SAMPLING OF PROJECTS:
LARGE-SCALE HIGH DENSITY RESIDENTIAL and MIXED-USE PROJECTS:
5500 Miracle Mile- for Legacy Partners, on Wilshire Blvd. in Los Angeles 163 con
dominium units (Type III) five-story (type III) over three-story (type I) retai
l and parking structure, nearly covers the entire city block. The Art-Deco line
s and detailing are in context with the Wilshire Miracle Mile District. Project
Manager: from design development drawings (after providing an extensive QA Revi
ew), processing through city agencies, and through completion of construction do
cuments, permits. Legacy requested construction budget to be reduced, due to mar
ket decline. Coordination with the development team, contractors, consultants,
and City of L.A. departments, my team resolved a multitude of value engineering
/budget issues, and significant refinements to the drawings and Specifications.
Construction Administration Manager: Project also had a tight construction sch
edule. Construction work was temporarily stopped (due to the economy crisis), I
left TCA due to necessary staff reductions. Since then, work has resumed and t
he project is nearing completion.
Waterstone - for Legacy Partners, in Playa Vista, CA: 116 condominium units, fo
ur-story (TypeV-1 hr.), over two stories (Type I) of parking garage, on 1.46 acr
es. Project Manager: (with 3 prod. staff) from design development phase and con
tinued throughout construction administration.
City Lights Apartments- for Shea Properties, in Aliso Viejo, CA: 795 apartment
units, high-density, wrap complex with recreational and management facilities, a
ll on a 12 acre site. It was A.O.'s first large-scale very high-density apartme
nt project. Project Manager (from design development phase) troubleshooting an
d resolving design and compliance issues with County officials, and through comp
letion of construction documents. The size of my production staff varied, as per
demand required. Construction Administration. The project was awarded SCAA GEM
M Award, Developer of the Year. This project paved the way for A.O. being commi
ssioned to design other similar type projects.
Chapman Avenue Apartments -for The Morgan Group in Fullerton, CA: 183-units, 4-
story, high density, apartment complex over a 2-level podium parking structure/r
etail. Project involved significant coordination with the City's Urban Redevelo
pment Dept. to maintain ground level public parking. Project Architect: from d
esign development phase, and up through completion of C of O. I initiated my wo
rk, just prior to final submittal to City Planning approval, by redesigning and
maximizing parking efficiency, resolving mechanical ventilation systems, and oth
er design elements.
Chauncey Ranch Apartments - for Archstone Communities, Maricopa County, Arizona:
497-units, 3-story apartment complex (garden-style buildings), on a 20-acre vi
rgin desert site. Project Manager: I handled the project from design developmen
t, construction documents, and up through construction administration phase.
Monica Palms Condominiums - for Barnett Development, Inc., in Santa Monica, Cali
fornia: 8-unit, 3-story + lofts on a 100'x100' corner lot, over a subterranean
parking garage. Design of an unusual and complex design solution. Each unit oc
cupies only two floors. Project Architect: I provided all architectural service
s, processed entitlements, managed a production team, coordination of consultant
s, from conceptual design up through construction administration. Significant i
ssue: It is a very rare occasion, when a proposed project is presented to Santa
Monica and passes the City Council hearing at the first hearing. City Council f
elt that the design was a cleaver solution for the small site.

SMALL-SCALE RESIDENTIAL PROJECTS:


Acosta Residence: Manhattan Beach, CA: 3-story, 5-level split, 2600 sq. ft. cu
stom single-family home on a narrow 2000 sq. ft. corner pie shaped lot along a w
alk street. Husband and wife had very different goals in mind. Project Archite
ct: I provided complete architectural services. Solution happily solved all the
ir goals. I also assisted the Owner, who chose to act as Owner/Builder, through
out the construction process.
2604 Hermosa Avenue: Hermosa Beach, CA: for a Single-family residence over a s
mall retail space. Project Architect: Project started out as a second story rem
odel to a California bungalow home located on a commercially zoned lot. Existin
g home had numerous pre-existing legal non-conforming conditions. Variances wer
e rejected. Next, the adjacent restaurant caught on fire, which led to their ho
use being totally destroyed. The C-2 zoning prohibited house to be replaced. I
found an old long-overlooked ordinance that allowed for a residence to be built
over a store. Result: Designed a 2000 sq. ft. residence over 700 sq. ft. of co
mmercial space and seven parking spaces. The project received a design award f
rom the City of Hermosa Beach for Creative Land Use. .
COMMERCIAL AND INDUSTRIAL PROJECTS:
Raytheon NAMS Program Relocation: Relocation of a complex, hi-tech, classified,
submarine surveillance program team. A 135-man program was to be moved from th
eir Fullerton, CA. facility to an existing facility in Portsmouth, RI. Project
Architect for preparation of as-built conditions at both sites and tenant improv
ement, coordination of technical consultants and facility managers, and preparat
ion of preliminary and final construction documents. I also assisted Raytheon'
s liaison with a complex program development, while not breaking security for th
is very security-sensitive project.
Raytheon, Fullerton Facility, CA: Project Manager for Code compliance assessmen
t of life-safety issues of the existing buildings, after multiple renovations ha
d been made, but not inspected (due to high-security issues). I provided investi
gation, measurements, as-built drawings, conceptual design studies, and coordina
tion with the building dept. I also assisted with Raytheon's updating of their
master T.I. specifications.
Western Federal Credit Union, El Segundo, CA: Project Architect for ongoing exte
rior and interior tenant improvements to facility, were made while office was in
operation. I designed tenant improvements and prepared construction documents.
Union Headquarters Office, Los Angeles, CA: Renovation /Conversion of a 2-story
+ full basement of a brick mortuary building (1930's) into a union headquarters
. Project Manager for preparation of as-built drawings. Designed improvements
and prepared construction documents, including seismic retrofit within structure
.
The Purple Rose Restaurant, Redondo Beach, CA: 2-story commercial building, ove
r a 2-level subterranean parking garage. Building has a ground floor restaurant
and second floor office suites. Project is on a tight corner lot. Project Arch
itect: I provided architectural services, from initial design concepts through
C of O.
McNeill Office Building, Redondo Beach, CA: 2-story office building over tuck-un
der parking on a steep site. Project Architect: I provided architectural servi
ces, design through construction admin. The project received a design award fro
m the City.
Baratucci Custom Boat Builders, Wilmington, CA: Project Architect from design t
hrough construction documents of 1-story masonry manufacturing/ warehouse buildi
ng.

