STAND CONTRACT

FIRST FAIR ON PRODUCTION OF PHOTOVOLTAIC SOLAR ENERGY PRODUCTION


Among the undersigned namely: _Diego Lasso, of legal age, identified with the identity card No. .__
5050505__________ of _BARBOSA santander, domiciled in, ______________ legal representative of the VIDA Y
FUTURO shopping center located in ___the center of Puerto Tejada__ who for of this contract will be denominated
lessor, on the one hand, and on the other __Elizabeth Gomez Bonilla, of legal age, identified with the identity card No.
_404040404___ of ___barbosa_ and who for the purposes of this contract will be called the tenant, has been following
lease agreement that will be governed by the provisions of the Commercial Code and especially by the following
clauses:
FIRST Object. The landlord is committed to the use and enjoyment of the property located in the center of Puerto
Tejado for a period of 30 days

SECOND: Price of the lease and Rent. This contract will have a value of one million pesos.

THIRD Destination. The lessee undertakes to use the vehicle for a trade exhibition in which the following commercial
fair activities can be maintained, the installation of photovoltaic cells for the production of energy and can not be taken
into account or sublet totally or partially the good without authorization of the landlord except in the cases indicated in
article 523 of the C Co.
QUARTER. Contract period. The term of this contract is ____ a month counted from the day __19___ of the month of
_December__ of __ (2018), automatically renewable for the same term of the initial contract, if neither party expresses
its intention to terminate it, by written notice directed to the other party.
FIFTH Obligations of the lessee.

1. Cancel the fee or lease price for the value and punctuality established in this contract.
2. Return the property to THE LESSEE upon termination of this contract, or its extensions, in the same state in which it
is received.
3. Carry out the locative repairs.
4. Make the necessary improvements when it is due to wrongful or fraudulent acts performed by THE LESSEE or its
dependents.
5. Cancel the public services of electric power, telephone, aqueduct, gas and sewage that are used in the property.

SIXTH. Obligations of the landlord:

1. Grant the use and enjoyment of the property and the elements that make it up to THE LESSEE on the date and
conditions established in this contract.

NINTH. Breach of contract. The breach of the obligations that the law or the contract requires, will give place to the
contractor fulfilled to finish the contract and to demand indemnification of the damages caused. Likewise, the breach of
any of the obligations by the LESSEE will entitle the LESSOR to terminate the contract, to demand the immediate
restitution of the property, without the need for eviction or any requirement, and to collect the damages caused by the
breach.

SEVENTH. Solution of controversies. The parties agree to settle their differences by conciliatory procedure in the
Conciliation Center of the Chamber of Commerce of Tunja. In the event that the conciliation is unsuccessful, they are
obliged to submit their differences to the decision of an arbitral tribunal which will rule in law, renouncing to make its
claims before the ordinary judges, this court will conform according to the rules of the conciliation center and arbitration
of the Chamber of Commerce of Tunja who will appoint the arbitrators required according to the amount of the claims
of the dispute submitted to their knowledge.
