DEED OF CONDITIONAL SALE

KNOW ALL MEN BY THESE PRESENTS:

This AGREEMENT, made and entered into by and between.

____________, of legal age, Filipino, single/married and a resident


of ____________ hereinafter referred to as the “VENDOR”.

______________, of legal age, Filipino, single/married and a


resident of ____________, hereinafter referred to as the “VENDEE”.

WITNESSETH :

That the VENDOR is the registered owner of a residential house


and lot located at ___________ covered by Transfer Certificate of Title No.
_____ of the Register of Deeds of _____________ and more particularly
described as follows:

“A parcel of land (Lot.3 of the subd.


plan (OLT, being a portion of lot-18-D (LRC) Psd.
27468, L.R.C.Rec. No.), situated in the Barrio,
Parulan, Mun. of Plaridel, Prov. Of Bulacan.
Bounded on the SE., along line 1-2 by Lot 3351,
Plaridel Cadastre; on the NW. along line 2-3 by
Lot 2 (Irrigation canal) of the subd. Plan; and on
the NE., along line 3 to 1 by Lot 3348, Plaridel
Cadastre, Property of claimed by Sinfroo de
Jesus). Beginning at a point marked”1” on plan,
being N.73 deg. 27’ E, 3114.73 m. from BLLM
No. 1, Plaridel Cadastre., thence s. 67 deg. 56’W.,
35.22 m. to point 2;….. containing an area of ONE
THOUSAND ONE HUNDRED THIRTEEN
(1,113) SQ. MTRS………. Bearing true; date of
orig. survey, March 12, 1912 and that of the subd.
Survey, June 11, 1988 and was approved on May
12, 1989.

That for and in consideration of a sum of ________ (₱_____),
Philippine Currency, the VENDOR hereby conditionally SELLS,
TRANFERS and CONVEYS unto the VENDEE, his heirs, successors and
assigns the above described residential house and lot, together with all the
improvements thereon, under the following terms and conditions:

1. That the amount of ________ (₱_________) shall be paid by the


VENDEE to the VENDOR as down-payment;
2. That the balance of ________ (₱_________) shall be paid in the
following manner;
3. That the capital gains tax, documentary stamps, registration
fee, transfer tax, documentation expenses and notarial fee shall
be for the account of the VENDEE;
4. That the realty tax for the year ____ shall be for the account of
the VENDOR;
5. Title to the above-described property subject of this contract
remains with the VENDOR and shall pass to and be transferred
to the VENDEE only upon complete payment of the full
consideration above agreed upon and the execution and
signing of the final DEED OF ABSOLUTE SALE;
6. Other conditions, if any.

and to be the same persons who executed the foregoing instrument and
