EXCLUSIVE RENTAL LISTING CONTRACT

In consideration of your promise to list and exhibit the real estate at the address noted below, Landlord hereby gives
Urban Search Corporation of Chicago (hereinafter "Broker") the sole and exclusive right to rent, through your efforts or
with any brokers cooperating with you, the property located at
, in the City of Chicago , County of Cook , State of Illinois, for a
period of six months from the date of acceptance of this contract at a rental price of $ per month or
any less sum that Landlord may hereafter accept.

Landlord hereby agrees to pay Broker a commission of 10% (ten percent) of a one-year lease, 15% (fifteen percent) of a
two-year lease and 5% (five percent) for each subsequent year.
In the event said property is rented within a protection period of six (6) months after the termination date of this
Agreement to anyone to whom the property was presented during the term of this Agreement, Broker shall likewise have
earned its commission hereunder.
In the event said property is sold to the renter during the term of this Agreement or for a period of eighteen (18) months
after the lease expires, Landlord hereby agrees to pay Urban Search Corporation of Chicago a commission of
6% (six percent) of the total purchase price plus $250 (two hundred fifty dollars) at Closing.
The Brokerage Relationships in Real Estate Transactions Law which took effect in the State of Illinois on January 1, 1995
requires the agency relationship disclosure contained in the following five paragraphs:

Broker designates , a sales associate affiliated with Broker as the only legal agent
of the Landlord ("Landlord's Designated Agent"). Landlord acknowledges that Landlord's Designated Agent may from
time to time have another sales associate, who is not an agent of the Landlord, sit at an open house of Landlord's
property or provide similar support in the marketing of Landlord's property. Broker reserves the right to name
additional Designated Agents when in Broker's discretion it is necessary, and shall so notify Landlord in writing.
Landlord understands and agrees that this agreement is a contract for Broker to market Landlord's property and that
Landlord's Designated Agent is the only legal agent of the Landlord.

Landlord has been informed that potential renters may elect to engage the services of a licensed real estate broker or
sales associate as their own agent (Tenant's Agent). Broker is authorized to show the property to prospective buyers
represented by Tenant's Agents.

Landlord understands and agrees that other sales associates affiliated with Broker, other than Landlord's Designated
Agent, may represent the actual or prospective renter of Landlord's property. Further, Landlord understands and agrees
that if the property is rented through the efforts of a sales associate affiliated with Broker who represents the Tenant,
that other sales associate will be acting as a Tenant's Designated Agent.

Landlord understands that Landlord's Designated Agent may, under some circumstances, undertake to represent both
the Landlord and the Tenant, thus becoming a Dual Agent. Landlord agrees to sign the Disclosure and Consent to
Dual Agency form attached to this Exclusive Rental Listing Contract.

It is Broker's policy to cooperate with other brokers. Broker, in its sole discretion, will pay a portion of its commission
to any cooperating agent who is involved in the rental of the property.

Broker and Landlord's Designated Agent are authorized to place a "For Rent" sign on the property if permitted by law, to
remove all other such signs, to have access to the Property at all reasonable times for the purpose of showing it to
prospective renters and to use pictures of the Property for marketing purposes.

Landlord understands that the information which Landlord provides to Landlord's Designated Agent as listing information
will be used to advertise Landlord's Property to the public and that it is essential that this information be accurate.
THE PARTIES UNDERSTAND AND AGREE THAT IT IS ILLEGAL FOR EITHER OF THE PARTIES TO REFUSE TO DISPLAY OR RENT
LANDLORD'S PROPERTY TO ANY PERSON ON THE BASIS OF RACE, COLOR, RELIGION, SEX, ANCESTRY, HANDICAP, FAMILIAL
STATUS OR NATIONAL ORIGIN. THE PARTIES AGREE TO COMPLY WITH ALL APPLICABLE FEDERAL, STATE, AND LOCAL FAIR
HOUSING LAWS.

THE PARTIES UNDERSTAND AND AGREE THAT IT IS THE LANDLORD’S OBLIGATION TO COMPLY WITH THE CHICAGO
RESIDENTIAL LANDLORD AND TENANT ORDINANCE AND THAT URBAN SEARCH MAY NOT PROVIDE LEGAL ADVICE ON
COMPLIANCE.A COPY OF THE CITY’S ORDINANCE SUMMARY HAS BEEN PROVIDED TO LANDLORD WITH THIS LISTING
AGREEMENT. ADDITIONAL INFORMATION ABOUT THE ORDINANCE IS AVAILABLE FROM THE CITY OF CHICAGO.

Landlord further agrees to protect Broker by quoting a rental price of $ and to immediately refer to
Landlord's Designated Agent the names and addresses of all prospective renters or brokers who contact Landlord for any
reason during the time covered by this Exclusive Rental Listing Contract or any extension thereof.
