It is our aim to meet the following levels of service:

OPAL CuSTOMER CHARTER


When you report repairs, we aim to respond within the times set out for each category of
fault.

YOUR APARTMENT

Inventory Information – An inventory for your room and communal areas is issued with your keys on arrival. This
should be checked, signed and handed in to Security Lodge or Management Suite within 3 Days of moving in. If the
inventory is not returned within the specified time, it will be assumed that it is accurate, and will be used in the final
inspection when the property is vacated.

Cleanliness- We strive to achieve an excellent standard, however if for any reason you are unsatisfied at the level of
cleanliness on arrival, please contact Security/Management Suite immediately with details.

Shower Instructions – To switch on turn the dial anti-clockwise. The higher the water pressure you use the cooler the
water will be. To switch off return the dial to the STOP position. The heater switch for the shower unit is situated above
the bathroom door, when on the red light is illuminated.

Extractor Fan –This must be used at all times. The white switch is located above the bathroom door next to the
shower hot water switch. The fan will come on automatically when the bathroom light is turned on and will go off when
the light is turned off.

Phone System – You will have a telephone handset in your bedroom, it operates on a pay as you go system, and
there is no line rental charge or connection fee! All you need to do is to follow simple instructions, your extension
number is on the actual handset receiver. Please see instruction leaflet provided in this pack for more information.
You get free internal calls so don't forget to swap numbers with others in Fiveways Hall so you can talk all night long.
Security Lodge number is 5798. A full instructions leaflet is included in this pack.

Intercom – The intercom handset is situated in the hallway. If you need to contact Security please press the button with
the key on it and this will ring down to the Security Lodge. Visitors to Fiveways Hall can contact you by following the
instructions on the external intercoms, situated at the Stafford Street entrance or at the entry to each block. Although
you can talk to visitors via the intercom as an added security measure you will not be able to "buzz" your guests in via
this link, you are required to let your visitors in personally and sign them in at the Security Lodge. This is to ensure that
all visitors to Fiveways Hall are genuine visitors.
Heating Instructions – Bedroom and Lounge press “boost button” to switch on, ensure red switches on the heater
are on the on setting and turn to desired temperature setting.

Windows – All windows are set to a restricted opening, this for both safety and security reasons.

Light Bulb Replacements – When you enter your accommodation all light bulbs will be in working order, Any light bulb
that expire within your occupation will be replaced free of charge.

Rubbish Disposal – It is vital that you dispose of all refuse in the waste bins provided. These are situated at the North
Road entrance. The refuse collections are on Mondays, Wednesdays and Fridays. We ask that all cardboard boxes be
flattened before depositing in the containers

NOTE: If we have to remove rubbish items from any corridor or apartment the culprit apartment will be charged £10 for
each item. Apart from being an obvious fire risk it will also create an unpleasant environment within your block. If you
are aware of anybody leaving rubbish lying around please advise the Management Team

Vacuum Cleaner - Your vacuum will have a new empty bag fitted when you move into your new home, replacement
bags are available from the Security Lodge or other vacuum cleaner stockists/local supermarkets.

Charges

Residents are responsible for any negligent damage caused to the property and equipment. Unless the person who
caused the damage accepts responsibility, charges will be determined as follows:

TV Licence – Your apartment has its own Colour Television set but we do not provide the licence. You can acquire a
licence from any Pay Point after filling in the forms they will give you. Failure to do so can result in a heavy fine for
your apartment. Please note it is your responsibility to get the TV Licence.

YOUR FACILITIES

Internet Access
Internet starts from £150.00 You can have the Internet connected to your bedroom. Once connected you can enjoy
fast Internet access 24 hours a day.

Launderette
The launderette has 4 washers and 4 dryers for everyday use that cost from as little as £1.80 for a large wash and
£1.00 for a drying cycle. The launderette is open for your convenience 24/ 7 days a week, so you will probably never
have to queue! Make sure you get change when shopping for soap powder; you’ll need some 20p's and £1 coins. Full
instructions on how to use the machines are displayed in the launderette.

