1.0 ARCHITECTURA
L DESIGN The Architectural Design Concept is being formulated and developed initially by Walker Architects Group, New Zealand. The salient features of the
Architectural design are as under:
The Orientation of the Building Blocks is such that the ‘entrance/major openings’ are perpendicular to the prevailing wind direction at site, i.e. west-southwest,
so that natural ventilation can easily be channelised throughout the major circulation areas within the buildings.
Study of the natural topography of the site reveals a gentle slope towards the western side. The building blocks are having multi-basement parking areas to
make overall space utilization more effective.
The mall, hotel, retail area, food court, multiplexes are located in the western part of the site. The office complex and automart blocks are slightly isolated
considering the specialized user groups.

ARCHITECTURAL 1.3 Site Grading and Topography
DESIGN The formation plot level is where different from the approach road level, the level differences are negotiated with the ramps, maintaining all functional
requirements as well. The formation level has been arrived at by optimizing the earthwork, either cutting / filling to the possible extent.
City Reality and Development Pvt. Ltd., emerging as environment-conscious corporate, wishes to demonstrate their contribution towards the ‘Energy
Efficiency concepts’ in the evolution of the Pune Market City project also.
This concept is well appreciated by Neilsoft corporate, who are also committed on similar lines. Thus every effort will be made to incorporate the immense
tangible and intangible benefits of ‘Energy Efficiency concepts’ into the design by creating highly effective interiors with natural lighting and efficient
ventilation, with due consideration to aspects such as economic viability, long-run effects, technical feasibility, ease in maintenance, availability of space etc.
1.5 STANDARDS
The Architectural Design development shall be done in accordance with the relevant Indian Standards such as, National Building Code – 2005, Byelaws
for “A” Class Municipal Council and Byelaws of Pune Municipal Corporation.
Some of the important standards with references to above mentioned Byelaws are as follow:
The width of the main road on which the building abuts shall not be less than 12 m.
The minimum average dimension of a recreational space shall be not less than 7.5 m; if the average width of such recreational space is less than 24
m, the length thereof shall not exceed 2.5 times the average width.
For high voltage lines above 11 KV upto 33 KV, the minimum marginal distances to be kept are vertical 3.7 m. and horizontal 2. 0 m.
The minimum width of staircase shall be 1.5 m. for Residential hotel buildings and 2.0 m. for Assembly buildings like auditoria, theatres and cinemas.
