CHAPTER I

PROBLEM AND SCOPE

BACKGROUND OF THE STUDY

Bayugan is a town in the province of Agusan del Sur, Philippines which is

found in Mindanao, and so called “The Land of Promise”. According to them that the

name Bayugan came from the tree called “bayug” because it is the place where the

bayug tree grew abundantly.

And so, with the help of the barangay officials before which is led by late

Sergio Mullaneda, they worked out the creation of Bayugan into a regular municipality

with the assistance of Governor Democrito O. Plaza, who was then a governor of

Agusan del Sur at that time and it was granted on August 6, 1961, that is why we are

always celebrating the “Araw of Bayugan” every 6th day of August.

Bayugan is one of the 14 municipalities of Agusan del Sur, and as of 2007

census/survey, it has 95,032 number of population with 43 barangays based on the

survey of planning department.

Many years passed through when Bayugan became a city, the time came

that this place lost its cityhood because this said city did not meet/pass the complete

requirements for cityhood. More than a year later, the “League of 16 cities” including

Bayugan was effectively restored. And now it is proudly called Bayugan City which is

now trying to develop more and more. It is now headed by our newly elected Mayor Kim

Lope A. Asis with his Vice Governor Charles Anggayong.

As Bayugan known as a city and as the population increases, it is good

and it’s needed to have a big establishments like a “mall”. Because establishing a mall

can help to minimize the unemployed people because mall can provide employments to

hundreds of people who are unemployed. And of course, if the researcher will put a

mall here in the city of Bayugan, she will be able to help our governments funding

because she will pay a higher taxes. Because as we all know that the bigger the

establishment is, the higher the taxes will be paid because your taxes payments is

based on your calculated income.

So now, the researcher is planning to establish a mall here because

another reason is, it is really a good and a nice establishment because mall is a one-

stop place where almost everything you need is there and it is also a place which offers

a lot and where the collections of shops are all there, from foods to clothes, to souvenirs

whether local and imported, lots of books, accessories and a lot more. It is also a place

that cater to your different tastes in what you want to buy and bring home with you.

Mall is not merely about buying something because there is a place where

you enjoy a lot and relax while watching movies and you can also socialize with peers

and friends. There is also a game place for kids, that is why it is a crime-free

environment, so the Bayuganon parents will be more relax if they know that their

beloved children are at the mall

Actually, it is not only for teenagers who became addicted and love going

to mall. Virtually, people of all ages and gender became addicted, from seniors to

babies, from adults to kids, from teens to married and also from the poor and rich

people or the so called people from different walks of life. It is not only for the

Bayuganon people but this mall is also for the people who are not a resident of

Bayugan, who came from different municipalities and cities. Everybody is welcome

here.

Consumers wanted a better shopping experience. No matter what you are

looking for, the researcher is very sure that you will be able to find something good at

Square Zone Mall of Bayugan, and this will be located soon at Narra Avenue, Poblacion

Bayugan City where the school before of SOUTHEASTERN AGUSAN COLLEGES

• Marketing Aspects

a. Services – the services of this mall is really good and the employees there

are ready to serve you respectfully and you can approach them easily.

And also the goods and products there which they offers to the customers

has a good quality and variety. Some rentable spaces in this mall are also

affordable so the tenants can surely gain a profit.

b. Demand Analysis – this mall is demandable because as what the

researcher observed, people of Bayugan wants a place where they can

find almost of the thing they want with a nice ambiance. And there is no

other big establishment in this place except the Central Warehouse which

only have one-storey building.

c. Pricing – the price of goods sold in the grocery area of the mall is very

comparative because it is more less than the others, it is made so

customers can afford to buy. And also the rentable spaces in this mall is

in low amount.

d. Promotion and Advertisements – The researcher engage to advertise or

broadcast the mall and put it into print ads for details in order that there

are many people will become possible aware of what the mall offers.