Bike Store
If the bus is not your thing and you prefer to keep fit while you travel our bike Racks are the perfect place to keep your
bike safe and secure both day and night.

Car Parking In the Courtyard


The car park is for authorised persons only. The rental fee for a car parking space is £25.00 per calendar month.
Parking spaces at Fiveways Hall are limited and therefore spaces cannot be guaranteed. If you require a car parking
space please contact the Management Suite. If there are none available your details will be added to our waiting list.
Where possible we try to accommodate residents access to the car park for unloading and loading purposes, usually at
the beginning and end of tenancies, for up to 30mins at a time.

To prevent any upset, Please ensure your parents/visitor’s/who drop you off know about the restricted car
parking.

Post
Your apartment has its own lockable mailbox. You will have received your own key upon arrival and they are situated
in your block lobby. If a parcel arrives for you we will notify you by leaving a ‘parcel collection’ note in your post-box.
You are able to collect your parcel from the Security Lodge. Residents collecting parcels will need to provide some ID
and sign to confirm collection. Post will not be given out to other residents on your behalf without written authorisation.

In providing this service Fiveways Hall does not take responsibility for any loss or damage of any parcels/packages, we
also reserve the right to decline any delivery, please feel free to ask the post office to retain your post if you are uneasy
with Fiveways hall staff accepting it on you behalf.

Communal Areas – You are jointly responsible for your hallway and lounge, please respect the use of these areas.
Please be aware that any loss or damage of any appliances/walls/carpet etc is chargeable to all occupants within the
apartment.

We provide many facilities and communal areas i.e. laundry, please use them! However, if you do see anybody causing
damage please advise a member of staff immediately. These areas are provided for your comfort and convenience,
don’t let others spoil them!

In order to protect all our resident’s health, we operate a strict no smoking policy in all communal areas.

Courtyard/Gardens
Please use and enjoy all we ask is that noise is kept to a reasonable level, no ball games or consumption of alcohol are
permitted. We also ask that you put any litter into the bins provided around the courtyard.

Endsleigh Insurance –

INSuRANCE
Free insurance for personal possessions is available from Endsleigh insurance.This covers
up to £3,000.

Your Health, Safety and Security

Your health and safety is of the utmost importance to us, and above all else, we want you to be safe in your new home.
Please take some time to read through these procedures, and also take a look round the building to identify fire exit
routes, fire extinguishers and fire blankets. There are also some hints about generally keeping safe in your new
surroundings.

1) Fire Procedure – Should a fire break out or if a smoke alarm/heat detector sounds in your apartment, raise the
alarm and evacuate the apartment immediately. The Emergency Services for the Fire Brigade is 999. You are
asked to also contact 5798, which is the Security Lodge. Do not stop to collect any personal belongings,
concentrate on getting yourself out of the apartment. Ensure that no one is left behind on your way out by banging
on his or her door and raising the alarm as you pass by. Close all doors behind you and do not re-enter the
apartment. Make your way calmly down the stairs and out of the building. It is prudent to assemble on the car
park until you are given further instructions or permission to return to your apartment.

If you suspect that a fire has broken out in somebody else’s apartment inform the Security Lodge on 5798
immediately. If you are certain a fire has broken out in someone else's apartment you are asked to call the Fire
Brigade on 999 immediately. It is not necessary for a mass evacuation to take place, mass evacuations will be at
the direction of the Fire Brigade when on site. We would advise occupants of adjacent and surrounding
apartments to stay in their apartments, ensuring all the doors are closed, and await further instructions from the
Fire Brigade.

We ask that you take a few minutes to read and familiarise yourself with the Fire Action sign on the back of your
bedroom door.

A controlled evacuation will only take place under the directions of the Fire Brigade.

When a fire alarm sounds do not use the lifts.

