Bay Harbor Gardens
* Scope: 30,000 S.F. 11 units low-rise luxury condominium. (Un-built, building p
ermit granted)
* Responsible for obtaining the approval of the projectas design and scope from
the cityas board of planning and the community.
Grove Club Condominium
* Scope: 36,200 S.F. 20 units low-rise luxury condominium.
* Responsible for successfully adapting the projectas original scope, 60 executi
ve suites condo-hotel, to its new one, while keeping the facades that were appro
ved by the cityas board of architects.
Khourias Residence
* Scope: 9,300 average S.F. single family home. (Joint venture with foreign arc
hitect)
* Responsible for successfully adapting the projectas design to comply with the
local zoning and building regulations, provided construction supervision, and re
sponsible of project changes on site required due to its complexity.
Airport Travel Inn
* Scope: 14,800 S.F. 24 suites hotel.
* Managed along with the senior architect the design development of the project
to fulfill site limitations and comply with the owneras desired unitas density.
Responsible for the projectas building permit approval despite of siteas locatio
n in a zone of conditional use.
Super-Warehouses
* Scope: 50,000 S.F. warehouse building. (Un-built)
* Provided value engineer to project owners by suggesting a tilt-up wall structu
re instead of the typical concrete framed construction, allowing the shortening
of the construction schedule and a better finished building.
Villaverde Shopping Center
* Scope: 9,800 S.F. strip mall.
* Responsible for successfully adapting the design of the project to meet the re
quirements of a banking branch that would occupy part of it.
The Key Colony Plaza
* Scope: 31,500 S.F. retail and office center.
* Managed along with the senior architect the design development of the project
throughout all phases, coordinated the production of the construction documents,
and provided construction supervision. Responsible for adapting the projectas d
esign to meet the requirements of leased tenants.
Key Biscayne Professional Building
* Scope: 15,000 S.F. interior offices built-up.
* Responsible for providing solutions that allowed adapting an old building to c
omply with current regulations of the life safety code.
Palmer Clinic
* Scope: 5,000 S.F. interior doctoras office built-up.
* Responsible for providing solutions that allowed the installation of large and