They can also visit the website at www.squarezonemall.com.ph. So

Through this one, this mall will become known not only in the city of

a. Project Location – This mall is located along the highway at Narra

Avenue, Poblacion Bayugan City. The location of the project is

strategically located in terms of transportation and it is accessible to the

customers. It is also near the school of AGUSAN DEL SUR COLLEGE,

where one of the customers are the students and teachers.

b. Facilities and Equipment – the facilities and equipment of this mall are

highly-quality to be able that the employees, customers and tenants will

feel comfortable and it is provide customer’s convenience. It provides

whether protection, it has an atmosphere created for shopping comfort, it

also had a mall security, fire and police protection, sanitation and utility

supply and most especially it has an adequate number of restrooms and

of course a good exterior lightning to attract shoppers.

c. Safety Measures – safety measures are very much important in the mall in

order that the employees can remain motivated if they feel safe at their

workplace. It is not just for the good of the employees, but the safety

measures of this mall are also available to all the customers, properties

and the environment, so everybody will be protected against danger.

• FINANCIAL ASPECTS

a. Sources of Funds – Funds is one of the very important thing in

establishing a business, so the researcher gets her own savings to use as

a capital for the said business.

b. Financial Statements – it is a form of record of the financial activities of

this mall. It included income statement, balance sheet and cash flows.

c. Financial Analysis – making this financial analysis, we will know if this

business is profitable and it is the basis of making decisions.

• MANAGEMENT ASPECTS

a. Staffing – they organize the employees of this employees of what

department and unit they belong. They also controls the run and the flow

of this business.

b. Organizational Structure – it can help you to clearly defined who are those

personnel in the mall and what is there responsibilities. It also helps you to

determine who are those employees which is guided and support by the

management.

c. Functions and Duties – the functions and duties of the employees are

assigned by the management based on their knowledge and level. They

are perfectly well – trained and undergo orientation for them to be

disciplined and aware of their duties and responsibilities.

d. Salaries and Benefits – The salaries of the employees in the mall are

issued by the management which is appropriate and exactly given based

on the position they have. They also give some contribution to the

employee’s SSS and PhilHealth as their benefits.

• Socio – Economic Contribution

a. Employment – through this mall the researcher can give jobs to the people

and she can help to support their financial and needs through the salaries

and benefits that was given to them.

b. Social Benefits – this mall can give a place for the people where they can

buy their needs, and a place where they can enjoy, relax and can spend

time together with their loved ones. It can also give attraction to the city of

Bayugan.

c. Government Revenues – this mall can contribute to the government by

paying the taxes and other government fees.

SIGNIFICANCE OF THE SUDY

In establishing a mall here in Bayugan City, it can give benefits to the

people in certain community by providing them a new environment. It can also give

jobs to the people and it can also help the government by paying taxes.

SCOPE AND LIMITATION OF THE STUDY

The establishment of Square Zone Mall CY 2010-2011 is located at Narra

Avenue, Poblacion Bayugan City. This place is in need of more establishment that

everybody can avail even the people of the neighboring city of Bayugan. The primary

sources of data are through survey by giving a survey questionnaire.

guide for the building of something useful.

i. lease – contract for the letting or property for rent.

j. scope – aim, intention.

k. tenants – one who occupies a place or space.

RESEARCH METHODOLOGY

RESEARCH METHODOLOGY

2 methods used during the research:

• guided interview analysis

- the researcher used her survey questionnaire to do the survey and

have a personal interview to her prospect clients.

• descriptive interview analysis

Different aspects of the study:

a. Marketing Aspects – under this aspects are services, demand analysis,

pricing of goods and spaces, promotion and advertisement. In this aspect,

it contributes greatly to the success of organization because it is one way

of encouraging sales from the buying public.

b. Technical Aspects – this aspect is one of the important aspect in doing a

proposed study because it responds to the technicalities in which this will

provide protection for everybody, to the employees and also to the

customers. This include the list of project location, facilities and equipment

and safety measures.

c. Financial Aspects – this aspect includes the sources of funds, financial

statements and the financial analysis. With regards to this aspect, the

money is one of the biggest factor that determines the success of your

business. And actually, the whole purpose of such business is all about

finance and how to deal with it.

d. Management Aspects – this includes staffing, organizational structure,

functions and duties and the salaries and benefits. This aspect is the

process of overseeing and controlling a business or organization and also

the people therein. This will also specifying the vision and mission of the

firm and implementing objectives and policies of the business.

e. Socio–Economic Contribution – under the list of this aspects are

employment, social benefits and the government revenues. This aspect

determines of the things and the benefits that they contribute to the people

around and also to the government.