Become aware of the fire procedure, and pay particular attention to the location of fire extinguishers/blankets, and
fire escape route, which are all, clearly marked.

DO NOT INTERFERE WITH ANY SAFETY EQUIPMENT, INCLUDING NOTICES, SMOKE/ HEAT ALARM
SYSTEMS AND FIRE FIGHTING EQUIPMENT.

2) 24 Hour Security – Fiveways Hall has a security presence at all times. The guards are based here for your
safety and the security of the complex. We also have an extensive CCTV system in operation, which is monitored,
and continuously recorded 24 hours a day. To help maintain the security of the building please ensure that you
keep your bedroom door and apartment door locked at all times, we also now have a security alarm system to the
exterior of the building, this will illuminate and sound an alarm if any person attempts to get over the fence, all
residents are still to keep belongings out of sight of the windows and to ensure the windows are locked and the
curtains are closed when you are not in the room.

You must not hand your keys or allow your keys to be used by any of your visitors at any time. If your visitors are
found in possession of your keys they will be confiscated and you may be asked to pay for replacement key/fob
and your visitor will be asked to leave site.

If you lose or have your keys and fob stolen, please inform security at the earliest time. Replacement keys and
fobs will be available at the cost of £25 each, post box keys are charged at £5.00 each. If because of a theft, we
consider the security of the apartment compromised, this could involve further cost to replace necessary locks.
Keep your keys and fob in a safe place and separate from anything that has your address written on it.

4) Health and Illness – It is likely that you will be living away from your home towns, therefore it is essential that you
register with a doctor in the area who is prepared to make house calls. This process is much simpler and faster if
you are in possession of your medical card. We strongly recommend that you register with a local doctor shortly
after your arrival and hopefully before you need one!

If you have any kind of disability we should be aware of, please inform the Management Team upon checking in to
your room.

5) Other - Great effort has been taken to provide a safe and comfortable environment for you within your new home.
You can help in preventing and limiting emergencies, and we ask that you:

 Report any serious or suspicious incident to reception as soon as possible – we are happy to help in any instance
and may well be able to take positive action as a result.

If you have an emergency, Security staff can be contacted by dialling 5798 from your bedroom telephone or mobile
number 07960 184 013.

5) Safety Outside the Accommodation- Whilst Fiveways Hall has a very secure environment, we are unable to
monitor the surrounding area outside the building. The following are some “handy hints” you should take time to read
though.

 We would advise that you do not take short cuts through unlit streets or alleys and wherever possible, try and walk
in-groups.
 The local parks, whilst they are attractive places in the day, most are poorly lit after dark, and could pose a risk to
your safety. If you are intending to go for a jog / walk around them, we would recommend you go with a
companion, if only in the daytime.
 Take care when using mobile phones in public places. Your awareness is reduced and you may not hear or notice
someone approaching you.
 Remember Alcohol can reduce your awareness of a situation, or diminish one’s ability to react to a situation.
 Take particular care when using cash card machines, and be wary of people loitering around them. Try and use
cash machines that are well lit, and in busy populated areas.
 Theft Prevention - To avoid creating an opportunity for a thief please make sure you lock your bedroom
door when you are absent and keep your apartment door locked at ALL Times

In the event that you are a victim of theft, first contact the police, and then report the incident to reception immediately.
It is your responsibility to report any theft, whether on the premises or not, to the police. Please note this is necessary if
you are thinking of making an insurance claim (see Endsleigh Insurance info).
We have insured your personal possessions to register with the insurance go to www.endsleigh.co.uk/blockhalls
please note if you do not register you may have problems if you the put in a claim, register as soon as you can!

Visitors and Guests -


Staff take the security of residents and the property very seriously and therefore must take reasonable steps to prevent
unwelcome visitors. If you are asked by a member of staff to show your fob, key or ID please do so. Do not hold
security doors open for people you do not know are staff or residents, it is not being rude and genuine residents will
understand you are being neighbourly by being security conscious.

