SPECIAL POWER OF ATTORNEY

That I , LUCIA L. ATIENZA, married Ernesto Atienza, Filipino, of

legal age, presently residing at Curuan Calabasa, Zamboanga City,
Philippines, hereby appoint, constitute my son NELVIN LIMEN
ATIENZA, of legal age, Filipino , married and with resident of Mercedes,
Philippines to be our true and lawful Attorney-in-Fact for us and in our
name, place and stead, to do any or all of the following acts, to wit:

1. To file, sign and execute mortgage contract in connection with the

loan application from any institution of persons for a loan in any
amount that may be approved by the said institution or person,
offering as security for the payment of said loan the property covered
by Transfer Certificate of Title more particularly described, as
follows:

Thousand and Ninety Four (12,094) square meters,
more or less;

under such terms and conditions as our said ATTORNEY-IN-FACT

may deem proper and convenient;

2. To sign, execute, and deliver promissory note(s) in favor of the

institution or any persons, as well as other documents that may be
required by the said institution or persons in connection with the said
loan;

3. To receive the proceeds of the promissory note(s) which my said

ATTORNEY-IN-FACT may execute in connection with the mortgage
contract relative thereto;

4. To encash, endorse or negotiate the check(s) that may be issued by the

institution or any persons, in connection with said loan;

HEREBY GIVING AND GRANTING unto my said ATTORNEY-IN-

FACT full power and authority to do and perform all and every act and deed
whatsoever requisite and necessary to be done in and about the premises, as
fully as to all intents and purposes as I may or could lawfully do if
personally present with all the power of substitution and revocation and
HEREBY RATIFYING AND CONFIRMING all that my ATTORNEY-IN-
FACT or his/her substitute can lawfully do or cause to be done by virtue
thereof.
