1. I am the duly appointed officer authorized to sign the Certificate of

Management of the Condominium Corporation pertaining to any transfer of

2. The transfer in favor of xxxxxxxxxxx, of unit 7B from its present owner

xxxxxxxxx with a total floor area of Two hundred forty five & 68/100
(245.68) square meters more or less which unit particularly described in
Condominium Certificate of Title No. xxxxxxxx issued by the Registry of
Deeds for the City of Makati, located at xxxxxxxxxxxxxx, Makati City is in
accordance with the terms and conditions of the Master Deed with
Restrictions of Urdaneta Apartments Condominium Corporation;

3. That as of this date the above unit has no outstanding obligations to the
condominium corporation.
