1. Comparisons between Design‐Build & Design‐Bid‐Build?


Design-Build (DB) is a project delivery system where the owner contracts with a
single entity to perform both design and construction under a single design-build contract.
Contractually, design-build offers the owner a single point of responsibility for design and
construction services. Portions or all of the design and construction may be performed by
a single design-build entity or by a selection of specialized workers. In some cases, all of
the activities may be subcontracted to other companies.
Design-Bid-Build (DBB) is a project delivery system where the owner contracts
separately with a designer and a constructor. The owner normally contracts with a design
company to provide "complete" design documents. The owner or owner-agent then usually
solicits fixed price bids from construction contractors to perform the work. One contractor
is usually selected and enters into an agreement with the owner to construct a facility in
accordance with the plans and specifications.
2. What does the CMAR do in design stage? In construction stage?
Design Stage: The owner and the designer, engineer in developing a design for the project.
During this, prime goal of owner, the design engineer and the CMAR is to work on the complete
a design for the project that meets the owners needs and is within the portion of the owner’s
project budget available for payment of costs of the construction. During the design phase
available for payment of costs of the construction work. During the Design phase the CMAR is
paid the design phase service fee, and the CMAR provides services to help achieve this goal.
Construction Stage: Within the construction stages of the project, the CMAR manages the
individual bid packages and coordinates all construction activities on the project. The CMAR is
the advocate for the Owner and primarily responsible for the complete management of the
project, regardless of whether or not they are self-performing any aspects of the construction.

Overestimated cost result in a high tender price being submitted by the contractor, which could
lead to tender being unacceptable to the client.
Underestimated cost could lead to a situation where a contractor incurs losses on the contracts
awarded by client.
