SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, EDUARDO RAMIREZ MADRIA, American Citizen (but formerly a natural born

Filipino Citizen), of legal age, married and a resident of 3857 Palm Island Ct, Las Vegas,
Nevada USA, by these presents, do hereby make, constitute and appoint PIO A. CASTRO
II, likewise Filipino, of legal age, married and a resident of 5 M.H. del Pilar St., Tagbilaran
City, Bohol, Philippines, to be my true and lawful attorney, for my name, place and stead,
to do the following acts and deeds, to wit:

1. To represent herein grantor/ principal in a case for Petition of Second Owner’s

Copy of Transfer of Title No. T-618765 before the Regional Trial Court of the Bohol,
to represent him at all stages of the proceedings including the pre-trial, to enter
into an amicable settlement, to submit to alternative modes of dispute resolution
and to enter into a stipulations or admissions of facts and documents;

2. To FILE and PROCESS before the Bureau of Internal Revenue (BIR) for Estate Tax
Purposes relative to a certain parcel of land designated as TCT No. T-618765;

3. To FILE and PROCESS, the City Assessor’s Office concerned, the Register of Deeds
(ROD) and other related offices and instrumentalities, my application for a Second
Owners Copy of Transfer Certificate of Title No. T-618765 situated in the
Poblacion, City of Tagbilaran, Province of Bohol, containing an area of Five
Hundred Eleven square meter more or less;

4. To CLAIM/RECEIVE the Second Owner’s Copy of Transfer Certificate of Title

original owner’s copy of the certificate of title applied for;

5. To RECEIVE and SIGN any other and all documents, including the PAYMENT of all
lawful fees, in order to carry out the powers herein vested and to represent me in
any agency or instrumentality, whether government or private, necessary for the
accomplishment of the above-said transaction;

6. To do any other acts and deeds related to the foregoing authority.

HEREBY GRANTING unto PIO A. CASTRO, the power and authority to execute
and perform every act necessary to render effective the power herein vested as though
we have so performed it and HEREBY APPROVING ALL that he may do by virtue hereof
with full right of substitution of his person and revocation of this instrument.
