all of legal ages, and citizens of the Philippines, have named and hereby constitute and
appoint TOMAS P. SAN LUIS, of legal age, widower, Filipino with residence at 197 Dona
Cornelia Subdivision, Northern Hills, Malhacan, Meycauayan, Bulacan, to be our true and
lawful attorney-in-fact, for us and in our name, place and stead, and for our use and benefit,
to do and perform all of any of the following acts and things, to wit:

1. To file and/or prosecute any and all action or any and all applications with the
Regional Trial Court in the City of Balanga, Bataan and the Registry of Deeds of
Bataan, for the cancellation of adverse claims annotated on the copies of
ORIGINAL CERTIFICATES OF TITLE of Transfer Certificates of Title Nos. as
follows:

The above mentioned titles are all registered with the Register of Deeds of
Balanga, Bataan, covering certain parcels of land in Bagac, Bataan, in our

 names, such as adverse claims having been files by several claimants/ usurpers
as reflected in four (4) Joint Affidavits of Adverse Claim, to wit:

(1) Entry No. 2011005856 dated September 12, 2011

(2) Entry No. 2011005856 dated August 12, 2011
(3) Entry No. 201200346 dated January 13, 2012
(4) Entry No. 201200346 dated January 13, 2012

2. To engage the services of a lawyer to prepare such court pleadings and

appearance in court to represent us thru our said Attorney-in-Fact with the said
Regional Trial Court under such terms and conditions our said Attorney-in-fact may
deem reasonable at our expense;

3. To sign the Verification and Certification against non-forum shopping page of the
Petition and/ or complaint to be filed with the Regional Trial Court having
jurisdiction of the same;

4. To negotiate, enter into amicable settlement, submit to alternative modes of

dispute resolution, and enter into stipulations and admissions of facts or
documents;

5. To represent us at the Pre-Trial Conference in any suit, action or legal proceeding

so initiated, commenced and filed by the authorized representative in the exercise
of his/her powers under this deed of these represents, or any subsequent settings
hereon before the court and to consider and decide for and in our behalf in the Pre-
Trial Conference, the following matters:

a. To make, sign, execute and deliver contracts, agreements, documents, and

other writings of whatever nature or kind regarding the above entitled case;
b. Enter into amicable settlement or a submission to arbitration;
c. Submit to alternative modes of dispute resolution, including referral to
commissioners;
d. Enter into stipulations or admissions of facts and documents;
e. The simplification of issues;
f. The necessity or desirability of amendments to the pleadings;
g. The possibility of obtaining stipulations or admissions of facts and of documents
to avoid unnecessary proof; and
h. Other matters as may aid in the prompt disposition of the action.

6. To do and perform any other necessary or proper act or deed that will redound to
our benefit and advantage in connection with the above intents and purposes.

GIVING AND GRANTING unto our said attorney-in-fact full power and authority to do
and perform every act and thing whatsoever requisite to be done in and about the premises
as fully to all intents and purposes as we might or could lawfully do if personally present, and
hereby RATIFYING AND CONFIRMING all that our said attorney-in-fact shall cause to be
done by virtue of these presents
