1.0  The provisions of NFPA 101 Chapter 28 shall be applied to all Dormitory  Applicable Codes 

occupancies except as modified by the following Particular  and 
Requirements.  Requirements 

     

2  DORMITORIES WITH A HBABITABLE HEIGHT LESS THAN 28m   

2.1  Dormitories having a habitable height of 28m and less shall not require  Exemption 1   

sprinkler protection provided all of the following conditions are met. 
The floor area per storey does not exceed 2,400m2 
The building construction type is Type II (111) or better 
Fire compartmentation between guest suites/sleeping rooms and 
between guest suites/sleeping rooms and common corridors shall have 
a minimum fire resistance rating of 1‐hour with doors having a minimum 
fire resistance rating of 1‐hour  
An automatic smoke detection system is installed throughout the 
building 
Manual Call Points, Fire Hose Reels and portable extinguishers are 
installed throughout the building 
Where access to fire escapes are through internal corridors, the building 
has a smoke control system designed to pressurize the corridor in 
accordance with NFPA 92A  
2.2  Separation of Fire Escape Stairs from other parts of the building may be  Exemption 2 
reduced to not less than 1‐hour fire resistance rating. 
     
3  DORMITORIES WITH HABITABLE HEIGHT GREATER THAN 28m ABOVE   
FIRE ENGINE ACCESS LEVEL 
3.1     Dormitories having a habitable height 28m or more shall require an  Exemption 3 
automatic sprinkler system designed and installed in accordance with 
NFPA 13 Light Hazard, for the corridors and common spaces only 
provided all of the following conditions are met. 
 
The floor area per storey does not exceed 2,400m2

common corridors shall have a minimum fire resistance rating of ½‐hour 
with doors having a minimum fire resistance rating of ½‐hour 
An automatic smoke detection system is installed throughout the 
building

installed throughout the building 
Where access to fire escapes are through internal corridors, the building
