-:LEAVE & LICENCE AGREEMENT:-

This LEAVE & LICENCE AGREEMENT is made at Vadodara city in Gujarat


state, India on 01 June, 2019 Between Mrs Rama Kakkar Aged-Adult
Residing at : EG 130 A, Third Floor, Inderpuri, New Delhi-110012
(Hereinafter referred to as the “LICENSOR” which expression shall unless
be repugnant to the context OR meaning thereof be deemed to include its
all the, their ol8hg executors, successors etc.) of the FIRST PART

● Mr Dishantkumar Patel S/O Nileshbhai Patel Age Adult Residing
at:Hajarpara, Rajpipla, Narmada, Gujarat- 393145 (Hereinafter ron
eferred to as the “LICENSEE” which shall unless be repugnant to the
context deemed to include the successors, assigns) of the SECOND
PART.
WHERE As, Rama Kakkar Owner of Flat At 303 Tower D, Shree Radhe
Shyam Avenue, Vasna Bhayli Road Vadodara The above Hereinafter
called “said premises” and the premises is in vacant possession of the
LICENSOR and the LICENSOR desirous of entering into an agreement at the
request of the LICENSEE and willing to give on hire the covered area on the
following terms and conditions:

(1) OCCUPATION CHARGES :


The LICENSEE shall pay the LICENSOR Rs. 9150/- (Rupees Nine
Thousand One Hundred & Fifty Only) per Month as occupational
charges to be paid by the LICENSEE to the LICENSOR on or before
10th of every month in Advance.

(2) SECURITY DEPOSIT :


The LICENSEE has agreed to pay to the LICENSOR an amount of Rs.
15000/- (Rupees Fifteen Thousand only ) by Cheque as security
without bearing any interest, towards damages and dues etc. Which
shall be refunded by the LICENSOR on receiving the said premises in
good conditions?

(3) DATE OF OCCUPATION &VALIDITY OF CONTRACT :


The Leave & License Agreement is a period of 11 months from the
01/06/2019 to 30/04/2020.
(4) TAXES :
The LICENSOR shall pay Vadodara municipal corporation taxes on
the premises and the taxes and rates which may be assessed and
levied by the local or any other Government or Municipal authorities
hereinafter in addition to the taxes applicable at present. The
society common maintenance will be born and paid by the LICENSEE.

(5) NOTICE PERIOD :


In any event where the LICENSEE wishes to hand over the possession
of the premises occupied by them, they shall give ONE MONTH
notice in advance of such an intention. Similarly to the LICENSOR also
will have an option to get the premises vacated by giving ONE
MONTH notice.

(6) REPAIRS :
Minor repairs such as leaking of tube lights or fans needing change,
broken window glasses etc. shall be done by the LICENSEE at their

own expenses. Any major repair if required would be brought to
LICENSOR’S attention by the LICENSEE.

The LICENSEE shall not do any structural additions OR alteration to


the building layout without the written consent of the LICENSOR.
However the LICENSEE shall be free to fix room coolers

(7) ELECTRICITY :
Electricity bills relating consumption during the agreement period
shall be payable by the LICENSEE without default and send Xerox
copy of such bill to be submitted along with the payment of
occupational charges.

(8) After the period of 11 months contract agreement terminates


automatically and the LICENSEE shall hand over the vacant
possession to the LICENSOR but if the LICENSEE intended to continue
the occupation, the LICENSOR may renew the contract for a further
period as may be agreed with 10% increment.

(9) It is agreed between parties that the premises shall be used by Mr


Dishantkumar Patel for his Resident purpose only and not be
substituted on any other purpose.

(10) The LICENSEE at his cost shall keep the said premises in clean and
hygienic conditions.

(11) The LICENSEE shall permit the LICENSOR and his agent at all
reasonable time, subject to his convenience, during the duration of
this lease to inspect the premises, prior information/intimation must
be given before visiting the premises.

(12) The LICENSEE shall not store or keep or bring any illegal dangerous
material/item as per prevailing laws of state of Gujarat & Country
into the premises which may be injurious to the premises/neighbors
etc.

(13) The LICENSEE shall not claim any interest portion of the leased
premises.

(14) It is always agreed between the parties that the possession will
always be that of LICENSOR the licensed premises and that LICENSEE
shall not claim tenancy rights.

(15) All or any dispute regarding this contract or occupancy shall be first
settled mutually, if necessary by mutually agreed arbitrators and
jurisdiction shall be Vadodara Only.

(16) The Leave & License Agreement valid for only 11 months (Eleven
Months only).
