REQUEST FOR INFORMATION NO. 5 LONG-TERM LEASE, INCLUSIVE OF LAND DEVELOPMENT CBRE, In, (“CBRE”) om behalf of the Clty of Miami (“City”), Is requesting information from interested ‘qualified property managers, operators, and land developers (“Respondents”) to determine the potential uusage/vision ofthe City-owned land, located along NW 20 Street (the “Property,” that is being utilized 88 « Maintenance Operation Yard Facility, (see Exhibit 1. ‘The Property is comprised of Fotio 01-3135- (001-0010 and Folio 01-3135-000-0168. ‘The City seeks responses by close of business on Monday, August 12, 2019, This is not a Request for Proposals (“RFP”), but & Request for Information (*RFP), solely to gauge the market and gather information to assist the City in determining the most effective and beneficial way to develop the Propet ‘The Property consists of two (2) parcels, totaling approximately 18.75 acres, bordered by NW 20" Stet, NW 14 Avenue, NW 128 Avenue and the Veterans Administration Hospital (-VA"), Interested Respondents shall possess the financial capability and legal ability to cary outa proposed development ‘which meets the City's goals and objectives. All expenses involved withthe preparation and submission of responses, or any work performed in connection therewith, shall be bore by the Respondents Depending. on the responses received, the City may proceed with the issuance of aa RFP. Respondents are hereby notified that al information submitted as pat of, oF in suppotof this RF will be available for public inspection in compliance withthe Public Records Law, Chapter 119, Florida Statutes. A. BACKGROUND CBRE on behalf ofthe City’s Department of Real Estate and Assot Management (“DREAM”) is issuing this RFI. The Property isa vital part of City operations. The existing functions, on the Property, are not required to be eo-Iocated onthe same site. The existing operations may be relocated or compressed, as long as there isan acceptable level of continuity of services. All the existing operations could be moved toa site that is an acceptable distance from the Property, except for Fite Station No, 5. Fire Station No, 5 could remain on the Property or be relocated a short distance away. City-owned properties located near the Property are depicted on Exhibit 2, attached hereto. All curent occupants will need to be housed in a similar, but preferably improved location and facility. The existing opetations, on the Propety, include Whe following: ‘+ General Services Administration (“GSA”) Department, which includ the City’s fueling pump, eet maintenance, carwash and truck washing facilities; Solid Waste Department, which includ the City's mini-dump; Public Works Departments Parks and Recreation Department; Fie Staton No. 5; ‘On-arade parking spaces, for City services vehicles: and, ‘ On-grade parking spaces, for City employees. “There is also a one-story Florida Power and Light substation building, located on the Property, along, [NW 20! DEVELOPMENT CONSIDERATIONS Responses to this RFI will be considered by the City in determining how best to proceed with future redevelopment of the Property, if any, and subsequently proceed into an agreement for more detailed plans. ‘The City encourages private-public partoership when both parties mutually benefit in the proposed fata vision of the Property ©.