RESEARCH ENVIRONMENT

Bayugan City is considered as a newly born city, it is the place where the

business will be established. This city is now headed by our newly elected Mayor Kim

Lope Asis and Vice Mayor Charles Anggayong.

This place is now started to improve and develop more. As we can see

there are some improvements in our city such as the plaza, newly constructed

highways, street lights and the very beautiful city gymnasium with fully air-conditioned.

And now, our city hall is still in process, these are the proofs that the officials here are

doing their responsibilities well.

Based on the survey, that the population in our city will be increasing

every year and the demand of the people will also be increasing. And so, having a mall

here in our city is really a great deal. It can help our governments to have an additional

fundings and income from the taxes that will be paid to them.

This mall will become one of the attractions in our city and because of

these, many people from other places and municipalities will come to visit Bayugan City.

SAMPLING PROCEDURE

I choose the people of Bayugan City as my respondents because it is the

place wherein my business will be established. The respondents choose their answers

through the multiple choices written on the survey questionnaire but, they must have to

think on what is their favorable answers. My respondents are divided into the different

ages, from 10-60 years old. Some of them are working, owning a business, other are

unemployed and the rest are students with different year level.

DATA COLLECTION PROCEDURE

In order to gather informations, the researcher went to the different areas

in Bayugan City to meet a people as her prospect clients with different works, ages and

level of life. She gave each of them a survey questionnaire contains 15 questions

regarding her establishment which is a mall. The researcher also asked other people to

gather an additional information to formulate this data.

RESEARCH INSTRUMENT

The researcher makes 15 questions with 50 copies and she distributed

these to the 50 respondents living in Bayugan City. After the 50 copies completed, she

used to tally all of the answer using the columnar sheets. She also makes some

research through the internet and find the meaning of the unfamiliar words using the

dictionary.

QUANTITATIVE TECHNIQUE USED

1. PROFIT RATIO

- Net profit after taxes divided by sales for a given 12- month

period, expressed as a percentage.

2. RETURN ON TOTAL ASSESTS

- it is a ratio that measures a company’s earnings before

interest and taxes against its total net effectively a company is using its assets to

generate earnings before contractual obligations must be paid.

3. PAYBACK PERIOD

- it refers to the period of times required for return on an

investment to repay the sum of the original investment. The payback period is

considered a method of analysis with serious limitations and qualifications for its use. It

also refers to the length of time required to cover the cost of an investment.

PRESENTATION, ANALYSIS AND INTERPRETATION OF DATA

1. WHAT IS THE MARKETING FEASIBILITY OF:

1.a. Services – Square Zone Mall of Bayugan City, offers a different kinds of

services to cater the taste of the customers and the people will encourage to buy.

Having many services will give more enjoyable to the shoppers/customers.

Tenants of different areas in the mall have their own strategies on encouraging

their customers by offering services.

Square Zone Mall had the following:

• Grocery ( owned by the Square Zone Mall )

- In this area, it sells a different kinds of foods, beverages and many

more. There, you can find the things that you need in everyday

living.

They offer:

Offering a wide variety of foods.

Sell an array of different foods from local to imported.

They also offers by 1 take 1.

They sell with a high quality of foods.

They sell with an affordable price of foods.

They have a good human relation.

The employees are very approachable.

• Department Store – specializes in selling a wide range of products and

cater to the needs and roles of all special classes. In this area, it displays

the things such as RTW, accessories and etc.

• Cinema / Movie Theater – commercial operations catering to the general

public, who attend by purchasing a ticket. The movie is projected with a

movie projector onto a large projection screen at the front of the

auditorium.

