OUTLINE SPECIFICATION

Project: RENOVATION OF 5 UNITS – 2 STOREY APARTMENT


Location: MANDALUYONG CITY
Owner: MR. EDWIN M. BAUTISTA
Date: OCTOBER 15, 2019

I. FLOOR REPAIR – REPLACEMENT OF TILES

1. Floor height: addition of 10cm from natural grade line.


2. Utilities: Contractor to disconnect water, sewer, electrical, plumbing fixtures, appliances,
etc. as required to repair floor structure.
3. Structure: Remove and replace rotten, insect damaged, or structurally inadequate floor
framing members as required to level floor. Provide and install additional joists, girders,
concrete pier pads, piers, etc. as required to provide adequate strength (40# live load) for
the floor. All wood within 8” of ground to be treated lumber.
4. Floor: Remove and replace damaged floor sheathing with marine plywood
5. Floor Covering: Remove and replace existing floor covering with new floor covering.
6. Reconnect: Reconnect all water, sewer, electrical, appliances, etc.

II. VINYL FLOOR REPLACEMENT

1. Remove existing floor covering and trim and replace with sheet vinyl of minimum
thickness of .05”. Color and pattern to be selected by owner. Installation shall be in
accordance with manufacturer’s recommendations inclusive of floor preparation. Pattern
to properly match with all seams parallel (individual room).

III. PAINTING

1. Surface Preparation: Clean and prepare the surfaces to be painted. Chip and scrape all
loose paint and clean according to paint manufacturer’s instructions all exterior trim,
siding, wood porch and step railings, garage door, and carport ceiling as applicable to the
house.
2. Primer: Acrylic primer shall be used to prime all bare wood. Brush and/or roller
application is required (no spraying). Metal primer shall be rust inhibiting type.
3. Exterior Finish Coats: Provide, at a minimum, two coats, with the first coat being a
primer and the second coat being 100% acrylic latex semigloss or provide, at a minimum,
one coat of 100% acrylic latex semigloss. Paint shall be applied uniformly and shall fully
cover the existing paint. The newly painted exterior surface shall have a consistent
appearance. If additional coats are required to cover over existing paint, contractor shall
provide the additional coats at the contractor’s expense.
4. Interior Finish Coats: Paint ceiling with two coats of white 100% acrylic latex ceiling
paint. Paint walls with two coats of 100% acrylic latex paint. Apply color specified by the
Owner. Flat or semigloss finish.
5. Application: Application shall be such that drips, spatters, flaws, streaking, shadowing or
other types of inferior workmanship does not occur.
6. Submittal: Submit paint specifications and color samples for selection and approval.

IV. PROVIDE REPLACEMENT ALL WINDOWS

1. Removal of Existing Windows: For all windows identified for replacement remove the
window frame and repair and/or modification the opening to receive the new replacement
window and insect screen.
2. Replacement Windows: The window must be designed and constructed as a replacement
type window and shall be installed in accordance with manufacturer's instructions.

d. Size and type of windows:
 Living area: 1.20m x 1.20m - 2 sliding panel with window screen
 All Bathrooms: .40m x 0.60m
 Bedrooms in Unit A – D: 1.20m x 2.40m - 4 panels; 2 fixed glass and sliding
glass in its center with window screen
 Bedroom 1 & 3 @ Unit E: 1.20m x 1.20m - 2 sliding panel with window
screen
 Bedroom 3 @ Unit E: 1.20m x 0.40m overhead window - 4 panel awning type
window
e. Low Maintenance: Windows should be maintenance free, not require painting, resist
decay, and enhance the building in which they are installed.
3. Install Windows: Install window frames, glass and glazing in accordance with
manufacturer’s instructions. Anchors and fasteners shall be compatible with adjoining
construction. Area between window frame and framed opening shall be watertight with
sealant. The window shall freely and easily operate and shall not bind or be restricted in
any way from improper installation. Install replacement window and perform other duties
as required to deliver a finished product.

4. Privision and installation of window grilles.


V. PROVIDE REPLACEMENT OF ALL DOORS

1. Removal of Existing Doors: For all doors identified for replacement remove the door
jamb and repair and/or modification the opening to receive the new replacement door and
insect screen.
2. Replacement Doors: The doors must be designed and constructed as a replacement type
window and shall be installed in accordance with manufacturer's instructions.
a. Door type: swing type – solid door (for main entrance of each unit)
b. Provision of door screen
c. Provision of overhead fixed glass on every door (except bathroom doors)
d. Maintenance: Re-application of varnish or paint as required.
e. Size and doors:
 Entrance: 0.90m x 2.15m - 2 sliding panel with window screen
 All Bathrooms: .40m x 0.60m
 Bedrooms in Unit A – D: 1.20m x 2.40m - 4 panels; 2 fixed glass and sliding
glass in its center with window screen
 Bedroom 1 & 3 @ Unit E: 1.20m x 1.20m - 2 sliding panel with window
screen
 Bedroom 3 @ Unit E: 1.20m x 0.40m overhead window - 4 panel awning type
window

