LEASE DEED

THIS DEED OF LEASE IS MADE AND EXECUTED ON THIS THE 17 th


DAY OF OCTOBER 2012, AT HYDERABAD.

Between:

M/s Gaurav Enterprises, Rep. By its prop. Sri Gaurav Kwatra S/o Ramesh
Kwatra, Aged about 30 years, Occ: Business, R/o.H.No.1-2-376/1/A, Flat
No.601, Star Home Apartments, Domalguda, Hyderabad-500029.A.P

Herein after called the ‘LESSOR’ (which term shall mean and include wherever
the context. So requires the Successors and assigns referred to as the party of
the First).

Mr. R.Rajasekkhar S/o. R.Mallikarjuna Chary, aged about 32 years, Web
Designer, R/o. H.No. 4-3-16, K.S. Market, Sultan Bazaar, Koti, Hyderabad –
500 095, (2) Mr. B.Prashanth Kumar, S/o. B. Ashok Kumar, aged about 29
years, Web Designer, R/o. H.No. 43/135, Anjaiah Nagar, Kothaguda Post,
Kondapur – 500 032 and (3) Mr. M.P. Santosh Kumar S/o. M. Pandu, aged
about 28 years, Web Designer, R/o. H.No. 1-8-55/1, Temple Alwal,
Secunderabad.

Hereinafter called the ‘LESSEE’ (which term shall mean and include wherever
the context. So requires the successors and assigns referred to as the party of
the Second).

WHEREAS the party of the first part is the G.P.A Holder of the
schedule premises bearing 114-A, First Floor, situated at 3-6-728, SUNNY
PALACE, Himayathnagar, Hyderbad, A.P. and whereas the Lessee is in need of
the schedule premises for running a business of Web Designing Company
under the Name and style of “FRUITION 4” and for the said purpose they
approached the Lessor and the Lessor agreed to give his premises for running
the business in the said premises and further wants to reduce the terms of the
Lease Deed in writing as under.

NOW THIS LEASE DEED FURTHER WITNESSES AS UNDER:

1. The Lessee agreed to take the premises for running a business of


Recruitment under the name and style of M/s. FRUITION 4 (Web
Designing Company) in the said premises for a monthly rent of Rs.
5,500/- (Rupees Five Thousand Five Hundred only).

2. The Lessee agreed to pay Rs. 25,000/- (Rupees Twenty Five


Thousand Only) as an interest free security deposit the same shall be
refunded after termination of the lease deed or vacating the premises
after deducting the dues if any as on that date.

3. That the commencement of this lease deed is from 6th October 2012.

4. That the Lessee shall pay the monthly rent to the Lessor or his
authorized representative on or before 6th day of every calendar month
and in case of delay the penalty of Rs. 0.25% of the rent shall be
charged every day.

5. That if the Lessee defaults payment of the rent for two consecutive
months the said Lease Deed shall automatically stands cancel and the
Lessor shall be at liberty to evict the Lessee without notice and incase if
the lessee fails to vacate the premise it shall be deemed that the lessee
is in illegal possession and shall be liable for means profit and damages.

6. That the this Lease Deed will be for Eleven (11) months from the date
of this agreement and it will be continued with the mutual consent of both
the parties with an enhancement of 10% on the last rent paid every 11
months.

7. That the Lessee agreed to keep the scheduled premises clean, neat,
good, hygienic and shall not use the common open spaces i.e. the lobby
and shall not keep any articles which are used for his business, during
the tenancy period.

8. That the Lessee will maintain the premises intact and tenable
condition subject to the deterioration by natural cause beyond the control
of the Lessee.

9. The lessee do hereby undertake to hand over the possession of the


schedule premises in as it condition at the time of vacating the premises.
The lessee further unconditionally undertake to pay damages as
calculated by the lessor incase any damage to the above amities
provided by the Lessor.

10. That the Lessee shall not run any business whatsoever except that
which is mentioned in the Lease Deed.

11. That the Lessee undertakes that he shall not use the scheduled
premises for any illegal activities under any circumstances.

12. That the Lessee shall run the business without causing any
inconvience to the neighbours and other inmates of the building and the
Lessee shall be solely responsible for any such complaints from the
neighbours, inmates of the building or the locality people.

13. That the Lessee shall get the lease deed registered at his cost by
paying the necessary stamp duty required for the same.

14. That the Lessee shall undertake any necessary repairs on his own
accord with prior written permission from the party of the first part in
writing and the Lessee shall allow the Lessor and their representatives to
inspect the premises at frequent intervals and also to attend for any
repairs if required

15. That the Lessor and the Lessee are entitled to terminate the Lease
Deed by providing 2 months notice to vacate the premises and incase if
the lessee fails to vacate the premise it shall be deemed that the lessee
is in illegal possession and shall be liable for means profit and damages.

16. That the Lessee shall pay all the charges, taxes and other liabilities
with respect of his business and under no circumstances the Lessor shall
be charged for the same.

17. That the Lessee shall pay the electricity bills as per the sub-meter
reading provided by the lessor.

18. That the Lessee shall pay the property tax in respect of the said
premises.

19. That the Lessor can have further construction at SUNNY PALACE
wherein the premises is situated the Lessee shall not object or obstruct
in the said premises and the Lessee shall co-operate with the Lessor for
the said construction.

20. That the Lessee shall keep the Lease premises intact and tenable
condition.

21. That the lessee shall not use the Open space in the First Floor or any
part of the said Sunny Palace for Storing Good, etc.

22. That the lessee shall not transact in Arms, Ammunitions or any
explosives in the lease premises.

23. That the lessee shall not transact in any liquor business or put up any
heating furnaces in the lease premises.
24. That the lessee shall not sub-let a part or whole of the lease premises
to any person or persons, organizations or association or associations
under any circumstances whatsoever.

25. If any of the terms in this agreement are violated by the Tenant, the
Landlord is at liberty to vacate the Tenant with out any prior notice.

IN WITNESS whereof the parties here to put their hand to this deed on the in