Opal reserve the right to refuse admission to any visitor (particularly between midnight and 8.00am) at the discretion of
the security staff.

Any guest who will be staying over night will need to fill in the visitors book, one has been provided in the security
office.

YOUR ROLE

Residents Code of Conduct

To ensure that residing at Fiveways is enjoyable for all residents, a number of basic regulations have been outlined.
Failure to comply with these guidelines will result in a written warning. Further action will be taken against residents
who persistently abuse the regulations, at the discretion of the management.

Please be respectful to your neighbours by keeping music and other noise to a reasonable level. If you are disturbed
please follow theses steps.

A. Ascertain where the noise is coming from (What apt)


B. Ask them politely to turn the music down, or keep noise down in general.
C. If the noise still persists please contact our security team.

 No pets of any type.

 All rent to be paid on time. - There will be charges made for late rent payments, £25.00 per each week late.

 Keep your apartment clean and tidy at all times, why not organises a rota with your flatmates? Remember you are
sharing with other people and it is only fair that you all do a fair share of domestic chores. We shall have routine
inspections throughout the tenancy to ensure the property is kept to a reasonable standard. The inspections will
take place December, March and June, we will give you plenty notice of the inspection if however on the day of the
inspection the room or the communal areas are not to the standard required contract cleaners will be called in to
rectify, and you will have to pay the cost of the cleaning, if you clean your room and the communal areas correctly
this should not have to happen.

 Do not cause nuisance to neighbours. Noise should be kept to a minimum at all times. Management or Security
has the right to insist that music be turned down at any time.

 Do not unnecessarily interfere with any safety equipment, including notices, smoke alarm system and fire
extinguishers/blankets. Any students found doing so will be liable for charges to reset/replace the items.
 Do not interfere with electrical wiring and associated equipment.

 Rooms and communal areas should be maintained in a clean and tidy condition. Your rooms will be inspected
every three months.

 Do not stick posters to walls or knock anything into walls, which may cause damage. Otherwise you will be met
with the cost of repair at the end of your tenancy.

 You must accept responsibility for payment of any damages/ breakage caused by you or your guests.

 There are bicycle sheds for bicycles. Please do not store in corridors, or take into your flat. Bicycles found in flats
will be removed and a removal charge be submitted to its owner.

 Please take all refuse to the containers located by the Courtyard. Please dispose of your rubbish carefully. All
rubbish must be placed in bin bags. Do not dispose of rubbish in communal areas. Empty bins in your flat
regularly, failure to do so will result in charges, £10 per bag.

 Do not throw rubbish, water or any other objects from windows.

 Smoking is not permitted in any communal areas. Residents are allowed to smoke within their own room at
present.
 If you are found to possess or supply illegal substances or have offensive weapons on the premises, the police will
be informed immediately.

 Do not use chip pans, deep fat fryers or woks, a resulting fire will not be covered by the insurance and you will
have to pay for ALL repairs.

 Candles and any other source of naked flame are banned in the interest of safety.

We hope you appreciate that such policies are in place to ensure your safety as much as possible. We do not want to
be too stringent about your living conditions, or reduce your enjoyment of student life. Following this simple code
should lead to a more pleasant stay for everyone.

Parties- Parties must have the sanction of the Management Team you can collect a party application form from the
security office. In the interests of residents any parties or similar gatherings must have a named organiser and may
only take place on a Friday or Saturday evening (with the exception of examination periods)

The organiser must provide proof that the consent of neighbouring residents has been obtained before permission will
be granted. The named organiser will be held responsible for any damage or disturbance caused by the party.
Depending on the size of the party (10 is the limit) will depend on whether it will be allowed to take place or not, costs to
cover extra security coverage may be made and charged in advance.

There are no reasons why parties will not be allowed to take place, unless however you have shown, by prior
gatherings disrespect to your neighbours, Fiveways Hall staff and your flat. We have found that inviting your
surrounding neighbours has kept relationships healthy.

