CONTRACT OF LEASE

KNOWN ALL MEN BY THESE PRESENTS:

That this Contract of Lease made and entered in the City of General; Santos,
Philippines, by and between:

VICENTITA BULAONG TUBAO, of legal age, Filipino, married to Josefino R.


Tubao, and a resident of Christ the King Village Subdivision, Barangay City Heights,
General Santos City, hereinafter referred to as the, LESSOR;

- and –

JONIVER B. LADANAN, of legal age Filipino, married to Michelle R. Ladanan,with


residence and postal address at Bulaong Subdivision, General Santos City, hereinafter
to as the LESSE;

W I T N E S S E T H:

That the lessor is the lawful owner of that parcel of land known and identified as Lot 12-
E, Block 8, situated at Bulaong Subdivision, General Santos City.

NOW THEREFORE, for and in consideration of the foregoing LESSOR does hereby let
and demise unto the LESSE portion of the above-described property under the following
terms, condition and stipulations as follows:

s) That this Contract of Lease shall be for a period of One (1) Year from
January 1, 2018 to December 31, 2018, with the right to be renewed upon
Mutual agreement;
t) Upon signing of this contract the LESSE shall make deposit amounting to
TWENTY FOUR THOUSAND (P 24, 000.00) PESOS and can be consumed
before the expiry of this contract;
u) That the monthly rental of EIGHT THOUSAND PESOS (P 8, 000.00) and shall
be paid every 30th of the month. Failure of the LESSE to pay the agreed
amount on or before the said date after a grace period of THREE ( 3) days will
result to the cessation or closure of the leased area.
v) That the LESSE shall not sub-lease the structure
w) That the area will be under the BUILD, OPERATE and TRANSFER scheme
where the structure will be turned over the LESSOR if the contract is not
renewed.
x) That the LESSE is not allowed to build extensions or improvement beyond
the boundaries of the rented area without the approval of the LESSOR.
y) That during the terms of this lease, LESSEE shall solely liable for the cost of
water, gas, electric current, telephone and other utilities that it make cause to
be connected or installed in the leased premises.
p) That the LESSEE shall be liable for the cleanliness/ sanitation of the rented
area, and should adhere to the policy that no lives animals are allowed within
their premises that will compromise the health and sanitation of the people in
the neighboring area;
r) Failure of the LESSEE to follow the conditions and stipulations shall
automatically cause the termination of this LEASE AGREEMENT without need
of going to court.
