CONTRACT OF LEASE

This CONTRACT OF LEASE executed and entered into in Las Pinas, Philippines by
and between:

RODERIZA O. PAMINTUAN, Filipino citizen, of legal age, with postal address at


18C Victor St., Greenview, Las Pinas City herein referred to as the “LESSOR”
-and-

_______________________, Filipino citizen, of legal age with postal address at


_______________________________________ hereinafter referred to as the “LESSEE.”

WITNESSETH

That the LESSOR hereby lets and leases unto the LESSEE, and he latter hereby
accepts in lease from the former, of that certain FOOD CART.

1. PERIOD OF RENTALS:

The term of this lease is for 6 months renewable upon mutual agreement,
commencing from March 15, 2019 and expiring on September 15, 2019 during which
period the LESSEE shall be bound to pay the LESSOR a monthly rental of
______________ due and payable with five days in advance

2. RENTAL, DUES, INSURANCE, ETC.

The LESSEE shall pay for the use of the LEASED PREMISES the monthly
rental of THREE THOUSAND PESOS (Php3,000.00). Other charges for repair shall be
for the account of the LESSEE.
Upon signing this Agreement, the LESSEE shall pay the LESSOR the amount of
THREE THOUSAND PESOS (Php3,000.00), representing the 1 -month security deposit
and TWO THOUSAND TWO HUNDRED FIFTY PESOS (Php2,250.00) 15 days advance
rental, the latter shall be applied on the first 15 days of the rent.
The Security Deposit shall be maintained to answer for any unpaid charges for damages
incurred by the LESSEE, The amount, after due deduction therefrom, should there any,
shall be refunded to the LESSEE within 60 days from the complete return of the
PREMISES.

3. USE OF FOOD CART

The LESSEE agrees to use the leased food cart exclusively for his and his
family’s use and for no other purpose without the written consent of the LESSOR. The
leased food cart may not be subleased without written consent of the LESSOR.

4. MAINTENANCE AND REPAIRS

The LESSEE shall keep the LEASED FOOD CART in clean and sanitary condition
and keep them, at all times, in very good condition. The LESSEE shall repair, replace, or
restore major or minor damages in the leased food cart arising from his fault or
negligence. Before turn over of the food cart, the LESSEE has inspected the PREMISES
and found the same to be in good and tenantable condition.

5. IMPROVEMENTS AND ALTERATIONS

The LESSEE shall not make any structural alteration, addition or improvement
on the leased food cart without the written consent of the LESSOR. Any major
alterations or improvements made or introduced by the LESSEE in the Leased Food
cart without the written consent of the LESSOR shall upon termination or expiration of
this Contract, automatically inure to the benefit of the Leased food cart and become
property of the LESSOR without any obligation on the latter’s part to pay for its value or
cost to the LESSEE.

6. LOST OR UNABLE TO RETURN

The LESSEE is responsible to turn over the food cart on or before end of this
contract. If the LESSEE lost or unable to return the cart due to negligence or
whatsoever he/she is subject to pay the TWENTY THOUSAND PESOS
(Php20,000.00).
IN WITNESS WHEREOF, the parties hereto have causes this instrument to be duly executed
on the day, month and place herein before mentioned.
