the standards of grade
and quality desired of the work.

Materials of one manufacturer shall not be applied over that of another, except in the
case of shop primer coats.

Color scheme shall be as selected and approved by the owner.
