CONTRACT OF LEASE

KNOWN ALL MEN BY THESE PRESENTS:

That this CONTRACT OF LEASE, made and executed in Manila, on __________, by

and between:

_______________________________, a duly organized corporation under the laws of

the Philippines, with offices at _________________, by its _____________,
_____________________, of legal age, a resident of ____________________, and who has
plenary powers to enter into and sign this agreement, hereinafter designated as the “LESSOR”;
and,

_______________, of legal age, a resident of ___________________, hereinafter

designated as the “LESSEE’, hereby;

WITNESSETH

That the LESSOR hereby leases and lets unto the LESSEE and the latter accepts in
lease, the property herein below identified, under the following terms and conditions:

1. PROPERTY LEASED – That certain apartment unit with the privilege to use the
garage and with all improvements thereon, located at
_________________________.

2. AMOUNT OF RENTAL – That the rent shall be __________________________

(P ________), Philippine Currency, each calendar month, payable each month in
advance.

3. PERIOD OF LEASE – That the lease shall be on monthly basis, commencing

____________ to _______________, and said lease is automatically renewed when
the lessor demands payments of rents and lessee pays the agreed rentals.

4. UTILITIES – That the Lessee shall pay all bills for utilities, such as water, light,
telephone, gas, and others of like nature used and consumed during the lease.

5. REPAIRS – That ordinary repairs of the premises shall be for the account of the
Lessee, while major repairs shall be for the account of the Lessor.

6. OTHER CONDITIONS – That the Lessor shall insure the house against fire and
other destructions, and in case of losses due to the risk insured against, the lessor
shall immediately replace or repair the same, and the Lessee has the preferential
rights to continue to with the lease. That, in the event the lessor is compelled to take
legal actions for the ejectment of the Lessee, the latter shall pay to the Lessor
damages in an amount reasonable under the circumstance.
 IN WITNESS WHEREOF, the parties hereto, have hereunto set their hands in