VI. KITCHEN RELOCATION AND REPLACEMENT OF SINKS AND CABINETS

1. Countertops and Kitchen Sink: Provide and Install new sinks and countertop (see plan for
relocation)
a. Kitchen sink brand shall be according to the owner.
b. Countertop shall be granite.
2. Cabinets: Provide and install new cabinets in kitchen. Completely prefinished. Apply
white silicone sealant around cabinets, countertop and bath vanity.
a. Hardwares shall be according to the owners selection.
b. Cabinet doors shall be MDF boards.
c. Color to be selected by Owner.

VII. BATHROOM MODIFICATION

1. Fixtures: Install new water closet and lavatories (model shall be provided by the owner).
2. Accessories: Install new chrome finish towel bar(s). Install a chrome toilet paper holder.
Install a chrome metal shower rod for shower curtain.
3. Shower head: Remove existing shower and installation of new shower head and tap
4. Bathroom tile: replacement of non-skid tiles (30cm x 30cm tiles)
5. Remove and fill current window
6. Finish ceiling in bathroom
7. Repaint and finish all walls
8. Addition of bathroom at second floor Unit E.

VIII. PLUMBING REPAIR

1. Water Meter: Relocation of water meter


2. Water Service: All corroded, compressed, or damaged supply lines shall be removed.
Replace with new supply lines. All new supply lines shall be PVC. All plumbing shall be
adequately secured. Supply water line to be 25mm, branch lines to be 20mm.
3. Drain, Waste, Vent (DWV) Lines: Replace all inadequate, corroded, or damaged DWV
lines. Washer/Dryer Rough-In: Install a washing machine supply and drain complete with
single 110v and single 220v electrical outlets for washer and dryer. Provide and install
½” hot water and ½” cold water with valve and 1 ½’ drain for washer. Provide vent
through wall complete with backdraft damper and exterior cover. Trim, caulk, and seal all
openings.
4. Wall hydrant: Provide frost proof wall faucet with ¾” male hose thread. Provide ½”
water connection.

IX. CEILING REPAIR AND REPLACEMENT

1. Repair and replacement of ceiling frame.


2. Replacement of ceiling boards to all Units at ground and second floor.
 Gypsum board
3. Painting of ceiling
 Flat latex / semigloss finish

X. INSULATION

1. Preparation: Clean, repair/prepare the surfaces to receive insulation in accordance with


the manufacturer's instructions.
2. Install insulation sheet according to manufacturer.
XI. ROOFING – REPLACEMENT AND INSTALLATION

1. Removal of existing roof sheets.


2. Replacement of roof sheet with
 Pre-painted (green)
 Colour Roof - Gauge 26
3. Replacement of all gutter and downspout.
 Bended flat sheet gauge 24
 PVC 3” diameter in size
4. Inspection and repair/replacement of existing roof truss.

XII. STAIRS – PROVIDE AND INSTALL

1. Handrails: replacement of existing handrails


2. Provisions: U-type stair
3. Rise and Tread: repair and replacement of damaged parts as required.

XIII. Repair of Structural Housing Supports – Foundations,

1. Construction of extension for Unit E (living area expansion and addition of bedroom and
bathroom at second floor). Addition of foundations, columns, beams and slab/wood
flooring. Additional supports can be installed when beam or floor framing spans are too
great for the design loads, or when existing supports have deteriorated or are otherwise
ineffective.
2. Repairing or strengthening the floor framing, replacing or adding supports, and re-
establishing void space.
3. Framing Repairs Structural members that are damaged or distressed should be replaced or
reinforced. Treated lumber is recommended for general use in framing repairs.
4. Void Space Void spaces designed under foundation elements should be re-established as
necessary.

XIV. CONCRETE DRIVEWAY

1. Scope: Provide concrete driveway specified in plan. Driveway to elevate from street
elevation by 10cm.
2. Concrete: Provide 5” thick driveways. Concrete mixture 1 : 2.5 : 5
3. Aggregate: Concrete aggregate shall be 1 inch diameter crushed quarried rock or washed
river gravel free of organic materials.
4. Reinforcing: Concrete driveways shall contain 10mm dia. Bar.
5. Finish: Concrete shall be broom finished.
XV. FENCE

1. Provision for fence at the driveway.


2. 3.00 meter high plastered concrete wall.

XVI. PROVISION FOR METER WALL

Provision of wall meter at the exterior wall of Unit A, facing the street.

XVII. POWER AND LIGHTING RE LAYOUT

Inspection and Rewiring of all power and lighting lines.
