KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE OF A CERTAIN PARCEL OF LAND made and

executed by:

MARCIANO LAPEZ, Filipino citizen, of legal age, widow and a resident of Cabilao,
Loon,Bohol Philippines;

GUILIANO LAPEZ, Filipino citizen, of legal age, married and a resident of Looc,
Cabilao, Loon, Bohol;

BENITA LAPEZ PARILLA, Filipino citizen, of legal age, married and a resident of
Looc, Cabilao, Loon, Bohol;

DESIDERIO LAPEZ, Filipino citizen, of legal age, married and a resident of Looc,
Cabilao, Loon, Bohol;

JOVELINE DOLEM, represented by Filipino citizen, of legal age, married and a

resident of Looc, Cabilao, Loon, Bohol, and;

MARCELINA LAPEZ ARAYATA, Filipino citizen, of legal age, married and a

resident of Looc, Cabilao, Loon, Bohol hereinafter referred to as the VENDORS;

Barangay Looc, Cabilao Island, Loon, Bohol represented by Barangay Captain

ANDRESA SORDILLA a resident of Cabilao, Loon, Bohol, Philippines and hereinafter
referred to as the VENDEE.

WITNESSETH:

That for and in consideration of the sum of ONE HUNDRED THOUSAND PESOS
(P100,000.00), Philippine Currency, receipt whereof is hereby acknowledged from the
VENDEE to the full satisfaction of the VENDORS, said VENDORS, SELL, TRANSFER, and
CONVEY, absolutely and unconditionally, unto the said VENDEE, their heirs, assigns and
successors-in-interest Lot No. 905-B which lot is consisting of 656 sq. meters, more or less
and which is more particularly described and bounded as follows:

TAX DECLARATION NO. 2016-30-0044-00461

“A portion of a parcel of land parcel of land situated at Looc, Cabilao Bohol,

Philippines, designated as Lot No. 905-B, being a portion of Lot No. 905, containing an
area of SIX HUNDRED FIFT- SIX SQUARE METERS (656) more or less;

of which real property the VENDORS are the registered owners;

That the PORTION herein sold contains an area of SIX HUNDRED FIFTY-SIX
SQUARE METERS more or less, which is particularly described as follows:

A parcel of land (Lot 905-B of the subdivision plan, being a portion of Lot 905,
PLS-7620), situated in the Barangay of Looc, Municipality of Loon, Province of
Bohol, Island of Cabilao. Bounded on the NE., along line 1-2 Barangay Road
(10.00 M. WIDE); on the SE. & NE., along lines 2-3-4 by Lot 897, PLS-762; and
on the SW. & WEST, along lines 4-5-1 by Lot 905-A of the subdivision plan,
containing an area of SIX HUNDRED FIFTY-SIX THOUSAND (656) SQUARE
METERS more or less.
 That the above-described parcel of land together with the portion sold is free from all
liens and encumbrances, whatsoever;

That the VENDORS hereby declare that they have given notice to the adjoining lot
owners of their intention to sell, as they have in fact herein sold, the above-described real
property, and none exercised their right of pre-emption or redemption as provided by law;

That the VENDORS hereby warrant to have valid title to and peaceful possession of
the parcel of land herein sold and conveyed, and will defend the same unto the said Vendee,
its heirs, assigns and successors-in-interest, against claims of third persons whomsoever and
whatsoever.

Philippines, personally appeared the vendors who presented to me their competent proof
of identity previously written, known to me to be the same person who executed the
