PROJECT TITLE: UPGRADING OF SAN ANDRES RHU INTO A BEMONC

(BASIC EMERGENCY MATERNAL


OBSTETRIC AND NEONATAL CARE) FACILITY
LOCATION : San Andres, Catanduanes

TECHNICAL SPECIFICATIONS

I.DEMOLITION/EXCAVATION/EARTHWORKS
Minor earthworks will be done to construct the BEMONC
facility. Major demolition will be done on the interior part of the existing RHU
to accommodate the required specification of the DOH for a BEMONC facility.

Plans/Elevations/Sections/Description:
The proposed BEMONC is a revised plan to include additional rooms
and a 2nd floor extension as indicated in the plan. The elevations for the
proposed upgrading is shown in the plan including the longitudinal and cross
section of the building.The interior wall portion of existing RHU shall be
demolish to widen the hallway by 2.5 meters. There will be a demolition at
the rear portion of the walls of the building for the installation of new doors
and windows. Additional extension room is provided for the TB DOTS at the
back portion of the building would be constructed.

II. CONCRETE WORKS


Beams, girders, columns, floor slabs, landings and reinforced concrete
stair shall be class “A” concrete mixture. Concrete wall footings and plasters
for CHB shall be class “B” concrete mixture and with a 16mm thick cement
plaster. Reinforced concrete slab will be constructed on the 2nd floor building
so we have to jacket/reinforced existing columns and footings as indicated in
the plan. All concrete shall be mixed until there is a uniform distribution of
materials before mixture is recharged. Mixing shall be done in a batch mixer
of an approved type.

III. REINFORCING STEEL


All reinforcement for footings, columns, beams and slabs shall be
structural grade 40 and shall conform to ASTM and ACI requirements.It
should be accurately placed and adequately supported before concrete is
placed and secured against displacement. Splices of continuing
reinforcement such as internal closed ties,stirrups shall be provided for beam
connections columns and intersections.

IV. MASONRY WORKS


5” thick CHB shall be used for exterior walls and 4” thick CHB for
interior wall as indicated in the plan.They shall be reinforced with
10mm diameter deformed bars at 0.60 on center vertical and
horizontal. All concrete and masonry walls shall be plastered and
finish. Opening a partition between the labor and delivery room is
necessary to provide easy access to expectant mother. Provide sun and
wind buffles in front and on the right part of the Bemonc facility.

V. ROOF AND ROOF FRAMING


The building shall be provided with a new roof including the provision
of stainless gutter around the roof line. Corr. G.I Sheets, stainless gutter,
flashing and ridge roll shall be of gauge 24 as prescribed in the plan.
Downspouts and catch basin would be provided. Storm rain storage would
also be constructed at the back of the building to harness rain water during
monsoon months. Trusses, hip trusses and rafters that will be installed to the
new building should be guijo or yakal or its equivalent. Machine bolts shall be
used to fasten web members.
VI. CEILING WORKS/CARPENTRY WORKS
Use ceiling joist from the demolished portion of ground floor ceiling.
Ceilings shall be ¼” thick marine plywood. Provide under cabinets at all
kitchen sink with ¾” thick marine plywood with complete cabinet accessories
as indicated in the plan. Use concealed hinges and heavy duty cabinet
handles.

VII. TILEWORKS
Tileworks will be provided to the proposed Bemonc . Use 40 x 40 cm
ceramic floor tiles (MARIWASA) or its equivalent for floors and 20 x 20 cm
glazed tiles for CR walls and unglazed tiles for CR floors of the same brand or
its equivalent. Use plain cement finish and vertical glazed tile wall finish for
toilet and bath.

VIII. PAINTING WORKS


Painting works will be upon the approval of the engineer especially in
the selection of colors. New painting works should be applied to the new
building at 2nd floor and repainting of existing building is included in the
estimate. Complete painting of the 2nd floor building will include application
of concrete neutralizer and succeeding coats of appropriate brand of paint.
Ceilings, flush doors and cabinets shall be painted with flat wall enamel paint
on its first coat and be finished with quick drying enamel (QDE) paint.
Cement plastered walls both exterior and interior shall be painted with flat
latex paint on its first coat paint thinned with ½ liter of water per 4 liters of
paint tint with latex tinting color to closely match color of topcoat with gloss
latex paint. Roofs shall be painted with red lead paint on its first coat and
Boysen Roof Guard or its equivalent on its 2nd coat. Paint emulsion shall be
applied for all concrete surface as protection to wear and tear. Repair all
minor surface imperfections with paint putty made by mixing paint with
patching compound powder. Proper surface preparation should be applied to
all surfaces that would be painted.

IX. DOORS AND WINDOWS


All doors at the ground floor would be provided as new as well as door
knobs, door closer, doors and windows for the 2nd floor building. There would
be an additional window at the rear portion of the building. Windows shall be
of steel casement provided with 7/8 t bars and ¼ clear glass. Silicon paste
instead of glass putty should be used. All damaged windows would be
repaired. Main door shall be of analock swing type door and the entrance
door at the Bemonc facility. Flush door shall be fabricated with ¼” thick
marine plywood with vertical and horizontal studs including the provision of
door closer (Yale) or its equivalent. Provide paint finish.PVC flush doors for
CR’s shall be of best quality.PVC doors shall be 44mm. thick and shall also be
provided with bottom louvered portions as indicated in the plan.Lumbers for
doors shall be of commercial shall be of commercial grade of the approved
quality of its kind, well seasoned, thoroughly dry and free from loose or
unsound knots, shakes, pitch pockets, or other imperfections affecting its
strength, durability and appearance. Door frames in contact with concrete
shall be yakal or guijo, good grade of design size and thickness as indicated
in the plan. Door studs, nailed and frames shall be tanguile, S4S and kin
dried with not more than 14% moisture content.

X. ELECTRICAL WORKS
All electrical works must conform to the requirements of the latest
National Electrical Code under the rules and ordinances of the First
Catanduanes Electric Cooperative (FICELCO). Old electrical layout/fixtures of
existing RHU shall be replaced to conform to the Electrical Code of the
Philippines. Electrical works shall be completely new for the Bemonc
building. All lines to pass on masonry shall be PVC Neltex or its equivalent
and fittings that shall be sch. 40. All switches and convenience outlets shall
be Toshiba or its equivalent .Main circuit breaker panel shall be provided
indicating all the circuits inside including the number of branches of the
building.

XI. PLUMBING WORKS


All plumbing works shall conform to the requirement of the latest
Plumbing Code of the Philippines under the supervision of experienced
plumber. It will include the installation of new water and sewer lines at the
2nd floor building. A new design septic tank will also be constructed for the
new building. Provide stainless kitchen sink as indicated in the plan. Water
closet and lavatories to all comfort rooms shall be replaced with American
standard plumbing fixtures. Old and worn out plumbing fixtures of the
existing building would be replaced and repair shall be done to clogged
dranaige, water closet, lavatories including the repair of sewer line, leaks as
wells as water lines. All lines to pass on masonry shall be PVC Atlanta or its
equivalent and fittings that shall be provided.
