ABOUT THE PROJECT

A. planning and project development activities


1. Railway station planned to be developed as world class railway
station offering enhanced passenger amenities, facilities and
services.
2. Integrated master plan of the entire railway land at Habibganj
prepared by expert and international architectural consulting
having global experience in railway station development works.
3. Station master plan is duly approved by railways and state
development authorities.
4. Entire development/ redevelopment is planned through ppp mode
with no additional burden to railways.
5. business plan and contract framework for the railway station
prepared by leading global advisory firm and law firm respectively
bringing their core expertise for such development.
6. Station redevelopment is planned through optimum utilization of
air space and land as resource generator and unlocking value for
railways.
7. Extensive project development activities are carried out by IRSDC
involving all the stakeholders. This enabled confidence in the
private sector to undertake first such station redevelopment works.
8. Approvals taken include planning & development authorities,
environment & forest, airport authorities, mining, railways, traffic,
utilities provider etc.

B. Robust contract framework for construction and operation &
maintenance of station
1 . Concession agreement envisages timely and effective delivery of construction
works with accompanying panel provisions. Railway project in past have suffered
due to cost and time escalation along with required approvals. Due provisions have
made to disincentives any such delays.

2. Station being redevelopment shall also be maintained by private sector to ensure


robustness of redeveloped station and guaranteed level of service for passenger
facilities and amenities.

3. Concession is a performance based contract ensuing guaranteed level of services


during and post railway station redevelopment. Panel provisions to ensure such
compliance.

4. services to passengers is guarded through maintenance manual, user charter and


satisfaction levels utilizes technology interventions to check for passenger survey
and also create a management information system for railways to create a system
for satisfactory levels of performance.

C. appointment / selection of developer process


1. Open, transparent and competitive bidding process was undertaken following
the modal documents of planning commission and other provision of land
monetization being undertaken by railways.

2. Extensive marketing and consulting with private sector involving forums,


conferences undertaken to garner private sector interest in the first of its kind
station development program by the railways.

3. site visits and based on the technical requirements and master plan prepared by
IRSDC technical submissions also were undertaken prior to bid stage to take the
private sector on board and complete understanding and confidence of the private
sector as well as IRSDC.

KEY FEATURES OF REDEVELOPMENT OF HABIBGANJ
RAILWAY STATION
1. The station has been designed as a multi model transit hub, after
examining key international case studies on station development
and also property development were looked across the globe to put
benchmarks and practices at optimum costs.

2. THE STATION will have central air space concourse of 84 m long


and 36 m wide equipped with amenities for waiting and seating.
This shall minimal congestion and loading on platforms to avoid
any mishaps or overcrowding.

3. To avoid any chance of mishaps or stampede scenario, there will


be complete segregation between arriving and departing
passengers. A smooth flow of passenger shall be ensured through
the planned station user movement.

4. Station is planned as differently abled friendly. International


practices and Indian norms have been taken into consideration to
ensure its adherence. Provision of 6 nos. Lifts, 11 nos. Escalators
and 3nos. Travelators have been made for easy access to platforms
and concourse.

5. To ensure seamless flow of passengers in all weather conditions


and better passenger movement, two underpasses of 4m each
provided for arriving passenger.

6. The station will have dedicated approach roads for traffic to


railway station along with municipal roads with its integration in
circulating areas. This shall ensure easy ingress/exit along with

convenient parking provisions without creating a traffic block and
congestion on the city roads.

7. Station will have dedicated pick up and drop off parking facilities
for the station users. Provision of parking for approximate 300
cars, 850 two wheelers, rickshaws, taxi & buses has been made.

8. Station shall be operated and maintained by the private sector


concessionaire under the supervision of IRSDC with an ISO 9001:
2000 certification or a substitute thereof for all the passenger
amenities at the station area.

9. Phased development approach undertaken to ensure revamping and


capacity addition in a modular development way at a later period
of time when passenger/ station users increase.

10.Station will comply with NFPA (national fire protection act) to


mitigate any such fire mishap at a public place.

