DEED OF SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Sale made and executed in the City of Tacurong this 24 th day of February 2020, by
and between:

Edwin H. Encarquiz, married to Ma. Elena Flores, Filipinos, both of legal age, and with residence
and postal address at 42-A Clarin Street, Brgy. Calean, Tacurong City, Sultan Kudarat, hereinafter
referred to as the “Vendor”;

-and-

Joselito B. Placido, Filipino, of legal age, single and with residence and postal address at Door 1
PAR Realty Building, Brgy. New Isabela, Tacurong City, Sultan Kudarat hereinafter referred to as the
“Vendee”;

WITNESSETH:

WHEREAS, the vendor is the true and lawful owner of a parcel of land, including any and all
improvements existing thereon, situated at Purok Nangka, Brgy. Tual, Tacurong City, Sultan Kudarat,
covered by Transfer Certificate of Title No. CN-1023-456 of the Registry of Deeds of Sultan Kudarat and
which property is specifically described as follows:

(Description of the Property)

WHEREAS, the vendor offered to sell the above-described property to the herein vendee, and
the latter has agreed to purchase the same.

WHEREAS, for and in consideration of the sum of Two Hundred Thousand Pesos (P200,000.00)
Philippine currency, receipt of which in full is hereby acknowledged by the VENDOR to his full and
complete satisfaction, the VENDOR hereby SELLS, TRANSFERS AND CONVEYS in a manner absolute and
irrevocable unto the VENDEE, his heirs, successors and assigns, the above-described property, together
with all the improvements thereon.

NOW THEREFORE, for and in consideration of the said amount of Two Hundred Thousand Pesos
(P200,000.00), receipt of which in full is hereby acknowledged by the vendor to his full and complete
satisfaction, the VENDOR hereby SELLS, TRANSFERS AND CONVEYS in a manner absolute and irrevocable
unto the VENDEE, his heirs, successors and assigns, all its rights, title and interest in the above-described
property, free from any and all liens and encumbrances.
