RENT-A-CONDO

Introduction 

Students,  teachers,  employees,  and  other  hectic  people  have  seldom  had  an 
overload  with  the  work ethic they put in their specific fields. Other individuals simply desire 
to  have  themselves  entertained  like  go  out  and  drink,  though  some  of  these  people  reach 
an  "overtime"  and  need  a place to stay. Employees who work overtime often result in them 
being  exhausted  and  to  those  who  are  already  restless  during their working period should 
require  at  least  a  napping  interval. Students get exhausted from their school achievements 
and  often  need  to  unwind  after  a  stressful  day.  People  who  will  be  on  vacation  for a while 
are  in  demand  for  a  place  to  stay  depending  on  the  time  period  they  have.  Even  some 

 
 
 
people  are  merely  looking  for  an  area  to  rest  in  order  to  mediate  their  mind  and  body. 
There  are  various  reasons  and  explanations  why  the  utmost  people  are  stranded, 
distressed  and  are  in  dire  need  for  a  place  to  relax.  These  exhausting  moments  and other 
reasons  resulted  in  them being jaded all the time and some people proceed to their homes 
late or be stranded and have to wait until they find transportation to their homes.  

This  study  is  to  conduct  benefits  to  all  the  individuals  who  are  in  a  shortage  of  a 
location  to  be  relaxed.  Rent-a-condo  is  a  mobile  application  system  where  various  people 
can  book  numerous  rooms,  depending  on  their  preferences,  in  order  for  them  to  relax, 
study,  have  fun,  etc.  The  process  for  this  system  is  that  a  regular  owner  who  is  willing  to 
rent  out  his  condominium  to  a  person  who  is  interested.  Prices  will  depend  on  the  size  of 
the  condo  unit.  Similar  applications  with  Grab  and  Uber  only  difference  the  owner  is 
renting  their  property.  This  application  was  originally  designed  for  thesis  mates  who 
require  to  stay  overnight  near  the  campus  plainly  to  finish  their  obligation. Succeeding on, 
the  group  realized  that  other  individuals  need  this  system  in  order  to  survive  and  it's  not 
just  a  thesis  that  can be accepted as the reason for them to apply to the system, but others 
as well which are stated above.   

The  issue  the  group  has  seen  is  that  after  a  tiring  day  some  people  need  to  have  a 
temporary  place  where  they  can  rest.  Most  people  get  stranded and have no choice but to 
wait  and  try  other  means  of  transportation.  Others  sometimes  travel  late  at  night  where 
the  road  is  unsafe  in  order  to  reach  their  homes.  These issues of being unsafe, exhausted, 
stranded and many more are the concerns why this online application was invented for. 

The  aim  of  this  research  paper  is  to  determine if renting a condominium for a short 


or  a  specific  amount  of  time  will  be  beneficial  to  individuals  where it can be a necessity for 
them  to  have  a place to stay, relax, or to simply just have fun. This objective implies to set a 
more convenient method for individuals that need a location to pause and relax.

The  table  below  presents  the  frequency,  relative  frequency  and  percent  frequency.  Through 
identifying  what  students  are  greatly  affected  by,  a  better  understanding  of  the  majority  of  the 
student’s  life  is  obtained.  Based  on  the  survey  and  data  gathered,  students  are mostly affected by 
night  classes.  A  students  tiredness  from  a  day  full  of  academic  and  other  work  is  second  to  the 
most  frequent,  with  having  only  a  6%  difference  in  percent  frequency.  On  the  other  hand, studying 
late at night for one’s thesis has the lowest frequency with only 4%.

A  student’s budget for a one-night rent for a condominium unit allows the researchers to gauge and 
price  their  property  properly.  When  pricing  for  rent  and  the  like  and  the  price  is  over  the  budget of 
the  majority  of  the  students,  there  is  a  high  possibility  that  the  business  will  fail.  According  to  the 
data,  the  majority,  at  54%  have  a  budget  of  Php  500-650  for  overnight  rent.  Meanwhile,  42%  have 
chosen  the  second  price  bracket  of  Php  651-800.  A  mere  2%  have  chosen  to  budget  above  Php 
1000  for the rent. Seeing as this price range is the least popular and common, it would be unwise to 
price rent at anything above Php 800.

Different  condominium  units  vary  with  regards  with  its  layout.  The  most  wanted  condominium 
layout  is  a  studio,  which  garnered  a 84% percentage frequency. The second most wanted would be 
a  2-bedroom,  24%,  and  a  3-bedroom,  10%.  With  this,  we  can  infer  that  the  larger the condominium 
unit,  the  lower  the  interest  in  renting  it.  In  considering  layout,  we  must  also  consider  each 
customer’s  budget.  Since  the  previous  questions  have  proven  that  the  lowest  price bracket of Php 
500-650 is chosen, it is understandable that the smallest functional layout is preferred.