• School and Office Supplies – in this area, there are tons of office and

school supplies out there for you to choose from including items such as

pencils, markers to folders and many more. You can find all of the supplies

you need.

• Fast foods – in this mall, there are different kinds of fast foods rented

there. Fast food is actually kind of a restaurant that could serve very

quickly and always prepared and good for those people who are on the go

or need something to eat quickly. These fast foods serves different kinds

of a foods from teens, adults to kids.

• Bookstore – selling of different kinds of a books for all ages.

• Instrument Area – where you can find a different kinds of instruments fit to

your talent. The owner / tenant of these area offers a high quality of

instruments.

• Arcade – a game place for everybody which is a coin operated machine.

• Toys Store – this area sell a wide range of a toys and offers a latest kinds

of a toys. This is the favorite area of almost of the children.

• Any other rentable spaces

1.b. Demand Analysis – in this analysis, we can identify the sales generated by a good

or service and determine the reasons for its success and failures and how it sales

performance can be improved. It shows the population of urban and rural of different

barangays in Bayugan City and shows the competitors of Square Zone Mall.

open for everybody. Businessmen and businesswomen living in this barangay can also

rent some spaces in the mall.

1.c. Pricing - The products and goods sold in this mall especially in the grocery area

are in very low prices than the competitors of Square Zone Mall in order that all

Bayuganons can afford to buy for their daily needs. Some other areas which already

provided by the Square Zone Mall to be rented are also affordable for the tenants.

in. Advertising of our mall are used to attract attention of prospective customers to a

more the customers can have. Where in fact, advertising is part of the overall marketing

strategy of a business.

- Before the construction of this building finished, we gave flyers and

brochures especially to those businessmen and businesswomen and contact them for

them to encourage to put their business in the mall by renting the space.

- Square Zone Mall also engage in advertising through television as a very

popular platform for advertising. In which, it covers nearly all kind of audience and of all

going to rent some of the spaces provided by the mall.

2. WHAT IS THE TECHNICAL FEASIBILITY OF:

2.a. Project Location – The area before of Southeastern Agusan Colleges was

bought by Genalou Fe A. Cerona to Mrs. Enrica Gaballo Cortez, which has a land area

of 1 hectare equivalent to 10,000 square meter. This land was already inspected by the

Occular Inspection. This is now the area of Square Zone Mall which is located at Narra

Avenue, Poblacion, Bayugan City. The location of the mall is highly chosen in terms of

transportation, accessible to the customers, near to the busy area and it is just along the

highway wherein the vehicles are always passing through.

2.b. Facilities and Equipment – Square Zone Mall have facilities and equipment which

have a high quality. It aims helping employees attract and retain good employees by

providing an excellent working environment. The facilities and equipment in this mall are

also chosen in providing the customers and tenants convenience.

will be protected against dangers, harms and emergencies.

based on the position that they have and enough monthly contribute to their

Summary findings of conclusion, the primary concern of the study is to

determine the feasibility of establishing the Square Zone Mall in Bayugan City.

The marketing aspects shows the suitability of the property for the profitable

development. It has a services which most of the people needed and looking for. It also

determines that there will be a lot of people become aware because this mall engage in

different ways of advertising and it also shows that there is a potential market share,

pricing range, development strategy and sales strategy.

The technical aspects shows that the mall uses a high – quality of facilities and

equipment and safety measures to provide customer’s convenience. Wherein, the

location of the project is highly accessible to the customers.

The financial aspects is financially feasible because the potential revenues of

the proposed project can cover all of the costs, from the construction costs to the

operating costs. It also shows that this business can recover the profit within three

years.

In the management aspects, it shows that the employees are very much

capable in their position to manage and to work within the organization. They also have

exact monthly salary and contribution to their benefits. Without them, it cannot be a

successful one.

The socio – economic contribution determines that this mall can give benefits

to everybody, from the people to the community as well as to government. Such

benefits are by reducing the number of the unemployed people and by giving any

contribution to the government.

RECOMMENDATION

Therefore, this mall is highly feasible and need to establish and develop

immediately in the said area.
