History

Malad is the name of a railway station on the Mumbai suburban railway on the Western Railway railway line. It is a suburb of Mumbai. Malad, like all the western

suburbs is partitioned into two parts. East and West by the Western Railway line.

Apart from the original Maharashtrian settlers, this suburb has a considerable population of Gujaratis, South Indians, Marwaris and Punjabis. Real estate on the

west side is more expensive than the East.


Originally, much of the land was owned by East-Indian Community) families and was used primarily for agricultural purposes. Towards the 1980s many of them

sold their lands to real estate developers. One of the most prominent localities in Malad (West) is the village called Orlem (Original Marathi name - Valnai). It has a

few of the popular beaches in Mumbai noteable Marve Beach, Aksa and Erangal.

Location of Ward

The ward office is located at Malad in western suburbs of Mumbai. Its boundary extends from North Side - Goraswadi Road & Dattamandir Road, South Side -

Chincholi Bunder Road and Gen. Vaidya Marg, East Side – Kurar Village West Side – Manori – Madh.
Area and Divisions of Ward

The Ward covers an area of 19.13 square kilometres. The ward has industrial estates at N.L. Road, Katch Pada Road, Valnai, Liberty Garden in West, Jitendra

Road and Khotkuma Road in east.

The approximate population of the ward is 5,61,938 with an additional day-time floating population of 1,00,000. The Ward is under the jurisdiction of D.C.P, Zone

IX. There is a Fire Brigade Station at Malvani, Marve Road. There is a western Railway Stations at Malad and BEST bus depot at Malvani. The office of Civil

Defence located at Marve (I.N.S. Hamala). The ward comes under Malad telephone exchange.
Proposed Developments
Under the BMC development plan the proposed developments are
market, school, and Hospital.
Under the MMRDA development plan the proposed developments are
at
Malvani.

In addition, infrastructure projects (flyovers, ROB, road widening, sewer and water supply) being taken up/to be taken up in the ward include sewer connection

project at Malvani, Jankalyan Nagar.

The major private development projects (industrial / housing complex, recreational complex) in the ward are Asmita Construction, Bafihira Nagar and Raheja

Township.

Mindspace, a posh office cum residential locality has become a hub of call centres and the service industry as more business is moving towards the suburbian

Mumbai. Some major call centers in the Mindspace area are Convergys, Intelenet, 3G (3 Global Services), Sutherland, Epi Centre, JP Morgan, EDS, E-serve, E-

funds, ICICI one source, OTIS etc. Investment banks like Morgan Stanley & Merrill Lynch too have their offices in Mindspace.

Excellent infrastructure, green surroundings, good connectivity, and a


wide range of properties make the Andheri-Malad belt a popular option

The western suburbs - Andheri, Jogeshwari, Goregaon and Malad - have always been a centre of attraction , be it for its verdant patch of the Film City in

Goregaon or the mushrooming film studios in Andheri or the commercial spaces of Andheri and Malad. The advantage of these suburbs is theirconnectivity to any

part of the city through rail and roadways, and the lifestyles that they offer thanks to premium properties,

Anuj Puri of Trammell Crow Meghraj says, “Andheri, Jogeshwari , Goregaon and Malad areas are well developed with respect to roads, infrastructure, water

supply etc. With the Jogeshwari-Vikhroli Link road project, these suburbs will have easy accessibility to the eastern suburbs”
.

He continues, “Secondary business districts such as Malad are being preferred by corporates in the IT and ITES sector, who demand quality construction, larger

floor plates and lower rentals.” Properties in secondary business districts, he adds, meet all these requirements and have the advantage of proximity to residential

areas. Premium properties are greatly in demand, with buyers looking for spacious interiors, and amenities that offer luxurious lifestyles. Also, the quality being

offered in these locations plays a major role in attracting high net worth
individuals.

The entry of several leading developers who have invested in this belt has led to the changing profile of these suburbs. Among the prominent developers who offer

premium homes with excellent amenities are Keystone Group (Rustomjee), Royal Palms Pvt. Ltd, Gundecha

Builders, Evershine Builders, K. Raheja Constructions, K. Raheja Corp, K. Raheja Universal, Mayfair Housing , Kalpataru Constructions, Akruti Nirman Ltd,

B.Raheja Builders, R.N.A Builders (AA), Lokhandwala Constructions, Dynamix Group, Oberoi Constructions , Sheth Builders, ACME group, Atul Builders, Mittal

Builders, Bhoomi Group, Mahindra Gesco, and Wadhwa Developers (Vijay Associates).

Kaizad Hateria, G.M - Sales and Marketing, Keystone Group (Rustomjee ) opines, “An excellent location , the surrounding captive catchment area, a ready market

of buyers, and availability of organised shopping under one roof are among the reasons why the suburb is gaining popularity .He adds, “The population has

considerably increased in size and density . New malls and residential projects in surrounding areas are fuelling this growth” .

Keystone Group (Rustomjee) have launched their Rustomjee Adarsh Excellency and Rustomjee Riveria and Rustomjee’s O-zone project. The O-zone project at

Goregaon (W) offers 2 BHK (1,045 sq. ft), 2 ½ BHK (1,260 sq. ft), 3 BHK (1,480 sq. ft) with amenities like a clubhouse, jogging track, amphitheatre, gazebo, and a

children’s safe play zone. Rustomjee Adarsh Excellency at Malad (W) offers 2 BHK (1,130 sq. ft), 3 BHK (1,485 sq. ft) with amenities like a health club with

Rustomjee Riveria ‘D’ wing is their other project at Malad west, which offers 2 BHK (1,005 sq. ft), 3 BHK (1,330 sq. ft) with amenities like a clubhouse with gym

and indoor games court, swimming pool and landscaped garden. Eric Fernandes is a resident of Evershine Nagar at Malad West. After having lived in Andheri for

several years, the family moved to Malad. He says, “When we shifted here, Malad was a marshy area, but now, it is synonymous with swanky malls and as a hub

for call centres. Moreover, it offers better educational facilities with improving infrastructure.”

What once was a quiet suburbun area to stay with in reasonable prices has become most crowded guess what it is all thanks to the malls and the theatre and at

least 25.00Lacs sq.ft of commercial space rented out to MNCs like JP Morgan, Morgan Stanley, IBM, E Serve, Toyota, Orange, BPL etc. Most of the young 20+

out of the colleges


are doing fresher jobs in call centres and having to taste the american and the english accents. This area has seen the quickest climb in the real estate prices.
