GENERAL SPECIFICATIONS
I. GENERAL CONDITIONS
This specification will compliment the plans prepared by the Architect/ Engineer. In
case of conflicts between plans and the specifications, the attention of the Architect/
Engineer shall be called for his decision.
All measurements shall be verified at the job site. In case no dimensions are given
references to grids shall be made, while the others, scale measurements shall be taken
giving reasonable allowances for reproduction in accuracies.
1. SCOPE OF WORK
The work includes the furnishing of all materials, tools and equipment, and
labor for the completion of the project.
2. LOCATION
The site shall be physically pinpointed by the owner and shall be verified by
the contractor based on the location plan. Responsibility for the determination of
the exact location rest on the owner, and the contractor shall not liable for error
in the location. The contractor however shall be responsible for the staking out of
the building and for the establishment of the correct grade.
2. MATERIALS
Filling Materials - 0.50 meters high from existing provincial road, Portland Cement
shall conform in standard 40.0 kilograms per bag.
Aggregates - Natural stones, maximum size 2.54 cm. and ¾ gravel for columns,
beams & 2nd floor slab.
3. CONCRETE PROPORTIONS
Class “A” (1:2:4), fc’ = 3000 psi for all Columns, Beams & 2 nd Floor slab
Class “A” (1:2:4), fc’ = 3000 psi for all Footings & Hallways
Class “B” (1:2:5), fc’ = 2500 psi for all Slabs on grade
16 mm Ø RSB shall be use for Columns & Beams
5. MASONRY
All steel reinforcement shall be cold rolled steel of local manufacture sizes as
indicated in the structural details.
2. KINDS OF LUMBER
Good lumber for jambs or heads
Cocolumber for all forms and scaffoldings (2 x 3)
Panel doors for main & exit
Flush doors for rooms
PVC door for toilet & bath
3. DOORS
All doors shall be 1-3/4” finished thickness except for toilets which shall be 1-1/2”
finished thickness.
IV. HARDWARE
1. SCOPE
Provides all rough hardware required including nails, bolts, lag crews and all
finishing hardware and such other hardware necessary to complete the work.
2. MATERILAS
Butts and hinges: loose pin, ball tip butts, 3” x 3” , 3 pieces per floor, one
piece door knob.
3. WORKMANSHIP
Finishing hardware shall be installed by skilled carpenters without denting or
damaging the finish surface of the door or any exposed surface.
Screws shall nail and screw drivers shall not damage the heads of screws.
V. WINDOWS
1. SCOPE
All windows shall be ¼” thick clear glass on Analok frame awning or sliding
windows.
2. MATERIALS
Glasses for sliding windows shall be ¼” clear thick glass unless otherwise
indicated on schedule. Provide mark signs over glass after installation for safety.
VI. TINSMITTING
1. SCOPE
Provide all tinsmith work, including long span roofing, flushing, gutters and
other accessories such as rivets and teksrew to complete the tinsmith work.
2. MATERIALS
All materials shall be local manufactured.
Lap connections of ridge rolls shall be riveted and soldered, including flushing
and gutters. Approved sealant may be used in lieu of soldering.
For roofing, all scratches and damaged surfaces shall be refinished to match
adjacent surfaces.
VII. PLUMBING
1. SCOPE
Work includes the complete installation of the plumbing system, including
fixtures and connections to the water supply system.
2. MATERIALS
All piping materials shall be Galvanized Iron S40.
3. WORKMANSHIP
All fixtures shall be installed by skilled workmen without denting, bruising or
scratching the surfaces of the fittings and fixtures using approved equipment for
the purposes.
4. WATER METER
Use 25 mm Ø, badger or approved equal, water meter installation shall be
secured by the Owner from water district.
VIII. ELECTRICAL
1. SCOPE
All electrical work shall conform to the requirements of the National Electrical
Code and the rules and regulations of the power company.
2. WIRING SYSTEM
All electrical wires shall be in ½” Ø and ¾” Ø moldflex pipe or unplasticized
electrical conduit.
All wires shall be THHN or THHW (standard) stranded wires minimum size
shall be #12 AWG.
4. OUTLETS
All convenience outlets shall be duplex type, 15Amp. 18” from the finished
floor line.
5. FIXTURES
Ordinary lighting fixtures are included in the work, but if the lighting fixture
are furnished by the Owner during construction, will be installed by the
Contractor.
6. ELECTRIC METER
The Contactor shall make all the necessary arrangements with the electrical
company for the installation of one (1) watt hour meter.
7. SERVICE EQUIPMENT
The service equipment consists of integrated circuit breaker, circuit as
indicated and rated. The breaker shall be mounted 6” with top of enclosure
above finished floor line.
2. MATERIALS
All materials including tinting and latex shall be new of approved brand and
delivered in their original containers.