In the date above we can see that the main issue of renting the owners apartment is being

material aspects or security.

The  logistics  of  the  business  is  just  as  important  as  other  aspects  such as pricing. When businesses have 
difficult  processes,  many  clients  are  inclined to refuse the business. The premise of renting a condo is built 
on  the  idea  of  convenience  for  students.  52%  of  the  student respondents have voiced that registering for a 
condominium  unit  on  the  day  itself  is  more  convenient  than  doing  it  in  advance.  However,  the  remaining 
48%  have  said  that  registering  in  advance  is  more  convenient.  Since  the  data  results  are  very close to one 

 

 
 
another,  it  would  be  wise  to  create  another  survey  to  better  clarify  the  wanted  logistics  for  the  business 
through more questions. Another possible idea would be to accept both types of registration.

In  such  a  business  such  as  Rent-A-Condo,  there  is  a  need  to  identify  where  the  condominium  units  will 
come  from.  Based  on  the  results  of  the  survey,  majority  of  the  students  will  only  rent  their  condominium 
unit  for  Php1,000  and  above.  Following  this,  18%  of  the  respondents  will  only  allow  the  renting  of  their 

 

 
 
condominium  unit  for  Php  801-1000.  This  poses  a  problem  as  the  students  who  would  be  the  market  for 
this  business  have  said  that  their  budget  for  renting  would  be  from  500  to  800  pesos.  These  results  are 
important  as  they  play  a  factor  in  identifying  the  weak-links  of  the  project and help the business owners to 
narrow down the possible cause for failure.

Based  on  the  data  given  above,  the  ones  willing  to  rent  their  condo  have  only  agreed  to  lend  it  overnight.

second  to  the  highest  frequency  is  only  38%.  While  the  rest  of  the  choices  are  below  11%.  This  comes  to 
realization that people are willing to rent their place with a very short period of time.

With  allowing  others  to  stay  in  ones  condo,  there  is  always  a  risk  factor.  Through  identifying  what  is  the 
most  common  fear  that  refrains  students  from  lending  their  condo  allows  the  business  to  find  ways  to

eliminate  these  fears  and  allow  a  safer  transaction  between  the  renter and the owner of the unit. Based on 
the  data  gathered,  the  most  common  fear  would  be  from  inviting  visitors  and  friends.  Bringing  in  many 
visitors  in  ones  condo  increases  the  risk  of  other  problems  to  rise.  More  people  in  ones  condo  also 
increases  the  responsibility  of  the  owner  to  keep  all  safe  and  away  from  danger.  The  next  most  common 
and  frequent  concern  is  on violation of set rules, 24%. Other commons have been proven to be a concern to 
the owner of the unit such as theft and malicious intention.

As  the  owner  of  the  condo,  given  notice in advance is a key factor in providing a quality experience for the 


person  who is going to stay in. Based on the data above 91.5% of the respondents chose the registration in 
advance  while  only  10.6%  choosing  the  registration  on  the  day  itself.Interpreting  this,  people  are  more 
likely to accept people to stay in their condo if the notice is given ahead of time.

Based  on  the  data  above,  total  of  50%  of  the  respondents  have  agreed  that  this  Rent-a-condo  system  is 
beneficial  to  them. The lowest rate was 4% and the second highest is 14%, this states that some people will 
only  use  it  if  they  are in the mood to rent the place, while others are not considering it as a benefit to their 
sustainable lives. 

Conclusion  

Through  conducting  a  survey  for  both  the  target  market  and  possible  suppliers,  a 
better  grasp  on  the  business  is  attained.  Some  possible issues that were identified was the 
differing  rent  money  that  the  customers  and  unit  owners  want.  Customers  are only willing 
to  pay  Php  500  to  Php  800  for  an  overnight  condo,  however  the  unit  owners  mostly  want 
Php  1000  for  each  night. Another issue would be the logistics in how the unit renting would 
ensue.  The  majority  of  the  customers  prefer  registration  on  the  day  itself  while  the  unit 
owners  would  prefer  advanced  renting  similar  to  online  booking.  Given  these  problems, 
50%  of  the  respondents  have  voiced  out  their  need  for  such  a  system  as  Rent-A-Condo. 
Through great trouble-shooting and refinement, this business idea will surely take off.  

To further better the business idea and to lessen the possibility of failure, more data 
on the unit owners condominiums should be gathered. Some possible data points would 
be to obtain condominium layout and available amenities for each condominium unit. This 
is important as this may also affect the pricing for each overnight rent of a condominium.
