CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

RESIDENCIA SKYA, represented by its owner VICTOR MARTIN TORRIJOS, of legal age, married,
and with address at 1739 F.B. Harrison, Pasay City, his heirs and assigns herein referred to as the
LESSOR/OWNER;

-and-

_________________________, of legal age, and with postal address at


__________________________________________________, herein referred to as the LESSEE/ RENTER;

WHEREAS the LESSOR is the Owner of the LEASE PREMISES, a residential property situated at
1739 F.B. Harrison, Pasay City.

WHEREAS the LESSOR agrees to lease out the property to the LESSEE and the LESSEE is willing to
LEASE the same;

NOW THEREFOR, for and in the consideration of the forgoing premises, the LESSOR leases unto
the LESSEE and the LESSEE hereby accepts from the LESSOR the Leased Premises, Subject to the
following;

WITNESSETH:

1. As a condition prior to the turn-over of the said property, the LESSEE agrees to pay the
monthly rental in the sum of PESOS: ____________________________
(₱_____________________) Philippine Currency with ____ (__) month/s advance rent and
____ (__) month/s deposit. All rental payments shall be payable to the LESSOR;

2. That the LESSEE shall not sub-lease the premises subject of this CONTRACT or dispose of the
Right as LESSEE without obtaining the written consent of the LESSOR; nor should the LESSEE
accept additional person or persons to live with the LESSEE without first obtaining the written
permission of the LESSOR. In this, connection charges will be made from regular monthly
rental;

3. That the Contract of Lease commence on ___________________ and terminates on


___________________;

4. That the LESSEE shall make neccessary repairs at his/her expense such as plumbing, water,
electric and to keep the leased premises in clean and good condition as it was at the
commencement of the term of this Contract of Lease; any damage(s) to the property shall be
for the account of the LESSEE/RENTER;

5. That the LESSEE shall not make any alteration or improvement on the leased premises without
the written consent of the LESSOR and all alterations, addition and improvements made by
the LESSEE except the moveable furniture and fixture put in the premises at the expense of
the LESSEE and removeable without defacing or injuring the leased premises as a part thereof
at the end of the lease, without any obligation on the part of the LESSOR to reimburse the
LESSEE the expense incurred therein;

6. That the LESSEE shall bear the expenses for minor repair of aircon and within the rented unit
due to regular wear and tear and other expenses like the BIR-VAT, EVAT, Withholding Tax,
Mayor’s Permit and other permits required during the effectivity of this Contract;

7. That all utilities, such as electric, water and gas services in the leased premises shall be paid
by the LESSEE and shall also comply with ordinances, rules and regulations concerning
sanitation, safety and other police matter;

8. That if the LESSEE fails to pay the rental due for two (2) month period, the LESSEE shall
voluntarily vacate the leased premises after surrendering the keys to the LESSOR and the
LESSOR shall then apply the LESSEE’s deposit to the arrears in rental, if any;
9. That any violation of the provision(s) of this CONTRACT OF LEASE by the LESSEE shall give the
LESSOR the right to rescind this CONTRACT and the LESSEE shall pay the attorney’s fees, and
the cost suit in case it is brought by the LESSOR for the collection of unpaid rentals for which
the Courts of Cavite have jurisdiction;

10. That the LESSOR has the right to eject the LESSEE in violation of any of the provision(s) of this
Contract of lease without the need of a Court Action;

11. That if for any reason the LESSEE decides to cancel or terminate this Contract of Lease within
its effectivity of one (1) months, the deposit shall be forfeited in favor of the LESSOR;

12. That as agreed upon between the LESSOR and the LESSEE only exclusively for family shall
occupy the rented property;

13. That upon the termination of this Contract of Lease, the LESSEE shall return to the LESSOR
the rented unit in good condition without any damages and all keys of the said unit;

14. That the LESSEE shall protect the said unit from any damage(s) incurred during the effectivity
of this Contract of Lease;

15. That if in case, the LESSEE may used the staff/s of the LESSOR for Residencia Skya and the
LESSEE shall provied the salary of the said staff/s.