11.In case of emergency, station premises is planned to be evacuated


in 4 minutes and passengers can reach respective designated points
of safety in 6 minutes.

12.Extensive reuse of water is planned with zero discharge technology


being put into place for sewage system. Approximately 6800 sqm
is identified for soft land scaping and 7300 sqm for hard land
scaping.

SAFTY MEASURES

It is important to adopt all the safety measures on site or anywhere near


it. All safety measures should be kept in mind and properly used.
Barricades should be provided near the ramp, subways, construction site
and necessarily near the excavated area for public safety.
Use of personal protection equipment is necessary which includes-

 Safety helmets
 Hand gloves
 Goggles
 Reflector jacket
 Safety shoes

WEST BUILDING

 West building is a very important structure of the mandatory


project. Which is on platform number 1, Side .west building is
built with the idea of having all necessary facilities for the
passengers like waiting rooms, air condition waiting rooms, seating
arrangements, various outlets, ticket counter, hotel, kiosk center
and including all essential amenities.

1. Building is built with the idea of providing the ease and


comfortable experience to all the passengers.

2. Building is built for life expansion of 120 years by providing


the before mentioned measures.

3. Building is built in area 60 x 40 m.

4. Height of west building is 36 m.

EAST BUILDING
East building is also a structure of mandatory project. which is on
platform no.5 side with the idea of facilities like seating arrangement,
waiting hall, lift, In or Out to platform no.5 to the East side NH-12.The
building is modified to attractive look.

AAC BLOCK
(Autoclaved aerated concrete block)
It is a light weight load bearing, high insulating, durable building
product which is reduced in a wide ranges of sizes and strength.
These are available in two sizes -:
(1) 600x200x200 mm
(2) 600x200x100 mm

During the finishing work

Width of the cement plaster is 12 to 16 mm


Ratio of cement and fine aggregate

Cement: fine aggregate = 1:6
Chicken Wire Mesh is used in plaster work before finishing because it
increases the plaster strength of wall by providing tensile strength.

FUTURE EXTENTION
In the west building the column and beams are extend at the end this is
provided for the purpose of future extension. So, that when the
requirement will emerge the building is easily extend.

NOMINAL REINFORCED CONCRETE BOND
It is a reinforcement cement concrete bond which is provided to prevent
the cracks in the wall which is generated due to share force.

In the west building this bond is provided on the distance of 1m in the
starting but the block are cracks so this distance is reduced and bond is
provided on the 600mm.
Grade of concrete is m-20
Grade of steel is Fe - 250 and 12mm diameter.

ORIGIN
The AAC block material was developed in 1924 in Sweden. It has
become one of the most used building materials in Europe and is rapidly
growing in many other countries around the world.
Composition
It is content -
(a) Ordinary Portland cement
(b) Pulverized fly ash
(c) Lime
(d) Gypsum
(e) Water
(f) Aluminum

AAC contains 60% -85% airs by volume.


AAC offers incredible opportunity to increase building quality and at the
same time reduced costs at the construction site.

R.C.C. LINTEL
(Reinforcement cement concrete lintel)
A R.C.C. lintel is horizontal member which is placed across the
openings like doors, windows etc. It takes the loads coming from the
structure above it and gives support. It is also a type of beam, the width
of which is equal; to the width of wall, and the ends of which are built
into the wall.

Composition of R.C.C. lintel
It is of precast and on the site cast type. It is a mixture of cement, fine
aggregate, coarse aggregate and steel etc.
It provides various benefits like –

 Provide strength
 Minimize voids

GRADE OF CONCRETE
Grades of concrete are defined by the strength and composition of the
concrete, and the minimum strength the concrete should have following
28 days of initial construction. The grade of concrete is understood in
measurements of MPA, where m stands for mix and the MPA denotes
the overall strength.
Concrete mixes are defined in ascending numbers of 5, starting at 10,
and show the compressive strength of the concrete after 28 days. For
instance, c10 has the strength of 10 Newton’s, c15 has the strength of 15
Newton’s, and c20 has 20 Newton’s strength and so on.
Different mixes (m) come in varies mix proportions of the various
ingredients of cement, sand and course aggregate. For instance, m20
comes in the respective ratio of 1:1.5:3. The other examples below in the
table

In the construction of west building there is material grade is-


Grade of concrete is m30 in the column and beams.

