2010 Year End Summary of
Naniwa Gardens Capital Improvements
It is with great pleasure to report to the Owners and Residents of Naniwa
Gardens Condominium the property improvements completed in 2010. The
Naniwa Gardens Management Team comprised of your Elected Board of Di-
rectors, the Staff of Naniwa Gardens and the Property Management Company
(formerly Hawaii First) were very busy this year!

Some major projects like the Elevator replacement were started in 2009, but
was completed this year. In addition the following improvements were done:

• Top level parking deck repairs


• Top level drainage improvements
• Re-coating of all exposed deck areas
• Elevator entry area improvements
• Upper library bathroom refurbishment
• Koi Pod cleaning
• Concrete planter repairs

On the next page you can view some photos of these projects. Please note
that some of these projects were done using our talented in-house staff
(Tommy, Ray and Nic). They saved us a bunch of dollars by tackling these pro-
jects for us. We are very fortunate to have such a skilled staff and we hope
you will remember to acknowledge their contributions this Holiday Season!

The coming new year will bring new concerns for our beloved Naniwa, but
your Team is already ‘on it’ to make sure all projects and improvements are
implemented with a minimum of problems.

We, the Management Team of Naniwa Gardens would like to extend a heart-
felt “THANK YOU” for all the support and appreciation shown by all of the
Owners and Residents of Naniwa.

2010 Holiday Party


Since last year the Board of Directors have decided to have
residents of Naniwa Garden to come forward to volunteer
their time and talent in the planning and executing of our
annual holiday gathering. The enthusiasm was great last
year and even better this year!

In deciding to have the residents volunteer, we have came


to the conclusion that having residents volunteer would
make for a better community ‘feel’ at our condominium as
well as allowing us more time to focus on managing the
property.

We believed this annual event is very important, it has all of


the Board’s support and it should continue into the future.
We also hope to see the continuation of volunteers to sus-
tain this tradition as well.

We would like to extend an advance ‘ MAHALO’ to the


folks who have volunteered!

The date for this year’s Holiday Party will be held

Holiday Season Staff Gifting


The holiday season has arrived and your Association’s management team is not offering assistance with
any distribution of monetary (or other) gifts from the residents to the staff as an expression of apprecia-
tion for a “job well done” during the past year.

The Management Teams feels this is a personal matter. Therefore, if a Resident wishes to thank our
staff with monetary (or other) gifts, we encourage you to do so directly to our staff members. Your
personal contributions are strictly voluntary and thus remain confidential.
