RENTAL AGREEMENT

THIS RENTAL AGREEMENT is made and executed on this the 25th day of July 2019
(25.07.2019) by and between:
Ms. SINDHURA KALVA,
Residing at: No 181/D, 15th Main Road,
B.S.K 1st Stage, 2nd Block,
Srinagar,
Bangalore.
Hereinafter called the “OWNER/LESSOR” of the One part, and in favour of:-

Hereinafter called as the “LESSEE/TENANT” of the other part: -


Whereas the terms Lessor and Lessee shall mean and include their respective, heirs, Legal
representatives, administrators, and assigns etc.
And Whereas the Lessor the sole and absolute owner of the House situated Trifecta Verdure,
Flat No. 025, E Block, Chikkanayakanahalli, Doddakanneli, Sarjapura Main Road,
Bangalore. Whereas the Lessee has approached with the lessor to let-out the schedule premises
on rental basis, and the Lessor agrees to let out the same under the following terms and conditions.
01. The Lessor agrees to let out the schedule premises for a monthly rent of Rs. 18,000/-
(Rupees Eighteen thousand only) per month, thus the Lessee hereby agrees to pay the
same on every month.

02. Whereas the Lessee shall agree to pay the monthly rent by on or before 5th day of every
English calendar month.

03. Whereas the Lessee use the schedule premises for RESIDENTIAL PURPOSE only
and should not use for any illegal or immoral purposes.

04. The Lease will be for a period of 11 (Eleven) months from the date of This Agreement,
but it can be extended by mutual consent by increasing 10% of the rent amount once in
one year.
05. Whereas the Lessee should not sublet or under let the schedule premises to any other
persons without written consent from the Lessor.

06. The Tenant shall keep the premises in good and tenantable conditions. The tenant shall
not cause damages to the existing structure, fitting and fixtures and painting and is liable
to get them repaired at his own cost or equivalent sum will be deducted out of Security
Deposit made with Landlord and the tenant should keep the building in good conditions.
07. Whereas the Lessee has this day paid a sum of Rs 5,000/- (Rupees Five Thousand
Only) towards token deposit by way of online payment through Google Pay with
transaction reference no 920215548183.Thus the Lessor has received and acknowledges
the receipt of the same. This amount shall not carry any interest, and the agreed
remaining amount Rs.1,25,000/- shall be paid after the agreement, and before 30th July
2019. The same shall be refundable to the Lessee at the time of vacating the schedule
premises.
08. And whereas the Lessee hereby as agrees to pay the Maintenance charges separate to
the concerned department on every month.

09. The Lessee shall pay the Electricity charges as per bill to the concerned department
every month without fail.

10. The Lessee shall vacate the premises on a 30 (Thirty) days’ notice from the Lessor.
Similarly, the Lessee can vacate the premises after giving 30 (Thirty) days’ notice to
the Lessor.

11. The Lessee shall get the premises distempered/color washed at the time of vacating the
premises failing which the cost of One Month Rent Amount including unpaid bills such
as electricity and maintenance deducted out of security deposit paid to Lessor.

12. The Lessee shall not cause any disturbance or interruptions to the neighbors by creating
noise and he shall live in good social harmony with the neighbors.

13. Whereas the Lessor has the right to inspect the schedule house premises as and when
needed without prior intimation to the Lessee. If any persons other than those mentioned
in this agreement are found to be residing/ staying in the nights, such stay will be treated
as unauthorized stay and the Lessee have agreed to pay additional Rs.5000/- per person
per month towards the same.

SCHEDULE
The Premises situated Trifecta Verdure, Flat No. 025, E Block, Chikkanayakanahalli,
Doddakanneli, Sarjapura Main Road, Bangalore. Accommodation consisting of: One
Kitchen, Double Bedroom, One Attached Bathroom and Toilet, One Common Bathroom and
Toilet with Electricity and Water Facility RCC Roofed Ground Floor House with Two three door
wooden wardrobes, Four ceiling fans, One geyser, Two exhaust fans in both the washrooms,
Eight LEDs.

IN WITNESS WHEREOF the above-named Lessor and Lessee has affixed their respective
signatures to this agreement on the day, months and year first above written.
