AGREEMENT:

Furthermore in this agreement as the first party called the First Party

In this agreement as a tenant referred to as Second Party

Remembering:

The second party wants to rent a piece of vacant land owned by the first party with proof of the land
certificate which is 350 m2 which is located on Jl. Cambodia No. 155. Agreement to Rent the Land
above, with the following conditions:

1. The first party agrees to lease vacant land to the second party, as described above.

2. The Second Party rent land to run a business, in the form of a furniture sales business. For this reason,
the Second Party will build a shop measuring 10 x 10 m. This was approved by the First Party as the land
owner.

3. The Construction of the shop referred to this second point will be born by the second party and
known immediately to the first party.

4. The Second Party will rent land from the First Party for 5 years. Starting from March 31, 2017 to April
1, 2022. The second party can also extend the lease period with an agreement from the First Party at
least notifying it 10 days before the lease expires.

5. The Second Party will pay this land rent of Rp. 30,000,000.00 (thirty million rupiah) per year which will
be paid every 3th March and no later than 15th March. By transfer to the account number of the First
Party and the Second Party will submit the proof of transfer.

6. The Second Party will treat the land as its own

7. All actions of the Second Party relating to its business that have not been listed in the lease
agreement letter, must request written permission from the First Party

8. The Second Party will comply with all regulations made by the First Party or those in the environment.

9. If there are things that have not been listed in this land lease agreement or there are differences in
interpretation, both parties agree to settle in a family manner. if both parties not found a new meeting
point, then will be brought to the law track.
This land lease agreement is made with a stamp that has legal force and there is no coercion between
the two parties
