Job Description
Overall management of Engineering Services to Elite clients with a focus on continuous
improvements.
To meet at all time the contractual obligations and target SLA’s set by both client and the
internal
management.
To develop on a continuous basis the client relationship to ensure differentiation and
innovation in order
to expand the scope of services and gain long term contractual lock–in from the client.
Evaluation and rectification of any nonconformance in the services provided at the sites.
Developing & implementation of maintenance strategies based on standard processes /
procedures.
Performing ongoing facilities maintenance inspections of common areas by conducting
'walk-through' at
site to ensure compliance with International Standards.
Invoice & payment follow-up, Financial Management for in-house & Clients.
Initiate cost saving ideas to reduce operational cost for the client.
Fire & Safety includes Emergency Response Management.
Report Management.
Develop and monitor safety programs, assists property managers in hiring facility
/maintenance staff
positions and develops training programs for management and maintenance employees.
Fulfilling customer’s and employee’s requirements.
Taking care of the Vendor bills and other related Local clearances.
Attending audit i.e.: Electrical Inspector & Lift Inspector etc.
Responsible for operation & maintenance of all the equipments such as DG sets, UPS,
Chillers, HT/LT
installations, Electrical control panels, Hydrant & Fire alarm systems, CCTV etc.
Up-keeping of Utilities uptime of 100% at any given time i.e.: Transformers, UPS, DG &
Air-conditions.
Maintaining & updating day to day check list maintained at site & coordinating for
Internals & External
Audits.
Managing Help Desk functions and ensuring efficient functioning of Help Desk and
Closure of all client
requests on a positive note and well within SLA.
Maintaining of materials stocks as per the requirement & replenishing or ordering as per
the
consumption.
Check the monthly bill received from EB and forward the same to the concerned person
and effect the
payment in time.
Try to ensure that the MD & PF is within the safe value, based on your requirement.
Coordinate with the customer and AMC agencies and arrange for the shut- down
maintenance of the
installation.
Co-ordinate with the AMC contractor/ supplier for routine maintenance.
Maintain the 52 week maintenance schedule with system maintenance schedule for
entire system.
Maintain the all EB Reports, DG Reports, Material Inventory as per consumption and
forward the same to
the concerned person.
Maintain the all Audit required documents.
Maintaining Equipment History Card.
Maintaining of service reports records as per the standards.
Responsible for power management & working on power saving techniques.
Following up the pending works of internal team & external vendors & completing as per
the schedule.
Preparing MIS report.
Handling all Technical Staff & their Shift Schedule & Attendance.