CONSTRUCTION ADMINISTRATION SERVICES ONLY:


Fire Station #6 - City of Corona: New facility. Contract was awarded to lowest
qualified bidder. The contractor constantly tried to delayed the schedule, most
of submittals were unqualified, did not inspect the work of his subcontractors,
and used unqualified / under-skilled labor. Construction administration require
d diligent site observation and detailed observation reports. I also acted as a
quasi Mediator to resolve their disputes.
Chyten Residence: Luxury custom home in Malibu CA: My work initiated after the
Owner had experienced two years of continuous construction delays, due to Contra
ctor disputes and errors/omissions from the Design Architect. I prepared constr
uction observation reports, documented substandard construction. I also acted a
s a quasi Mediator between these very strong-willed and ego sensitive individual
s resolving disputes, drawing omissions, and kept the project moving forward. I
assisted the Design Architect with revisions to improperly drawn details and sp
ecifications.
Irvine Company Apartment Complexes - Enclave, Esperanza, and Palmeras - Large a
partment complexes in the Orange County area of CA: Services included progress
meetings, site observations, detailed observation reports, and on/off-site detai
ls to resolve technical complications.

CONSTRUCTION DEFECT PROJECTS:


Oak Pointe Condominiums, Sherman Oaks, CA: 296-unit condominium development, bu
ilt in to early 1970's. Project has combination of townhouse-type units and fla
ts over a 1-story podium-parking garage. Buildings suffered significant structu
ral and architectural damage from 1994 Northridge earthquake. Project Manager:
I was in charge of conducting and preparation of the damage assessment reports f
or Federal loan assistance & the H.O.A's insurance settlement. I developed a c
oding system to indicate the type of material, nature and extent of damages. Fro
m our destructive investigation findings, what was initially scheduled as six-mo
nth project turned into a two-year project, due to findings of extensive substan
dard construction. Managed the production of the construction documents, includ
ing specifications. Participated in presentations to the Oak Pointe Homeowner A
ssociation. I provided on-site Construction Administration. I developed many ne
w details for the seismic retrofit and remedial work (due to substandard constru
ction conditions). I also assisted with other seismic-rehabilitation projects i
n the office that were underway at that time, as a Technical Advisor.
Ocean Front Town homes, Venice, CA: Investigation of a 10-Unit beachfront high-
end condominiums, 3-story buildings, one with a basement (with pool), built in t
he 1980's. The buildings had serious water intrusion issues due to lack of prop
er flashing/ waterproofing above and below grade, along with other non-code comp
liant issues. Project Manager: I assisted Mark Savel and assisted the forensic
consulting team (as their primary contact person). I provided the coordination t
o access with owner-occupied units. I prepared as-built drawings, documented an
d coded the damages and construction defects. I assembled and coordinated the sp
ecialized forensic teams. I scheduled and assisted in the destructive investiga
tion on-site, documentation of the destructive testing, collected and inventorie
d samples, photographed the site investigations, recorded findings, and assisted
in the preparation of the litigation report. We prepared construction docume
nts for the remedial work required.
The Brentwood Condominiums, Brentwood, CA: for an existing 4-stories of 96 luxu
ry condominiums, built over a 2-level concrete parking garage. Project Manager
: I assisted Mark Savel and coordinated our forensic team of consultants with s
ite access, and documentation coordination to occupied units. I assisted with th
e documenting of destructive testing, sample collection, photography, record f
indings, and assisted in the preparation of the litigation report.