The security staff will stop parties held without permission. If so ALL your visitors must leave the premises.
GENERAL INFORMATION

Right of Access - Fiveways Hall reserves the right to have its staff and properly authorised personnel enter any part of
the property to carry out their day-to-day duties and attend to any maintenance issues. Where possible adequate
notice will be given.

YOU HAVE THE RIGHT TO ASK ANYONE ENTERING YOUR FLAT TO IDENTIFY THEMSELVES.

Staff will only enter rooms and communal areas without giving written notice in the following circumstances:

 In response to a fault report


 In the case of an emergency (particularly if it felt that residents or the property is in danger)
 If activities are reported at that address which is causing disturbance or distress to other residents
 If breech of lease agreement- noise level

In each instance, attempts will be made to contact residents by telephone.

Unfortunately, maintenance visits are largely unable to be scheduled with a great degree of notice, as reports are
prioritised as they are received.

In each instance, attempts will be made to contact residents by telephone/intercom.

Damage - Residents are responsible for damage caused that is not down to wear and tear of the property and
equipment. Further details of resident’s responsibilities can be found in your tenancy agreement.
Please note that damage caused by a guest(s) of a resident will be charged to that resident.

LOCAL INFORMATION

Right, we’ve got all the boring information out of the way ( all the stuff your parents will be asking you about!!) now lets
gets down to business, where can you shop, eat, have a boogie, and get a decent beer or 2 !!!!

Nearest Supermarkets- Asda Superstore is a five-minute walk from Fiveways Hall and open 24 hours a day.
Sainsburys, Tesco and Iceland are also situated in the Town centre. All of these supermarkets are reasonably priced
and are within walking distance of Fiveways Hall. Look out for the various special offers, as they can be a lifesaver for
stretching your student loan a little further.

Shopping Centres - Wolverhampton town centre is a ten-minute walk from Fiveways Hall. There are an array of
shops including high street favourites Dixons, River Island, WH Smith, Next, Top Shop, Topman, Dorothy Perkins and
many more. Merry Hill shopping centre is a 30-minute drive from Wolverhampton.

Public Transport – Buses / Taxis / Trams - The centre of town hosts a railway station, bus and coach station and the
metro line. Each service offers services both locally and nationally, to find out more information on times and services,
visit the Information Kiosk and the Bus station. The nearest Airport is in Birmingham and is a twenty-minute train ride
away.

Local Banks – The nearest cash machine to Fiveways Hall is situated at the Asda supermarket. In Queen Square in
the centre of the town you find branches of all major banks, including Lloyds TSB, HSC, Abbey National and Natwest.

Eating Out -The centre of the city hosts many restaurants, including Italian, Thai, Chinese, Mexican, and Indian.

Student Nights / Local Clubs- There are many clubs and pubs offering students nights and various promotions. Look
out for the "social calendar" published by the student union letting you know where the best nights out are taking place.
Music and culture
Interested in art, music, film or theatre? A vibrant arts scene thrives in and around Wolverhampton.

Music to your ears?

Like music? You’ll leave Wolverhampton loving it. For starters, have a look at
what the Students’ Union regularly stages at the City Campus. Just 200 yards from the University, almost every big
name on the gig circuit regularly checks in at The Civic and Wulfrun Halls (find out more about both at
www.wolvescivic.co.uk).

A full list would almost fill this website. Start from A, end at Z. He, she or they have been here, and always come
back. Probably something to do with the great acoustics and even better atmosphere.
Talking of which, the Varsity and Little Civic offer gigs to new bands who really want to succeed, making every show
count. More restrained but no less passionate, you have classical music at nearby Weston Park (also home to the V
Festival in 2007 - see www.vfestival.com) and Shugborough Hall, as well as at The Oakengates Theatre
(www.oakengates.ws) in Telford.

