of the commercial lot and building located at _______________, Zamboanga City,
Philippines that you are currently occupying specifically _______________
thereof. You have been ignoring your prior agreement with him to pay the arrears
or unpaid rentals due for the months of _________ until present which have caused
irreparable injury to our client.

Please be advised that you have breached the provisions of your contract with the
landowner, specifically ___________________, with regard to the payment of the
monthly rental of (Amount) pesos within the first 5 days of each calendar month,
from the months of _________ until present which have now amounted to
_________. Further, the contract of lease that you have entered into with our client
had already expired last ____________. Pursuant to law and the stipulations in the
contract, the land owner DEMANDS THAT YOU SETTLE YOUR ACCOUNT
within FIVE (5) days from receipt and to VACATE the premises within SIXTY
(60) days from receipt of this notice. If you are unable to comply with the above,
please state the reason therefor in a reply letter addressed to this office and the
same will be taken into consideration by our client. The period above stated is non-
extendable and non-negotiable.

You are given ample time to comply with your obligations and to vacate the
premises. If you do not pay and leave the premises within the period stipulated
above, our client shall be constrained to commence suit to protect his interests.