TMT BARS
(THERMO MECHANICALLY TREATED BARS)
These bars are used as steel reinforced bars to construct the structure like
beams, column, lintels etc.
TMT bars provide tensile strength to the structure.
These are available in three grades-
1. Fe-250
2. Fe-415
3. Fe-500
TMT bars have different diameters of –
6mm,8mm,10mm,12mm,16mm
,20mm,25mm,28mm,32mm,36mm,40mm, 45mm, 50mm .

SUBWAY

It is the passage below the railway lines for the movement of passengers.
It is built with the idea of segregation of passengers arriving and
departing from the station.
In which, subway will be used for the passengers arriving at station and
leaving for the city/outer.

Subway Under construction-

It is the passage below the railway lines for the movement of passenger.
There are generally two subways-:
A. At Itarsi End
B. At Bhopal End

The total length of subway = 141.75 meter which is covered by precast


boxes of 4x2.85m with the base of 200mm and wall thickness 400mm.

The grade of concrete used for precast box = M-35


The joints of boxes are filled by micro concreting and water proofing
also done.

WATER PROOFING IN THE SUBWAY
In the underground side like subway there is one problem generally
occurs, which is leakage of water so, to prevent this leakage we required
grouting.
GROUTING- A thin mortar used to fill cracks and crevices in masonry.
Or a thin plaster for finishing walls and ceilings.
There are generally two types of grouting used to prevent leakages-
1. cement grouting
2. poly-urethane grouting

CEMENT GROUTING- cement is the injection of pump able Portland


cement based grout into a soil or rock formation to change the physical
characteristics of the formation. Cement grouting is the injection under
pressure of cement or grout to fill voids or fractures in the soil, rock unit
or concrete structures.

Grouting process in tunnel

Composition- Cement
Admixture and water
ADMIXTURE - In the grouting of subway the perma grout-500 is used
. It is an admixture for grouting cement slurries, grouting mortars and
non shrink concrete.
Functions –

1. When admixed with cement imparts an expansion of 6% in


cement slurries.

2. High early and ultimate strength to grouting slurries, mortars &
concrete.
3. Free from metallic iron chlorides, sulphates and nitrates.

Direction of use-
Neat cement grout
For cable duct grouting o.p.c. : 50 kg

perma grout-500 : 500 gms

Water : 15 to 18 liters

PROCEDURE- In this process find the place where the leakage is occur
than there is a pipe inject with the help of drill. Than the cement slurry is
prepared in the tank mixed with admixture. After the prepare this is
filled in this cement grouting machine and the one end of pipe line is
connected with the grouting machine ,other end of the pipe is fixed with
the wall pipe then apply pressure and slurry is pumped than its fills in
the machine as per requirements. It fills the voids present in the wall,
slab, beam etc.

After the grouting on the joint there is cut of the width 100mm and
depth 50mm and after this adhesive is filled and stick a fiber mash
than after apply cement paste for the better joint.

POLYURETHANE GROUTING

Polyurethane injection grouting is a waterproofing technique that


involves creating polyurethane mixture whereby when this mixture is
inserted with pressure into the cracks of a structure, the mixture will
react and in turn expand and toughen. It is used to stop water flowing
through structural joints and cracks.
PU grouting is mainly used to restore cracks and repair water damages
that have been done to walls, flooring, etc. It prevents cracks from

leaking continuously and it is used to maintain the structures operational
integrity.
PU grouting process-
1. Hole is drilled through the surface on a wall/floor/ceiling
2. Grout is injected
3. Grout expands to fill the crack
4. Hole is covered and sealed.

Safety provided in tunnel and building


Buildings and Tunnels are planned, designed and constructed to ensure fire safety
and this has been done in accordance with part IV Fire Protection of National
Building code (NBC) of India. Pipes are provided in tunnel and building for gas and
water for fire safety.
