Letter Request for Lease Negotiations

To whom it may concern,

I am writing with regards to your lease proposal for K1-03 in San Carlos Town Centre located
in Rizal Avenue corner Zamora St., San Carlos City, Pangasinan.

When my siblings heard that a new commercial hub in San Carlos would soon open, they
immediately grabbed the opportunity to be part of the thriving municipality. My sister, Byorn Man-
gahas - Macanlalay leased one kiosk while my brother, Mark Benson Mangahas leased two. From
their exciting ideas, they were able to convinced me as well to start my first business and the concept
of operating a lottery in my personal opinion would be a good choice to entice several San Carleni-
ans. At the same time being part of the PCSO lottery network, would enable me to contribute to
PCSO’s charity fund to help our less fortunate countrymen. Which is why however late it is, I really
wanted to push through my lottery business.

Having said that, I would like to request that you may consider reducing the proposed basic
monthly rate. Based on our feasibility study on how much the lottery would profit and comparable
rents in the area, I propose that P18,000 - P20,000 would be a more reasonable rent to pay for the
kiosk space. The purpose of this is to assist me at the onset of my small business. As I was informed,
a PCSO lotto agent profits only 5% of gross daily sales as commission income. An average daily
sale of P10,000 in a month would only be equal to P15,000 gross profit, an amount that would not
be able to reach the proposed P25,000 rental rate. Moreover, my siblings were given a reasonable
rate of P17,000 for the same size of kiosk with high foot traffic. I would like to at least match that. I
hope to seek your approval regarding this matter.
