CONTRACT TO SELL

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT TO SELL, made and executed this ____ day of _________, 20__
by and between:

Jinnie Sandejas, married, with residence address at Blk.


25 lot 26, Kapitbahayan St. NPC Village, Tandang Sora,
Quezon City, Philippines, hereinafter referred to as
the "SELLER”

-and-

John Marcus Rivera, married to Marian P. Rivera, of


legal age and residing at 28 Kalayaan, Babanse St. Brgy.
NBBS, Malabon City, hereinafter referred to as the
“BUYER”;

-AND-

WITNESSETH;

WHEREAS, the SELLERS are the lawful heirs and are the owners of parcel of land with an
area of _______________ square meters, more or less, covered by Original Certificate of
Title No. ______located in ______.

WHEREAS, the BUYERS have offered to buy and the SELLERS have agreed to sell the
abovementioned property including improvements erected therein;

NOW THEREFORE, for and in consideration of the total sum of TWO MILLION FOUR
HUNDRED THOUSAND PESOS (Php2,400,000.00), and of the covenants herein after set
forth the SELLERS agree to sell and the BUYERS agree to buy the aforesaid property subject
to the following terms and conditions:

1. The total consideration shall be TWO MILLION FOUR HUNDRED THOUSAND


PESOS (Php2,400,000.00),, payable as follows:

a) The amount of ONE MILLION PESOS (Php1,000,000.00), representing the down


payment and is 45% of the total consideration shall be payable by the BUYERS
to the SELLERS on 04 JULY 2019;

b) The amount of ONE MILLION FOUR HUNDRED THOUSAND PESOS


(Php1,400,000.00), representing the other 55% of the total consideration shall be
payable by the BUYERS to the SELLERS on or before December 30, 2019 upon
turn-over of all necessary documents relative to subject property;

2. Capital Gains Tax, Real Estate Tax and Notarial Fee, shall be for the account of
the SELLERS;

3. Documentary Stamps Tax, Registration Fee, Registration expenses, and all other
miscellaneous fees and expenses relative to transfer shall be for the account of
the BUYERS;

4. Possession to the said property shall be delivered by the SELLERS to the BUYERS thirty
(30) days from the date of signing of this Contract to Sell.

5. In case of failure of the Sellers to vacate the subject property within the specified period,
the partial payment shall be returned back to the BUYERS including 3% interest per
month.

6. Upon full payment of the total purchase price, the SELLERS shall sign and execute
a DEED OF ABSOLUTE SALE in favor of the BUYERS. The SELLERS shall likewise
execute and/or deliver any and all documents, including but not limited to the original
copy of Transfer Certificate of Title, Tax Declaration and all other documents necessary
for the transfer of ownership from SELLERS to the BUYERS.

IN WITNESS WHEREOF, the parties have hereunto affixed their signatures, this 1st day of
July, 2019 at _______ City, Philippines.
