Conservatories & orangeries

The key difference between glazed
extensions and conservatories is that
the latter remain separate from the
rest of the house, meaning that
planning rules and Building Regs
aren’t as strict. In the past this meant
they could be built to poor standards
and gained somewhat of a bad
reputation for temperature extremes.
However, modern advancements in
glazing technology has resulted in
plenty of specialist companies out
there producing high quality results
suitable for 21st century living. This
means that conservatories and
orangeries can have more of a link
with the rest of the house, creating
open-plan spaces. There is also a
plethora of design options available,
both contemporary and traditional.

Our model conservatory, based on a design by Crystal Direct, will add
20m2 of space to an existing property. The zone will have to be separated
from the main house using external-quality doors and must be heated
independently, too, to avoid Building Regs inspections. For this reason, it
will be more of a garden room than an extension of the current living space.
The Build It Estimating Service prices the work at £23,506 including
labour, plant, materials and VAT – and we should be able to complete
the project in just seven weeks. The biggest outlay will be on the main
conservatory structure, at £8,282 before VAT, and payment for this will
be expected on delivery (around week three or four).

reclaimed from a local school gymnasium.
The homeowners, who come from a design background,
also added a number of eye-catching finishing touches
themselves. A Scrabble-style kitchen splashback and several
garden sculptures are some of the most striking flourishes,
which add personality to the revamped space.

IDSystems’ theEDGE2.0 sliding door system was specified

for the kitchen area because of its narrow 20mm frames and
the ease with which the entrance operates. The versatility
of the setup means it can be used as a single leaf door that
glides smoothly back into its pocket.
In the living area, a three-panel version was chosen for its
ability to break down the boundaries between inside and the
decking beyond. Thanks to the doors’ narrow intermediate
frames, sunshine flows into the extension and original house,
even when the leafs are closed. This means the interiors
benefit from natural brightness all year round.
The glazed entrances are complemented by two large
frameless rooflights that run from front to back on either side
of the extension, creating pockets of light throughout. This
span of sunshine connects the addition to the rooms in the
original house, ensuring everywhere stays bright.
The flank walls are built using masonry construction, with

● Installing a panel sliding door as opposed to a

traditional rear entrance creates design consistency
across the back of an extension such as this. It also
allows the kitchen to seamlessly connect to the decking
and garden area beyond – perfect for establishing a
stylish and contemporary entertaining space.
● Slim framed sliding doors are ideally suited to the
British climate. These designs allow for larger
glass panels, meaning that even when closed during
colder months they enhance the sense of connection
between home and garden.
● Finishing touches are all important. In this instance
the door frames were colour matched precisely to the
render used on the extension, while the stainless steel
handles match the contemporary decor of the interior.

Characterful oak frame extensions

A spacious, open-plan layout is often found high on the project
wish lists of many homeowners. However, in some cases a lack
of space, structural wall issues and rolled steel joists can get in
the way of the spacious floorplan people envision. To avoid this
kind of headache, an alternative solution is to extend outwards
into the garden by creating an eye-catching oak frame addition.
Not only do these structures exude characterful appeal from
the outside, but they have just as much visual allure when you
step inside, too. Exposed oak beams infuse the space with a
homely feel, while the use of glass and plaster helps to blend
traditional with contemporary, resulting in a striking aesthetic
that will attract admiration for years to come. Another prized
element that oak framing offers is high vaulted ceilings, which
are beautifully accentuated by curved oak trusses and beams.

Add light with a wow-factor glass floor

A basement extension is a great route to a larger home without
the hassle of moving. This type of project can provide a much-
needed extra living space or guest room, while increasing the
overall value of your property. One of the key factors to consider
when you’re designing a scheme like this is how to introduce
natural light to this new underground storey.
If your extended space is beneath street level on all four sides,
then IQ Glass’s structural glass flooring could be a stylish way to
channel sunlight into your basement. Laminated in multiple layers,
it offers an extremely strong and durable surface to accommodate
the weight of foot traffic from the floor above.
In this ultra-modern project, an IQ Glass glazed floor has been
inset into the ground floor patio, filtering light into the mixed-use
space below. Fixed glass units sit at almost 6m high and add
architectural interest across both levels. The sleek, flush finish
creates a seamless transition across the patio, while spacer
bars and inner panes of glass provide good insulation.
IQ Glass design all fixings and supports to suit your project
specifications. Transparent floor pieces can be installed as one IQ GLASS
panel. For larger installations, minimal steel sections or frameless Tel: 01494 722880 Web: www.iqglassuk.com

Design a modern staircase to suit

your extension scheme
A key element to consider when planning a new basement storey
is the staircase. The right design will help to connect your lower
ground floor with the upper levels of your home, both physically and
in terms of making it feel like a natural part of the rest of the building.
Supplied by StairBox, this bespoke flight is a simple yet elegant
oak configuration with carpeted MDF treads. Glass balustrades
are a smart design choice for subterranean zones. They create a
smooth transition between floors and allow light to flood down into
the basement from the living spaces above, which could potentially
benefit from more opportunities for glazing than the basement level.
If you’re looking for a staircase to fit a non-standard area or
simply want to have something unique, you can customise your
ideal flight in 3D using the StairBox Online Designer. Simply use
this tool to specify your dimensions, configuration and balustrade
design, along with luxurious structural materials including

Efficient fire safety

Unobtrusive and highly effective, the
Automist Smartscan sprinkler system from
Plumis is a clever fire safety solution for
your basement rooms. This subtle device
is contained within a stainless steel panel
for seamless integration within your decor.
If the product’s in-built heat sensor
is activated, a rotating misting nozzle
emerges from the panel. Infrared sensors
lock onto the source of the fire, targeting
it with a powerful jet of water mist.
Automist’s focused application requires
90% less water than a traditional sprinkler,
limiting incidental damage to your interior. Its low water usage also
means there’s no need for a tank or water mains upgrade.
Suitable for a range of basement extensions, it was the ideal
choice for this airy, open-plan project. Here, the rear garden was
dropped down to meet the lower ground level.