For art's sake

The New Art Gallery (www.artatwalsall.org.uk) is one of Walsall’s many startling


surprises. It regularly hosts international exhibitions and has the Garman Ryan collection on permanent display with
works by Picasso and Van Gogh.

Wolverhampton Art Gallery (www.wolverhamptonart.org.uk) is opening a £6.7 million extension to the public in early
2007, and will become the permanent home to the Gallery's Pop Art Collection. One of the largest outside of London,
artists include Warhol, Blake, and Hockney.

The gallery is also to host a range of temporary touring exhibitions, bringing the best in national and international art
to Wolverhampton, starting with Pleasure Gardens, exclusively on tour from the Northern Gallery for Contemporary
Art.

A new resource centre is also opening, meaning that Wolverhampton's whole collection, (including collections of
baskets, dolls, local history, Asian artefacts, geology and much more, as well as the expected paintings and sculptures)
will be accessible for anyone to view by appointment.

Wolverhampton is home to the University’s own Arena Theatre. It’s intimate and atmospheric, a place where you can
feel the hot breath of the actors. It hosts plays and dance exhibitions from local and national companies, as well as
work by our own Dance and Drama students.

Just around the corner, the Grand Theatre (ww.grandtheatre.info) is regularly pencilled into the touring schedule of
some of the UK’s most lavish stage shows. It’s the place to go for opera, ballet and national touring productions, as
well as (behind you!) the annual pantomime.

The Oakengates Theatre at Telford gets you up close to stand-up performances by comedians such as Harry Hill,
contemporary drama and appearances from television celebrities including hypnotist Paul McKenna.
Stars in your eyes?
If you keep a regular eye on the big screen, rest assured that you’re not going to miss out in Wolverhampton. The
Cineworld complex offers 14 screens showing the latest releases and Bollywood screenings with discounts for students
when you show your NUS (National Union of Students) card.

In Walsall, you’ll find a 10-screen Showcase cinema and at Telford, a multi-screen UCI complex both offering special
rates for students. The Lighthouse Cinema (www.light-house.co.uk) in Wolverhampton shows mainstream movies, but
also offers screenings of rare and foreign films.

Ticketmaster- if you’re interested in going to 1 of the many gigs on in the city, the best route to get your tickets is
Ticketmaster. The web address is www.ticketmaster.co.uk for all your ticket requirements.
Footy – Wolverhampton Wanders. The stadium is a five-minute walk from Fiveways Hall, for those of you interested in
watching.
Plenty of choice

Your Athletic Union (see www.wolvesunion.org.uk) can let you loose on any of
30 or more sports. You don’t have to be good (although if you are, there’s professional coaching to push you that little
further). You just have to have the same sporting passion as the city.

Out and about, you’ll find a dry ski-slope and a professional ice rink in Telford and 10-pin bowling alleys there and in
Wolverhampton city centre. For less-organised sport including swimming, it may be worth investing in a leisure card
for public facilities in the region as it will save you money throughout the year.
Spectator sport

Of course, you might prefer a hot coffee and a seat on the sidelines. From
football with Wolves at the Molineux (see www.wolves.co.uk), Walsall at Bescot Stadium (www.saddlers.co.uk) or
West Brom at The Hawthorns (www.wba.co.uk), from horse racing at Dunstall Park (visit www.wolverhampton-
racecourse.co.uk) to speedway and dog racing at Monmore Green (www.monmoredogs.co.uk), the list is as long as the
Wolverhampton Marathon.

And don’t forget that a short tram ride to Birmingham gives you the National Indoor Arena - a regular World
Championship venue, Edgbaston Cricket Ground, Alexander Stadium, and the impressive homes of Aston Villa and
Birmingham City FC.

Within Fiveways Hall there are a number of Notice Boards and info dispensers letting you know what’s happening,
please help yourself to them. The local newspapers also have an Entertainment section on a Friday with loads more
info.

There are endless places to visit in Wolverhampton other than the above so make sure you get the best experience you
